There is a lot of construction activity at the University of Utah as the University evolves into an increasingly urban campus. On the University’s main campus, the Student Life Center and the S.J. Quinney Law College of Law Building are close to completion. Also under construction on the main campus are the Business Loop Parking Terrace, a proposed 800-stall parking garage just west of the Huntsman Center on the south end of campus and the new Jon M. and Karen Huntsman Basketball Training Center, which is adjacent to the garage.

As part of its master plan, the University of Utah is utilizing surface parking and other available spaces to provide for the school’s expansion. As a University that used to be dominated by surface parking lots, the school is now turning to new parking garages that will provide needed parking and free up space for new buildings and provide more parking while preserving green space on campus. In addition to the parking garage along the business loop, construction will start next month on the Northwest Parking Terrace, a 350-stall garage that will be built at the corner of 100 South and Wolcott street.

Jon M. and Karen Huntsman Basketball Training Center

The project will include a new basketball practice and training facility for the men’s and women’s teams, as well as renovations to the main arena and strength and conditioning rooms for several other U. sports.
“This is a major basketball facility that will give us everything we need to be successful,’’ said Utah athletics director Chris Hill. “It’s fantastic.’’
former Ute players, including Arnie Ferrin, Mike Newlin, Jeff Jonas and Jimmy Soto, along with Ute boosters and community leaders, were on hand for a luncheon at the Huntsman Cancer Institute.
Construction on the new 80,000-square-foot facility, which will be located immediately northwest of the Huntsman Center arena, will get underway in the spring of 2014. Work is scheduled to be completed prior to the 2015-16 basketball season.
While the whole project will cost $36 million, the basketball center price is $26 million. Like the new Utah football center, Hill said half the money will come from private fundraising and the other half from Pac-12 revenue.

Fire pits, planter boxes, year round outdoor swimming pool and hot tub, yes the pool is year round. A "sports lounge" with big screens and big comfy leather couches; a business center with desks, computers and a conference room; a community room, with a sink, refrigerator, snack bar seating, couches, pool table, a small little reading room/library area as well a fitness room with a decent amount of cardio equipment and a multi-stack weight machine.

Overall I was very impressed. It also appears that the city is slowly tearing down more old housing on the west end. I believe in the not so distant past the very western street of "Fairbourne" still had some old duplexes on it, those are now gone. I may have missed this in the past, but the Residences at Fairbourne Station were built, and are owned by Ivory.

I think with the addition of a few more modern, multi-family residential developments, Fairbourne Station will be a very nice TOD neighborhood and a huge plus for WVC. There is a parcel directly east of Embassy Suites on Market and 3500 S that would be an ideal location for a taller residential development. I also won't be surprised if the Toys-R-Us and Staples that sits to the north of the City offices are torn down and redeveloped in the next 5 years.[/QUOTE]

Lehi - Credit Union Headquarters


Ninety-eight feet high, the Utah Community Credit Union building headquarters will have reflective glass on the exterior so passersby can see the expansive view that is seen of the valley below. Completion is scheduled for 2016 and the design allows for 68,000 square feet of office space as well as underground parking.

LEHI -- Utah Community Credit Union officials celebrated the groundbreaking of its new Lehi Pointe headquarters on Tuesday.

Completion of the project is scheduled for 2016. The seven-story design allows for 68,000 square feet of office space as well as 45,000 square feet of underground parking.


UCCU purchased the property for its expansive view. It was a wise strategic move because the location, according to the general consensus of the speakers during the program.

The site is just south of the Porsche-Audi dealership currently under construction east of Interstate 15 and south of the Timpanogos Highway.

“I’m excited to be a part of this great new area that exists. Lehi is changing from a farmland into a Silicon Valley, so to speak, and each year 1.75 million people visit Thanksgiving Point. I thought that was pretty incredible,” said Teri Chatterton, UCCU board chairwoman.

One out of every 14 flash memory cards in the world are produced right here in Lehi, she said.

“We have a claim to fame,” she said, pointing out that the Lehi Adobe campus has 900 employees working there.

