Extell buys building, development rights in Yorkville

The mega-developer, of One57 and 995 Fifth Avenue fame, bought the commercial building at 1683 Third Avenue for $3.2 million, in a deal that closed on Dec. 27, records show. That day, the same entity paid $7.7 million for the property’s development rights, including air rights, as well as the development and air rights for an adjacent parcel at 1681 Third Avenue, according to records. (The entity, called Ex Third Avenue LLC, lists its address as Extell Development’s address in property records.)

It was not immediately clear what Extell’s plans for the parcels might include, although the both lots are zoned for commercial use on the first and second floors, with residential use above, according to the Department of City Planning’s website. (A spokesperson for the agency was not immediately available for comment.)

Both existing structures are multi-family buildings with at least six units that include retail, according to the New York City Department of Finance’s classification system.

The sellers were two LLCs listed as 1683 Third Avenue Associates and 1681 Third Avenue Associates.

In 2004, another LLC, which identifies Gary Barnett, Extell’s president, as manager, bought two other buildings on the same block — at 1689 and 1687 Third Avenue.

Gary Barnett and Extell Development may have an Upper East Side project in the works. The Real Deal reports that Extell purchased the mixed use building at 1683 Third Avenue between 94th and 95th Streets for $3.2 million, and the developer paid another $7.7 million for the property's development rights, including air rights. Extell also bought the development and air rights for the building next door at 1681 Third Avenue.

Both properties are four-story rowhouses zoned for commercial use on the first two floors, with residential above, and that's currently what they are used for. 1683 has 11 units, and Elliman lists a 1BR/1BA going for $1,495/month). Extell's plans for the properties are unknown, so if you have any other intel, you know what to do.

Looks like this part of the upper east side could get a building that's about 500 to over 700 feet tall! It better have a great design because it will have lots of open space here.

Extell begins to reveal its hand on Third Avenue project

Extell Development appears to be moving forward with development of a Third Avenue block between 94th and 95th streets. On June 11, Helwal Engineering filed for a permit to demolish 1681 and 1683 Third Avenue, two of Extell’s holdings along the Upper East Side strip, city records show.

The developer behind One57 and 995 Fifth Avenue has been stockpiling holdings along the block at least since the end of last year.
On December 21, Extell bought the mixed-use building at 1683 Third for $3.2 million. As part of the deal, it also picked up 1681 Third Avenue and 37,752 square feet of air rights tied to that property for $7.7 million, The Real Deal previously reported.

Then on February 1, Extell purchased 1685 Third Avenue from Ogrin Associates for $8.63 million. That same day, Extell sold its rights to 1570 Second Avenue to Ogrin for less than half the $9.47 million purchase price.
An LLC – which lists Extell president Gary Barnett as manager — has owned the buildings at 1687 and 1689 Third Avenue since 2004.

The residential zone where the properties are located allows for the highest density residential development in the city, a Department of City Planning spokesperson previously told The Real Deal.

^ Interesting, but I do know that it's beyond the area without height limits. It would be nice to see something that tall get built that far north, but I would be extremely surprised. Extell is also planning a development for the Pathmark site in Harlem.

The neighborhood doesn't look exciting, but the development plans certainly show promise from a developer who has been actively reshaping the skyline!

Demolition is underway at 1681-1689 Third Avenue, the five consecutive sites between 94th and 95th streets that developing giant Extell acquired over the course of nine years, from 2004 to 2013. While the developer has yet to announce its specific plan for the site, it is Extell, and there are quite a lot of air rights involved, so smart money says that the plan involves an enormous, glassy tower. The fact that the area allows for the highest density residential development in the city, however, suggests that the tower could be contain other than Extell's typical huge condos for billionaires. (Rentals? Affordable housing, maybe?) Extell has filed demolition plans with the Department of Buildings for all five existing buildings, which are all four-stories and contain between 10 and 15 units apiece. Permits for nos. 1687 and 1689 were issued in July, and the permit for 1681 was issued the day before yesterday. Nos. 1683 and 1685 don't have permits yet.

