I remember doing the development review of the apartment building on the other side of the church property and thinking that it could've been better. Unfortunately, it met all the rules as I recall - so there wasn't much, if any ability, for us to force any changes. Such is the joys of the Alberta style of planning where a lot of development like this is 'discretionary' and you can use your discretion to demand changes, especially when you have policy to support it. But in the end, the apartment building on University didn't turn out that bad - it's not a 10 (I'd give it a 6), but it could've been far worse.

This is much better than I expected, but the street presence is lacking (I agree). Is that commercial on the ground floor?

I agree with others that this is turning out much better than expected. But, the brick will make or break it. Could turn real ugly real fast.

The rendering looks great to me. Is the brickwork laminated precast or individual bricks?

Its because development is overall somewhat stagnant, so when ever a new row of sprawl houses or crappy four story wood apartments pop up they think its huge. Fine I guess for a city there size, but I would want quality over quantity...

Parkland - a street in Clayton Park, and the name of multiple Shannex developments/ retirement communities. Parkland at the Gardens is therefore a little piece of suburbia in the heart of downtown Halifax.

Really though, this thing is tremendously ugly and out of place. The density is good but you would think they could give (or be forced to give) more thought to materials and the surrounding context.

If they had of made this a square box it would have looked better... That glass is decent... but the faux gable shit is absolutely horrendous. At least Sacred Heart is right there so it sort of feels like some sort of campus expansion
