Looks good, I never heard offically, did Nassi cancel Aura and is now moving on Epic?

No official word, just all the anecdotal evidence (months of silence, parking lot being paved on site, city pulling loan, etc.) points that way.

Nothing official from the Nassi camp on AURA, but as arod74 said.



Urban Outfitters will be taking the empty Virgin store. The sign is kinda cool,
though it will be hard to see the shadow during certain times of the day.

I assumed that Epic was dead b/c Aura was dead. Is that assumption not correct? One would think the smaller project (Arua) would be built first...no?

One would think Epic would be dead... but as of last week at the Design
Commission meeting, the project was still being reviewed and is still in the
entitlement process. Somebody is feeding money into this project to keep
it moving forward. Who knows except Nassi as what is really going on here.

Honestly I am not in the loop on what is really going on here but from an outside perspective it looks ridiculous.

Epic is much more expensive to build, would require much higher price per square feet than Aura, is a lot more risky than Aura.... yet Aura isn't getting built. Who in their right frame of mind would take Epic seriously?

How in the world is he going to get financing for Epic if he couldn't even get it for Aura. Don't get me wrong I would love to see Epic go up, but I think the only way people would buy into Epic is if they saw steal comming out of the ground. Nassi has a bad wrap going for him, it would take alot to get the ball rolling on this one.

However I am glad to see that progress is being made!

Wasn't one of the problems with Aura that Nassi sold many of the units too cheaply and thus could not cover costs? He could avoid that mistake by abandoning Aura and focusing on Epic. In essence, he'd be starting over fresh.

I share everyone's skepticism with all things Nassi, but as innov8 said, someone is keeping this project in the process. That is not an inexpensive endeavor.

Thats what happens when you get deposits on over 50% of the units and wait two years to start construction.

It was poorly managed, what happened to Aura can happen to any project (Epic) if you collect deposits and sit on them while contruction prices and material cost rise.

I'm not gonna get too cynical about it all, and i still think that Nassi can get
something done if he wants to follow it all the way through.... but you gotta
think that it's going to be very tough for him to presell anything. At least
Saca has been very public in his project's progress or lack of.

Yes it was mismanaged and that's the point. Going with Epic allows him to start over. That may be the plan.

If Epic ever gets built that will just put Sacramento in another level. I don't think this building has a chance at least not right away, but wow this would be a symbol to the city. It will make up for all the crappy buildings that have gone up,a la CalEPA

As people have already mentioned, it seems that Nassi presold his Aura units at a price that wouldn't allow the project to turn a profit as only a residential building. Its seems illogical that a bigger more expensive building would be easier to build but Epic would basically give him a "do over" on the unit price and possibly tap more project funding/revenue streams because this building would include a possible combination of hotel and commericial components in the same building mitagating some of the risk that is there with purely a residential project like Aura. A t least that is the speculation from previous posts as to the strange turn of events from the enigmatic Mr Nassi and co..

I believe He is referring to the transportation thread.... I was equally if not more taken back at Wburgs posts regarding race and transportation in Sacramento, but...at the same time I am glad to have someone with such opposite views as mine, and Wburg does an excellent job with his arguments.

Man Epic is such a strange building. I mean Aura looked unorthodox, but it was really just a rectangluar building with a few slices taken away. Epic is a rectangular building bent about 45 degrees that tapers at the bottom floors. Then at the top it tapers height-wise at the top and forms those balconies for like 15 floors. And all the while there's random slashes crisscrossing through the building's exterior. The building is totally out of the Sacramento spectrum, which ain't a bad thing... it's just a radical departure.

I love it. The more offbeat the better. Sacramento needs a signature unique building. Remember, I was only guy who liked the Pathenon proposal.
