Based on the city's "Land Use and Urban Form" map, the area west of Morrison Creek light rail station is zoned in three chunks, "Traditional Neighborhood Low," "Traditional Neighborhood Medium" and "Traditional Neighborhood High." Those have maximum densities of 8, 21 and 36 units per acre. The land to the east of the light rail station is already built-out and zoned at "Suburban Neighborhood Low," 3-8 units per acre. So expect something more like the better parts of North Natomas, rather than something more like Alexan Midtown or Whiskey Hill Lofts, or even 2500 R or Tapestri Square. There isn't really much provision for TOD infill along the Blue Line as it mostly runs through existing low-density neighborhoods.

Which is why this could be such an important opportunity. This region is starving for innovative projects, and something denser next to an LRT station would be standard for any other region except here. The hope would be that a new development team will push a zoning change with the city, but I'm also not expecting a miracle based upon what we've seen in the past.

It's a long shot, but a possibility worth exploring. It would mean a lot for Rancho Cordova and the region to have a new source of good manufacturing jobs, and for California as a whole, to have three facilities building the world's most advanced car all in northern California (Lathrop, NUMMI and Rancho Cordova.) Topic-wise this might be more "industrial development" than suburban development. Rancho Cordova has also been a lot more forward-thinking about public transit and urban design to turn a little mid-century suburban development into a city: note that, unlike Folsom, light rail runs there until 11 PM.

I'll give Rancho Cordova some urban credit when I see zero setback development. So far I don't know of any. I rather have 3 story zero setback than the random midrises they have there.

I may be mistaken but I think the Roseville NIMBYs forced them to reduce the height.

I respectfully disagree...1200 acres minus the 400 acres for commercial development = 800 acres for housing, retail, and the "town center". 17,000 residents in 800 acres (1.25 sq mi) = 13,600/sq mi...not too shabby for a central city downtown...AMAZING for a suburban "downtown"!

I think It will have a 'downtown' like the Cordova Hills project will have its 'four year college'. Typical Sacto county bait-and-switch.
