Proposal Would Upzone Parts Of Overtown To Allow Higher Density Development

The Omni CRA hosted a meeting yesterday with area residents to discuss a proposal that would upzone parts Overtown.
According to documents presented at the meeting, A joint application between the City of Miami and Omni CRA would change zoning in the area from T3-0 to T4-L.
If approved, it could more than double the allowable density. T3 permits 9 to 18 units per acre, while T4 allows up to 36 units per acre.

Project: Gateway at Wynwood (2916 North Miami Avenue)

Miami’s Wynwood Arts District could soon become a significant office market as a third major spec project — this one the largest yet — was proposed there.
The Urban Design Review Board will consider plans for the Gateway at Wynwood on March 15. The 12-story, 464,700-square-foot building was proposed by 2994 NMA Gateway Properties LLC, an affiliate of New York-based R&B Realty led by Aron Rosenberg.
Gateway at Wynwood would have 184,300 square feet of office space, 33,750 square feet of ground floor commercial/retail space, 574 parking spaces and a rooftop amenity deck. It was designed by Kobi Karp Architecture.
The building would be located on the 1.12-acre site at 2916 to 2994 N. Miami Ave. and 26 to 28 N.W. 30th Street, where there are currently older warehouse buildings. The developer assembled the property for $6.5 million and $11.5 million in March and June 2016. It’s on the north side of Wynwood, just before Midtown.
