YIMBY can now reveal the design for one of the neighborhood’s dwindling number of development sites, at 57 Orchard Street, where DXA Studio is designing a 15-story condominium tower.

When reached for comment, DXA said the project is indeed moving forward. The design features a “razor-sharp copper-clad facade,” which “is a contemporary foil to the turn of the century context, and at night the perforated facade will be a back-lit lantern that will highlight the activity inside.

The renderings show the copper-clad tower rising over its historic neighbors, which will be restored under a larger redevelopment plan. While exact specifics are not yet available, the tower will comprise just under 24,000 square feet of space, most of which will be for condominiums.

The assemblage extends to 59-63 Orchard Street, as well as to 319 Grand Street, with the entirety selling for $27 million back in 2013, per The Real Deal. Orchard Street Equities was the buyer, but the Great Neck-based Continental Worsteds is the actual developer.

Aside from 130 Mount Vernon, a lot of the mid-rises we've seen on this thread lately are pretty top notch.

That West 77th building is just unbelieveably beautiful. The Upper East and West Sides really take the crown for incredible contextual projects. Each one enhances the signature built environments of these neighborhoods moreso even then the last.

Earlier this month, Anbau filed an application to demolish the existing, five-story apartment building that occupies the site.
Morris Adjmi is designing the new building. After knocking off 30 feet from the original design, the condominium will stand 18 feet shorter than the Lucerne, Curbed reported.

The new building will block the Lucerne’s west-facing windows. In the blocks surrounding the new development, at least three other buildings are being replaced with new luxury developments.
Note: This use to be a 16 floor proposal. Now its 13.

The old warehouse at 9-03 44th Road takes up the entire block, and it appears that a sliver of the structure will be preserved and integrated into the new design, which will position the hotel tower above a very large one-story base. Above, there will be a 10,000 square foot event space.

The facade appears to feature dark red brick interspersed with a metallic element, as well as large gridded windows. The look is a definite departure from the aesthetic of Extell’s developments further north, like 217 West 57th Street, One57, and the Diamond Exchange Tower, all of which are (or will be) very glassy.

The development will be split between two components, the larger of which will face Charlton Street and have 72 units. The smaller building on Vandam will have 44, with each floor split between two apartments. The project will also be 20% affordable.
