My guess is that he'd want to put all his proverbial eggs in one basket to see the financing for both through.
Once that happens, IMO it's *more* than a fair assumption that the that I'm still used to calling 99 Church will receive a lot of attention....even more so because of the type of building it is, which I honestly didn't realize till this post.
Sure!...With residential/hotel space in as high demand as it is right now, the prospects are all the better that this goes skyward by summer of this year at the earliest (perhaps). But again, Mr. Silverstein IMO is gonna plunk all he has into getting 150 & 200G occupied; and let the market for 30P take care of itself.
As I said in another thread, if financing can be secured for MidTown hotels that fetch $90 million *on average* for a custom penthouse view (and that's just for *now*), how much easier do you think it's gonna be for a Top 10 hotel brand that asks for a *fraction* of the cost???
Everything under discussion here will see the light of day, and it seems right now to be a matter of sooner than later.
