Welcome to the hood, neighbour. How's that view treating you? What's the level occupancy so far? I haven't seen that many lights on yet. Will be interesting to see what retail will move in.

Looks good in person. By Lead Pencil Studio out of Seattle - same artists that did this piece near Peace Arch:

I noticed this the other day too. Looks pretty nice and it is great to see Burnaby's "Art Walk" along Beresford getting more content. Looking forward to also seeing what retails Modello will see.

Didn't they ask for outdoor patio seating for some kind of pub or restaurant - is that still on?

Someone is trying to get $6,500 for a sub-penthouse. While it is being an unusual 4 bedrooms, that is still a ridiculous price for Metrotown area. You are not in Downtown, so you cannot ask Downtown prices!

If the pricing keeps dropping, wonder which direction the rent would go? Anyone who has seen the cycles can provide some insights?

This makes the Delta Rise $3300 sub penthouse look like a good deal

Rent will continue to go up because of increased population and lack of new supply.

I got a friend to look while riding by on his bike - one of the retail spots facing Beresford has some kind of skincare place in it (I can't remember the name) and the other two now have leased signs in the windows.

Most retail spaces along Beresford are leased, just never opening. It is mind-boggling unless they will all be Hears Pears.

The retailers there must feel like they are guarding a pioneering outpost fort in the "wild west", where people don't really walk over to. Hopefully when the entire stretch at Beresford is completed, the tenants can finally have the courage to open up their businesses.

Just a random shot from few days ago. Soon there will be more towers to the south.
