56 Capilano Dr | 7+13m | 2+4f | U/C

The subject property, municipally known as 56 Capilano Drive is located in the Skyline-Fisher Heights Neighbourhood of Nepean, Ottawa. It is generally rectangular in shape, with 44.9 metres of frontage on Capilano Drive and a total area of approximately 2,775 square metres. The subject property is currently vacant. It shares access to Capilano Drive with the City View Curling Club, which is located on a flag lot that abuts the subject property on the south and east.

The proposed concept development is a four-storey residential use building with 50 total units. The building is oriented around a central courtyard programmed as outdoor amenity space. The gross floor area of the proposed building is 6,396 square metres, and the building is minimally setback from the Capilano Drive frontage in order to frame the street edge and prioritize the pedestrian realm along Capilano Drive. Vehicular access to the subject property is shared with the City View Curling Facility. A small six-space surface parking lot is provided, and underground parking for vehicles and bicycles is proposed.

Updated proposal (March 2023)

Ottawa Salus Corporation is proposing a Planned Unit Development at 56 Capilano Drive, containing 58 total affordable residential dwelling units, provided as 54 studio apartments in a 4-storey low-rise apartment building to the rear of the property, and four (4) 2-storey four-bedroom townhouse units along the front of the subject property. A communal outdoor amenity space is provided between the two buildings.

The intent of the 54 studio units is to accommodate individuals who can live independently. The intent of the four (4) townhouse units is to accommodate either families with one (or more) Salus clients, or to allow several of Salus residents to live in a single housekeeping unit. The project will accommodate people of all ages, but is expected to serve primarily older adults, who will benefit from a purpose-built building and the mix of mental health and aging in place services and amenities available nearby.

I wish they could share the driveway with the City View Curling Club to allow them to make the townhome building larger (I am guessing that they could add an extra 4 bedroom unit with this change).

Yup. And this site was owned by the curling club, right? Streetview shows it once was occupied by a curling club building. They could have worked together.

This is a pretty weak proposal overall. They could have done much more with that site.
