"NOTICE OF NEIGHBOURHOOD INFORMATION MEETING

You are invited to attend a Neighbourhood Information Meeting regarding a mixed-use redevelopment that is being proposed for lands located at the south-east corner of Upper James Street and Stone Church Road. The details of the Meeting are as follows:

WHEN: Thursday April 28th, 2011
TIME: 7:00 to 9:00 pm
WHERE: Barton Stone Church, 21 Stone Church Road West

The purpose of the meeting is for the project team to provide information to the neighbourhood regarding the proposal and to obtain feedback that will assist in the further refinement of the project. The developers, land use planner, and the project architect will be in attendance, we intend to make a brief presentation and follow with a question and answer session to address questions or comments from neighbouring residents.

The lands subject to the redevelopment include 1375 Upper James and 16 -48 Stone Church Road East. The preliminary development concept is a grade level podium that will accommodate a range of commercial uses and two towers intended residential condominium dwelling units. Townhouses are proposed along the easterly limit as a transitional form of development. Parking demands will be met through a combination of underground and surface parking.

I too wish it was going to downtown instead. At least it is on the A-line (for what it is worth).



From map.hamilton.ca Quite a few properties were snapped up in the building footprint.

Two 30 floor buildings at Upper James and Stone Church?
I highly doubt that will happen. Lucky if we get one 10 floor building there.
But if they are built, I will be able to see them a lot since I only live a few minutes from that location.

I hope this application, if successful, coincides with A-line rapid transit, or at least includes a grocery store as part of its podium retail. Otherwise, it's more or less a textbook case of "vertical sprawl." In fact, I wouldn't be at all surprised if the application is approved on the basis that it provides a guaranteed influx of freeway users for the city's otherwise underused ring-road network, and perhaps a captive customer base for the big-box chains that are destined to spring up on the so-called "airport" employment lands to the south. The whole prospect has something of a Mississauga ring to it.

You have obviously not driven on it. It should have been built to 6 lanes and it is at the capacity it should have been in 10 more years.

You obviously don't get around this city very much. That area is already built up and probably has more concentrated commercial activity than any other part of the city. A couple of years ago the city put a halt to issuing anymore commercial permits in that area. They don't need another grocery store in the area either, there's a huge Fortino's within walking distance.

In order to build this developement they will be demolishing a number homes that have been there for 50 or 60 years. This is not a sprawl developement. If anything it's infill. All of the chains are already located in the area. It is also one of the busiest intersections in the city. I hate driving in that area anytime during daylight hours.

That's pretty awesome but the location kinda sucks. Still hope it happens though. It would be nice.

That location is like here in Ottawa, random skyscrapers all over the place.

Looks nice, hope it gets built, too bad it's not in the lower city.

Thats a bonus, an out of town developer, and not one of the fly by night ones from this city.

Lets hope, they don't get discouraged by all the nonsense they will have to endure dealing with city hall. On the other hand this is also a chance for city hall to show that this city is open for business., hopefully they won't screw it up. We need more developements like this.

I hope they can get this through with less parking spaces per unit as required by the new A-line zoning. More density, less parking and built to the street is exactly what this area needs if the A-line is to be successful. Unfortunately it takes a while for new zoning to become reality, and all the while more crap is being built.
