We knew this one was coming, wasn't expecting a proposal quite this soon though. This is located just east of the MC2 project being developed. Always figured the Wesgroup project would come to market first. There is no mention of the developer behind the project but my understanding is it's Concord Pacific?

GBL Architects Inc. has applied to the City of Vancouver to amend the existing CD-1 (Comprehensive Development) District By-law for 445 Southwest Marine Drive. The proposed amendment would change the CD-1 (71) By-law to include market residential (388,000 sq. ft.), rental residential (63,000 sq. ft.) and daycare uses (5,200 sq. ft.). The proposed amendment would include:

- 514 market residential units in two towers: one at 27 storeys (235 ft.), with a 7 storey podium, and one at 21 storeys (185 ft.), with a 6 storey podium;
-70 units of affordable housing and a 37 space daycare in a 6.5 storey mid-rise;
-411 underground parking spaces; and,
-an FSR (floor space ratio) of 4.27

The tower/exterior designs seem rather uninspired but maybe I should wait to see a colour rendering of this project. I like the general connectivity of the entire block though.

Wow, that is going to be one dense and urban intersection! But why all projects are planned east of Skytrain track?

So you can have Skytrain noise on one side, and transfer station smell on the other... fair is fair.

Hmm I'd like to see slightly higher FSR located so close to a transit station/hub but other than that looks like standard condo infill.

Looks like they are ignoring marine, not fronting any building onto it. Not sure how I feel about that, on one hand its marine dr so it will likely never be a pleasant pedestrian street, however on the other have a big ol drive isle like that just seems so outdated. Will be interesting to hear the UDPs take on it.

With so many residents now moving into that 2 block area, and with major local retail draws going in on the south side of Marine, I can see those street crossings becoming a major bottleneck.

The towers look really chopped up - no real cohesion to them.

It looks like a lot of density is in the lowrises, to avoid taller towers.

I was wondering about the driveway from Marine Drive as well, but it look like it lines up with Yukon (?) on the east side of Marine Gateway and based on the Site and Landscape Plan, there will be pedestrian crosswalks there - so the drivway will be at a traffic signal (if there already isn't a signal there for the bus loop).

It would be nice if the developers/City looked into building a pedestrian overpass across Marine Drive over that block. Amenity, anyone?

It's a scary intersection to cross and there is no way to pedestrianize it considering the importance of the arterial road routes.

slowing down an arterial for 2 blocks won't really make much of a difference to traffic flow, will it? particularly since a great portion of it will actually be turning on cambie.

Any connection over Marine should include direct access to the Canada line pedestrian/cycling bridge. The current setup is a dangerous mess.

More of the traffic flows straight through (Cambie traffic has remained low since the Canada Line construction phase). This intersection is already the biggest impediment to traffic flow on Marine between Oak and Knight. We should not want it to get worse.

A bridge can harm the pedestrian experience by lengthening the route. This along with the need to ascend/descend is not good for the elderly and disabled. Sure, you could leave the ground-level crossing in place, but then what's the point?

The city is not interested in removing pedestrians from the ground level, and I beleive they are right in most cases. Once the 3 corners are built out and some improvements made to the intersection there is no reason it can't work as well as say Broadway and Cambie. Traffic will adjust as pedestrian volume increases.

You can't always make everyone happy. If we're always pandering to a certain minority, nothing will ever get done even if it benefits the greater vast majority of the population.

It can hinder the pedestrian experience, but if designed properly it doesn't have to. A little more walking isn't going to kill anyone either, but crossing the road certainly could.

Again, it's a horrible idea to pedestrianize the street level of this area considering the importance and high volumes of the road routes.

The best case scenario is that you can cross the road without waiting 60 seconds for the lights to cycle. The downside is that it takes you an extra 30 seconds to cross each and every time. Seems pretty pointless to me.

Or how about Lougheed and Willingdon?

No wait, that's a complete mess ever since they shortened the timing of the light to enhance the pedestrian experience. Traffic on Lougheed backs up in both directions from Willingdon past Gilmore and Delta.

Yeah but this better include more than just some stupid painted lines, there needs to be some real infrastructure built here to help this problem, I jog over this bridge a few times a week and i always hate crossing Kent. The pedestrian bridge should have been built to continue over the railroad tracks and Kent.