Now, the application for a new building permit has been submitted, revealing that the building will stand 23 stories and 260 feet tall, with 90 apartments (surely condos, given the market) – smaller than DDG’s 31-story, 469-foot 1558 Third Avenue, and Anbau’s 34-story, 351-foot 1711 First Avenue.

Revealed: 1681 Third Avenue, Extell’s New Condominium Tower Coming To The Upper East Side

YIMBY first reported on new building permits for 1681 Third Avenue last November, when Extell filed a new job application for the site, located between East 94th and 95th Streets on the Upper East Side. We now have the reveal for the condominium tower coming to the lot, which is substantially taller than the 23-story building indicated in the first DOB filings.

Beyer Blinder Belle is listed as the architect of record, and the new building looks to stand 31 or 32 stories tall. DOB permits are likely pending final adjustments, but internal documents list the residential area of the project at 246,969 square feet, to be divided amongst 84 condominiums.

That translates into an average unit size of nearly 3,000 square feet, which is also a significant upwards adjustment compared to the building’s first filings. Ground-floor retail will comprise another 14,000 square feet.



Internal documents list an expected project revenue of $571 million, resulting in a gross profit of $175 million. Running those numbers alongside the project’s size reveals an approximate price per square foot of over $2,300, which is especially extreme for the upper edge of the Upper East Side.

Similar projects are in the works in the blocks to the south, and while 1681 Third Avenue may have gotten a height boost, it still won’t stand taller than DDG’s 521-foot and 31-story building in the works at 140 East 88th Street. Anbau Enterprises is also working on a SHoP-designed 34-story tower at 1711 First Avenue.



1681 Third avenue will likely prove to be a contextual addition to the neighborhood, and its appearance will certainly improve upon the current surrounds, which are dominated by hulking post-war tower-in-the-park style development. Beyer Blinder Belle has designed an attractive brick facade that appears to mingle with a few metallic elements, and the parapet even ends with a slight crown. Per the rendering, the terraces sprinkled throughout the lower and uppermost floors will have a significant amount of greenery, as well.

Extell controls a 20% stake in the project after selling an 80% stake back in June of 2014, and completion is currently expected at the end of 2017.

30-Story, 83-Unit Condo Building Under Construction

Earlier this year, YIMBY revealed renderings of Extell Development’s 30-story, 83-unit mixed-use building planned at 200 East 95th Street/1681 Third Avenue, on the Upper East Side, and now foundation work is underway, according to DNAinfo. The building is being dubbed The Kent, and its 83 units will be condominiums spanning two- to five-bedrooms apiece. Ground-floor retail space will also measure 14,000 square feet, and Beyer Blinder Belle is the architect of record. Completion is expected in the second half of 2017.

Back in October of 2015, foundation work was underway at Extell Development’s 30-story, 83-unit mixed-use building at 200 East 95th Street (a.k.a. 1681 Third Avenue), on the Upper East Side. YIMBY now has photos from Tectonic that show rebar rising from the construction site into the air. Work on the ground floor is currently underway on the 317,664-square-foot building, dubbed The Kent, which will include 13,225 square feet of retail space across the ground and cellar levels. There will be 83 condominium units, ranging from two- to five-bedrooms, in the 367-foot-tall tower. The residences should average over 3,000 square feet apiece, and amenities listed in the Schedule A include a gym, a pool & sauna, bike storage, residential lounges and playrooms, a “music room,” and an outdoor terrace on the second floor. Beyer Blinder Belle is designing the project. Completion is expected in 2017.

Barnett plans $535M sellout for UES condo project

The man whose name has become synonymous with the city’s glitziest billion-dollar condominium projects is eyeing something a bit more modest for his latest development – one that’s been more than a decade in the making.

Gary Barnett is aiming for a $535 million sellout for his latest condo development at 200 East 95th Street in Yorkville, according to a condo plan filed with the state Attorney General’s office. His firm Extell Development began assembling the site for the development, dubbed the Kent, back in 2004 with the purchase of a pair of walk-ups on Third Avenue between East 94th and 95th streets.

He added the last piece of the puzzle in 2013 and later the next year filed plans to build a 23-story building standing 260 feet tall and spanning 190,000 square feet.
