Instead of capping 676, I have the idea of loosening the zoning code to make development along Vine Street more inviting to developers. Even anti-urban Miami-style development (towers on parking podiums, no retail) would be far better than what's there now. If there's one location in Center City that doesn't need a Jane Jacobs worthy walkable vibe, it's Vine Street. And there is probably a segment of the population who would appreciate the easy highway access that living on Vine Street can offer.

While I think the VSE cap would be totally great, that parking lot across from the Mormon development is screaming for development.

Is this the Cathedral Square site, by chance?

What do you think will happen to that large homeless population across 17th near the 676 on ramp? It’s getting bigger by the day and i can’t imagine that being a good selling point.

The existing renderings (which may not be truly accurate to what happens, have every building on the lot except the Cathedral Basilica of Ss. Peter and Paul (green dome) and the Archbishop's residence (not visible in that pic) being demolished. That opens the door to a load of potential.

And what I'd do to live in this building...

Late 2014/early 2015. The pit they dug was DEEP and through rock. There seemed to be periods of time, as in a couple months here and there, where little seemed to get done. Well worth the wait, opening in a couple months.

I REALLY would love to see Vine Street Expressway capped from the Parkway back to 15th or 17th (to start)...that should be the next focus of capping after Penn's Landing park. Time for a feasibility study...It would do wonders to knit the Northern neighborhood back into Center City, and there is prime real estate on either side of Vine. The Alexander and Mormon church project got it going, and the owners of the Basilica are following with development of the parking lots on their land.

Love this building... with one exception - the light fixtures on the SE corner.
Drove by the other night and they look like cheap floodlights more fit for a warehouse. Seems out of character with the rest of the building.
Any chance the are just a place holder of sorts??
