Developers to Share Essex Crossing Updates and Job Info Next Week

Essex Crossing's developers are holding a community construction meeting next week to provide locals with information about the project’s progress and available construction jobs.

The developers, Delancey Street Associates, will meet with peple in the neighborhood at the Grand Street Settlement community room, located at 80 Pitt St., on Jan. 28 from 6:30 to 8 p.m., according to a flier posted on Community Board 3’s website.

The project, which is currently under construction, plans to bring 1.9 million square feet of new residential, commercial and community space to nine blocks near the Williamsburg Bridge.

Confirmed retail tenants include Regal Cinemas, Planet Fitness and Splitsville Luxury Lanes, a bowling alley and restaurant, the developer previously announced. Half of the 1,000 residential units planned for the development will be set aside for affordable housing.

During the first part of the meeting, Delancey Street Associates will provide construction updates, including the project’s timeline, information about each specific site and the ways the work could affect the community. *

Afterwards, the developers plan to talk about construction jobs for locals at the work sites, as well as job training programs. Information about housing will not be discussed at the meeting.

Beyer Blinder Belle Releases New Renderings of Essex Crossing’s Site 5

The nine-site Essex Crossing plan underway on the Lower East Side will bring more than 1.9 million square feet of residential, commercial, and community space to the largest undeveloped swath of land in the borough south of 96th Street. The long-tweeked master plan is being developed by an alliance named Delancey Street Associates, which consists of BFC Partners, L+M Development Partners, and Taconic Investment Partners.

The plan’s site 5, located just a block southwest of the Manhattan entrance of the Williamsburg Bridge at 145 Clinton Street, will bring 211 apartments, 73,000 square feet of retail space, and a 15,000-square-foot park to the full-block parcel between Grand, Clinton, Broome and Suffolk streets. Beyer Blinder Belle Architects & Planners are the designers of the red-brick tower and recently published a set of renderings giving us a more detailed look at the $110 million, 15-story building.

There’s a new addition to the Lower East Side skyline this morning. Over the weekend, construction crews put a huge tower crane in place on site 2 of the Essex Crossing project. That’s the parcel at Essex and Delancey streets that will eventually become home to a new Essex Street Market and a 14-screen Regal theater. Broome Street was blocked off Sunday for the all-day operation. Brian Redman took these day and night photos.

In the past few months, crews have been working below ground, where a shopping pavilion called the Market Line will be built. Now the 24-story building will start ascending. Last week, the Essex Crossing team topped off the 14-story building on site 6. We’ll have more in the next day or two about that.

Here are a few Sunday photos from around the construction sites. The project in the former Seward Park urban renewal area will add 1,000 apartments and 600,000 square feet of commercial space to nine lots over the next several years.

Essex Crossing Opens Sales Office for Condos at 242 Broome Street

Nevertheless, the dedicated storefront sales office officially opened to the public last week after four months under construction. Located in Mark Miller’s former gallery space at 94 Orchard Street, the latest twist to this showroom now features a model of the future development alongside the obligatory broker-babble.

So, what does it take to live in these first condo units of Essex Crossing, you ask? There are 55 total units with an 80-20 mix of market rate and affordable respectively. Prices for the market-rate one- to three-bedroom apartments ranges from $1.27 million to $7 million.

Plans filed for 25-story mixed-use at Essex Crossing

A new 25-story mixed-use building is coming to the Essex Crossing development, according to permit applications filed with the city on Wednesday.

The latest plans call for a 263-unit building at 180 Broome Street, known as “site four” of the nine-site project, bordered by Suffolk and Clinton streets.

Residential space will span 198,927 square feet and there will be an additional 148,067 square feet of commercial space, permit filings indicate.

A retail market will be on the cellar level, while retail stores and part of the Market Line will occupy the ground floor. More retail space will be on the mezzanine level. Offices are planned for the second through fifth floors, and the sixth floor will hold a residential terrace plus exercise and amenity rooms. Twelve apartments will be on the sixth floor and the seventh through 24th floors will each have 14 apartments.

Handel Architects is behind the design of the new building, as well as a 25-story mixed-use building at 115 Delancey Street, known as “site two.” The architecture firm has not yet released renderings of the proposed buildings.

Children's Museum nixes move to Essex Crossing

The Children's Museum of Manhattan is once again on the lookout for a new home.

The Upper West Side museum, which has been around since 1973, has pulled out of negotiations with Delancey Street Associates to move to Essex Crossing, the mixed-use development under construction near the Williamsburg Bridge. The new space would have allowed the 37,000-square-foot institution to double in size.

Andy Ackerman, CMOM's executive director, declined to specify why talks broke down. "We had a wonderful conversation, but at the end of the day it didn't work out," he said. "Location, financing, timing—all those things have to line up."

A spokesman for Delancey Street Associates declined comment.

The museum is in active discussions about two other potential sites—one on the Upper West Side and one in the Wall Street area. The new space will be a minimum of 70,000 square feet and the museum is looking at both existing buildings or new construction. Ackerman said once they secure the site, the museum will begin a capital campaign. Denham Wolf, a real estate advisory firm that specializes in nonprofits, is overseeing the search.

The Children's Museum, located on West 83rd Street, has long been a favorite spot for Upper West Side families, but a number of popular exhibitions and programs have been attracting record visitors and pushing the current space beyond capacity.
