New warehouse tenant headed to Mercer Business Park near LBJ Freeway

On Friday developer Billingssley Co. is breaking ground on a new office headquarters for security firm Monitronics Inc. in its Mercer Business Park in northwest Dallas.

Reliable Automatic Sprinkler Co. has rented almost 91,000 square-feet of warehouse space in a new industrial building that Billingsley is developing in the 225-acre business park.

“Timing and terms worked out for our new building just down the street from them at Mercer Business Park.”
The new 340,000-square-foot building is near the northwest corner of LBJ Freeway and Interstate 35E and will be ready in early 2015.

In total, more than 9 million square feet of buildings dare planned in the development, which sits between Union Pacific Railroad’s intermodal hub and a FedEx Ground shipping depot. The proximity to the FedEx facility is seen as a huge draw for e-commerce firms.

Developers to Build 1,000 Apartments Near Trinity Groves in West Dallas

NORTH TX - Local real estate developers and former Dallas Cowboys Robert Shaw and Roger Staubach have joined their Dallas-based Columbus Realty Partners with Trinity Groves LLC in announcing plans to build 1,000 apartments and commercial space near Trinity Groves. Just across from Margaret Hunt Hill Bridge in West Dallas, Trinity Groves is a 15-acre restaurant, retail, artist and entertainment complex.

In the first phase of the estimated $100 million project, 250 to 300 apartments and ground-floor space for retail, dining and other will be built across Singleton from Trinity Groves.

Real estate brokers say that grocer Whole Foods Market has agreed to anchor the new retail complex planned for the northeast corner of Renner and Plano roads.

The 17-acre shopping center is just a stone’s throw from where developer KDC is building State Farm Insurance’s huge regional campus at Plano Road and Bush Turnpike.

The first phase will include 365 apartments by builder StreetLights Residential. The developer is doing a combination of flats and townhouse-style rental units.
Almost 1,100 apartments are ultimately planned in what will be StreetLights’ first suburban Dallas project. The company has apartments in Uptown and downtown Dallas.

Cassco Development has broken ground on 392 apartments, the first multifamily phase in the 270-acre project fronting the Trinity River in west Fort Worth, Cassco said.

The first phase includes townhomes, “urban efficiencies,” lofts, and 35,000 square feet of retail space in six to eight buildings connected by walkways and other features in the development’s northwest quadrant off of Bryant Irvin Road and a block from the river. The multifamily will be on Clearfork Main Street and adjacent to the Forest Park Medical Center, which is nearing completion.

Cassco plans to begin pre-leasing in the first quarter next year, with opening in the second quarter, Paxton Motheral, Cassco vice president, said in an interview Tuesday.

The amount of logistics and warehouse space going up is probably what is most underreated in DFW right now. Lots of company moving these types of operations to DFW, whether it be one of the airports or along I-20 or I-45. Huge job growth sector for the area.

Coveted Chase-owned site in Uptown sells to Trammell Crow Co. for new project
