Project: UT Research Campus

The University of Texas System announced on Nov. 5 a comprehensive strategic plan full of "quantum leaps," including a major expansion in Houston.

One day earlier, the system’s board of regents approved the acquisition of more than 300 acres off Buffalo Point, about 3.5 miles from the Texas Medical Center.

“This will not be a University of Texas at Houston. Rather, it will be an ‘intellectual hub’ for UT — an opportunity for all our campuses to take advantage of the Houston professionals in the fields of medicine, energy, engineering, business, aerospace, health care and the arts,”.

Early next year, McRaven will convene a task force of civic leaders, legislators, academic and health presidents, faculty, students and regents, along with other constituents, to begin the planning process for the property.

Canadian developer Great Gulf Homes’ planned Turtle Creek apartment tower isn’t trying to compete with other new rental projects in central Dallas.

With only 50 units, the 13-story building at Fairmount Street and Turtle Creek Boulevard is chasing a small niche of North Texas luxury housing market.

Great Gulf’s Oak Lawn tower is one of more than two dozen high-rise residential buildings already under construction or planned to start in the Dallas area.

“We are adding 30 or 35 high-rise towers in the Dallas urban core,” said Greg Willett, vice president of apartment analyst MPF Research. “We’ve never seen as much construction as this.

^^ That's an insane amount of construction coming...Downtown, Uptown, and a lot of other areas around these two are going to see a lot of transformation.

Project: 4600 Post Oak Place

An affiliate associated with BMS Management and Woodbranch Investments acquired 4600 Post Oak Place early this year for an undisclosed amount.

The inner-loop site between Post Oak Boulevard and San Felipe houses a three-story office building constructed in the 1970s. The property is in an area rife with new development, including a Gables apartment complex and an office building under development for Amegy Bank.

A new building could be residential or office, but there are no immediate development plans.

Project: Baylor St. Luke's Medical Center Expansion

The Baylor College of Medicine and CHI St. Luke's Health plan to break ground on the next phase of their McNair Campus in early 2016.

The next phase of the campus will feature a second patient tower that will house 420 beds, and a medical office building. The patient tower is expected to begin construction in January, and the medical office building will begin in the fall. The projects are expected to be completed by 2019, according to a statement.

Construction on the office project would start next year at Singleton Boulevard and Gulden Lane, according to marketing material for the building.

West Dallas Investments – the company owned by Dallas businessman Phil Romano, Butch McGregor and Stuart Fitts – has hired Holliday Fenoglio Flower L.P. to find a developer or investors for the planned office project.

I saw that one. Horrible idea and an ugly building. I think that the location is great, but much more could be done there - specifically with pedestrian access (to the bridge) and building up an urban neighborhood rather than something that looks more at home on a freeway access road.

The property in question is known as Block 71 and is bordered by West Seventh, Colorado, West Sixth and Lavaca streets. Its total size is 1.6 acres.

Developers are being asked to include their vision for the property as part of UT’s request for qualification process. The RFQ will need a basic outline of the concept with ideas, which could include a mix of residential, offices and retail, along with background on the submitting company’s history of commercial and development projects that show they would be able to follow through.

Trammell Crow Residential working on Uptown high-rise
