Mayland East: New Homes in the Central West End

It is now called CHROMA (formerly Chouteau's Grove).

The $61-million, project will include 235+ apartments, 18,000 SF of first floor retail, structured parking and an additional 1.5 acres for future development.

Located on the burgeoning Grove strip, CHROMA will feature a resort-quality pool, fitness and clubroom amenities, multiple courtyards and mini-parks.

The project is just blocks away from CORTEX - St. Louis' primary innovation district.

Loews has announced that it will be the Hotel operator at Ballpark Village. The first Live! By Loews will open in late 2019 at the corner of 8th and Clark. It will cost $65 Million. In addition to this, team President Bill DeWitt the 3rd teased an upcoming announcement for other tenants, presumably those who will occupy the Office Building.

Soulard is one of St. Louis' oldest neighborhoods.

Soulard (soo-lard /su.lɑrd/) is a historic French neighborhood in St. Louis, Missouri. It is named for Antoine Soulard, who first began to develop the land. Soulard was a surveyor for the Spanish government and a refugee from the French Revolution in the 1790s.

Often times thought of (or referred to) as St. Louis' French Quarter, Soulard is largely a residential neighborhood whose many businesses include restaurants, bars, and the North American headquarters of Anheuser-Busch.

Too bad the state couldn't shift that off ramp slightly to the left and free up space to properly reinsert the lost street on that side of the development.

As the Central West End (CWE) upscales in residential, more higher-end retailers are beginning to find the City of St. Louis - not the suburbs - an attractive option for their stores.

The first location of Bonobos in Missouri is opening in Maryland Plaza in St. Louis' Central West End (CWE).

Also, renown Dutch retailer, SuitSupply, is opening its first Missouri location in Maryland Plaza (CWE). Twitter feeds are abuzz about other rumored retailers.

According to rezoning documents submitted to the city, a single floor retail building will replace a vacant gas station at 6424-36 Chippewa Street on St. Louis' South side. According to dbinsouthcity on UrbanSTL.com, the two tenants are expected to be the City's first Five Guys Burgers and Fries and a Smoothie King. The meeting is scheduled for November 1st. This will add to the growing Fast Food Market near the Hampton and Chippewa intersection. The latest additions are a Raising Canes Chicken Finger joint and an Under Construction Chick-Fil-A.

New apartment complex, assisted living center and offering ce buolding Just sold for $55-65 million. The complex is in an old quarry at 270 and manchest roads in west county.

I think the real estate market - particularly in west St. Louis county - is pretty hot now.

That residential complex is not even a year old, I think.

Repurposing that quarry was genius. That quarry area is booming.

It is near Scottrade HQs (soon to be offices for TD Ameritrade), Charter Communications, Edward Jones etc.

A new hotel at the site is coming soon too.

Today, more information regarding Ballpark Village Phase 2 got out courtesy of the Cordish Companies. New Renderings came with it as well. Basically, One Life Fitness, PwC and Wahlburger are all confirmed tenants of the $260 Million expansion. They come as a compliment to the Live! By Loews announced on the 4th of October. Construction is supposed to begin the December and wrap up in early 2020.

Now this last rendering is pretty interesting as it shows a new perspective looking South down Broadway at the 30 Floor Tower. Really shows the scale that it will be viewed from when on the street at Broadway and Walnut.



Based on how things are doing elsewhere in the Midwest, if this Phase of Ballpark Village does well, which all signs point to it being pretty good, it could spur more downtown STL construction and push to a full build out of Ballpark Village by 2026. The area around the stadium will also become hotter real estate on non-game days and create a entirely new neighborhood that is alive year round.
