But again, Mr. Silverstein IMO is gonna plunk all he has into getting 150 & 200G occupied; and let the market for 30P take care of itself.

As I said in another thread, if financing can be secured for MidTown hotels that fetch $90 million *on average* for a custom penthouse view (and that's just for *now*), how much easier do you think it's gonna be for a Top 10 hotel brand that asks for a *fraction* of the cost???

Everything under discussion here will see the light of day, and it seems right now to be a matter of sooner than later.

Different developments, but they are not the lone developments Silverstein Properties is in the process of developing. The financing for 30 Park is completely unrelated and not tied to his financing of the WTC towers. You could say that the WTC towers aren't related in those terms.

Should be a relatively nice lowrise for the time being, unless Silverstein is successful in attracting a tenant. The recent hints of him nearing success really make me positive it will be built soon.

I'm no business pro but why is it taking so long for them to come to a deal they've been in ''talks for months.

GREAT NEWS. I heard from an official at the WTC site today that tower 3 has the green light and is Under Construction, the anchor tenant was leased and construction has already began. I'll have a couple of pictures in a few minutes from my trip today.

If this is true, then we are in for a treat as both WTC towers 1 and 4 are completing construction, this one is going full speed ahead!

I don't wish to step on the Mod Squad's toes here; but I would *strongly* recommend the need to tread carefully here so that we can get everything right.

The last thing we need is rampant merrymaking hitting the brick wall of a false alarm. That does no good for the patience thresholds of people who've been waiting since who knows when.

If this is indeed true, I'll be one of the first to check back here for proof.

I heard it straight from a representative of the WTC Site. I will double check with my cousin who is an Iron Worker on the site.

Trust me I know, there's nothing worst than disappointing hundreds of somewhat impatient(including myself) forumers. But when I heard it from the rep, I did a double take, looked at him funny and questioned him about, I couldn't believe hearing the words "3 got the anchor lease today" and then when he said "it's got the green light" I randomly burst out with joy. I won't believe anything until I see a press release. If they signed the deal today, it would have been all over the news. Maybe they have a verbal agreement, but they would hold a media day for the actual signature. And who is an "official" or "rep"? What's their title? I think we need to slow down here... You may be right, kpdrummer, but if you're going to make an announcement like that, you need more proof than just your word.

With that said, I hope you're right, and it's certainly plausible, if not probable. But we still need something more concrete.

Weep, if I weren't in such a rush to get in and out of that Memorial I would have caught his name, but he was a part of the crew working on the transportation hub, I don't know the exact title but like you said HOPEFULLY it is true, and if so, we should see something about within the next couple of days.

But if this is in fact a go, I'm *really* fascinated right now at how soon 200G could follow suit.
I believe it was NYGuy who intimated that the domino effect can (read: should(?)/will(??))-happen with news of even *one* anchor tenant.

I highly, highly doubt this is true if it's coming from a construction worker. Sure, they know about the next day's work, but I doubt they know anything about high-level negotiations. Here's why: do you think Larry Silverstein would inform the construction workers of some firm he hired to build his towers BEFORE going to the press with an announcement? I'd say the chances of that happening are slim to none. Besides, construction workers have said this project is "on, full-steam ahead" before. Plus, isn't the Transportation Hub using a different construction firm than WTC3 and WTC2 since the hub is through the Port Authority and those two towers are with Larry? I hate to be the devil's advocate here, but I can't rationally understand how a construction worker would know about a deal before the press, the business community, and other prospective tenants knew about it.

I hope you're right, kpdrummer, but this doesn't sound very promising in my opinion. However, we know that Silverstein is closing in on a tenant, and there have been whispers for a few months now, so this source could be right. If I were a newscaster though, I would definitely not consider that worker to be a solid source at all who's close to the negotiations.

It's not coming from a construction worker. I never once said it came from a construction worker. It came from a man with a fancy blue jacket on that said WTC and had a hard hat on. He had a clipboard and showed me around the site. My COUSIN, is an Iron Worker(that's where you might have gotten mixed up) and I am asking to verify with him if he heard anything about construction getting the green light. Obviously the workers would have to know because if not they'd be getting paid to do nothing all day.
