150 Dundas St - 27s

Rygar is proposing a mixed use tower fronting onto both Dundas and Carling St. Urban design brief - https://www.london.ca/business/Plann...2017-02-15.pdf

Hmmm.

If Dundas and Richmond is to become the "Dundas Place HQ", there better be some pretty great buildings at this intersection. I'm not sure if this is it? I don't like the current 150 Dundas, but this kind of feels like a taller version of what's already there to me.

I'm also in favour of seeing some shovels in the ground on Talbot first.

Looks like a well thought out proposal, I would love to see "rygar" get some shovels in the ground and prove themselves.

Unfortunately we are not always privy to to behind the scenes red tape issues.

This current proposal looks like a lot of effort and planning has went into it, the shadow studies go back months and months so I would find it hard to understand if they were not series. I know some of us are more concerned after hearing grand proposals from Farhi but I have hope Rygar is not like that.

All these questions can be answered as soon as we see a foundation being dug

I want to see some shovels in the ground but I like it! I really would like the buildings demolished between this proposed building and Richmond to clean the corner up. Maybe they could turn the space into a small plaza or park.

The only quibble I have is why stop at 27 floors? This is Dundas and Richmond after all. 40 plus floors is what would really prove to be a landmark building.

I think this building would be perfect for that space - my only thought? Why no balconies in the rendering?

I can't even keep track of how many proposals are "active" right now, but good sweet baby Moses they will fill out the skyline nicely if even half are built.

I also feel 2 elevators is too few for that many stories. Should be 3 at a minimum, to account for having one out of service/reserved.

Yeah I read that last night, is that a common occurrence? I have to assume they have an offer in place with the owner however it is contingent on the city approving construction?

Yeah I don't expect we will see any activity on this proposal for a few years. Rygar needs to show some real action on their Talbot project and come thru with the statement made yesterday in the article about a June start date.

CTV London did piece on 150 Dundas St Rygar properties projects the proverbial question who are Rygar? They appear have zero presence in development community in Toronto or London no website no company profile they have built nothing. That being said Talbot Street property is impressive project which would add needed vitality to downtown London. http://london.ctvnews.ca/video?clipId=1158891

Unfortunately CTV and many media websites like newspapers sites still use Adobe Flash for Audio and Video content. I don't allow adobe software near my computers due to the horrible security problems. Can't view the videos.

I take it the story questions Rygar's lack of development experience and track record.

It's now July and they still haven't made any progress on the Talbot street proposed project.

Cannot say I totally disagree with some of the points in this article, I think many of us have been questioning "Rygars" lack of anything to show for at the moment. They also have good point about tearing down a building with tenants only to let it sit is not good business.