“With a hospital being built right here, we thought that Utah Community Credit Union would fit right into this new Silicon Valley. UCCU is also a technology leader in the financial industry,” Chatterton said.

Some of those technology milestones were being the first financial institution in the state to offer debit cards in the early 1980s, the first to offer in-home banking in the ‘90s, and most recently offered scanner zip code reader technology.

Jeff Sermon, the credit union’s CEO, reminisced about UCCU’s humble beginnings.

“They started in 1955 with a whopping $35 in assets,” Sermon said of the seven founding members. Currently, UCCU’s assets are $930 million and more than 120,000 members.

UCCU will house the first two floors and the remaining floors will be Class A office space. Ninety-eight feet high, the building will have reflective glass on the exterior so passersby can see the expansive view that is seen of the valley below.

“You are setting a high precedence with this amazing building. It’s beautiful,” Lehi Area Chamber President Mark Welcker said.

The architect for the project is Kevin Scholz & Associates and the general contractor is Westland Construction.

“This building will really be one of the most dramatic statements that you will see along I-15 here, and that is due to the credit union’s vision of what it is that they are all about,” said Kevin Scholtz, Scholtz and Associates.

63 Center Street is a six-story, mixed-use development consisting of approximately 7,000 sf of retail on the first floor and 41 loft style apartments on the five floors above. This is mostly a good thing. 4 floors is probably an appropriate height for that neighborhood. The only thing that could potentially disappoint me is if there is no plan for (future) retail
on the bottom floor. Yes, I know that corner is a dead-zone for pedestrian activity, which is why there doesn't need to be retail built-in just yet, but that the building can be adapted
for the future eventuality when that demand is there; the block is zoned for TOD, after all. I mean, even right now Camp 4 is right next door, and every Thursday the

And being directly across from FrontRunner certainly would help. You can't get much better advertizing than having a platform full of people waiting for their train staring across the
tracks at your business.

If you look close enough, perhaps you can see the chains running from the roof to the trailer hitches. It was fairly entertaining to watch them take runs at it and bend their trucks all out
of shape. It turns out that a wood-framed roof is tougher than you think. Meanwhile, there were debris such as splinters, nails, metal shards, and insulation raining down on the sidewalk
on Freedom Boulevard. It was all pretty fantastic.

OREM -- City officials and other dignitaries are celebrating the rebirth of the Midtown Village project, now called Midtown 360, following a re-groundbreaking and press conference Wednesday.

The project, which began in 2004, now has an aggressive construction schedule managed by the partnership of The Ritchie Group and Allen Kreutzkamp. The sale of the
property closed last week.

Kreutzkamp said the development will have the south tower completed in six months. The north tower will be finished within 18 months.

The entire project -- with the addition of west-side apartment buildings -- is expected to be complete within the next three to five years. Big D Construction will be the contractor leading the work.

The Midtown Village project started in 2004 as a mixed-use development. Hale Center Theater Orem had planned to build a new theater on site. But by 2007, the real estate market plummeted and the development went into bankruptcy, then foreclosure...



A large portion of the Midtown Village complex sits vacant after construction was halted in 2008. North Tower shown above will be completed within 18 months

...It was Big D Construction that held on to the dream and saved the project from complete ruin and demolition. With more than 19 developers denied, The Ritchie Group proved to be the right group with the right financing and backing.

"It has been quite a journey," said Rob Moore, of Big D Construction. "It has been a long battle, but we never gave up. I'm a big fan of never giving up.

"This project is back. This project deserves it."

"This is huge," said Rona Rahlf, president of the Utah Valley Chamber of Commerce. "We are thrilled to see the business it will bring to the valley."

Midtown 360 will feature apartments with one, two and three bedrooms, businesses and resident amenities. The colors and architectural finishes reflect an urban feel with the use of greys, taupe, tans and browns, grained wood and steel with accents of pale blue. Nearly every apartment will have its own balcony, large windows, granite counters and stainless steel appliances.

"Our goal is to make sure what was started is finished, and that this site becomes one of the premier residential and commercial spots to live and do business," said Ryan Ritchie, founder of The Ritchie Group. "The term 360 connotes a complete turnaround, which symbolizes the transformation about to take place at Midtown 360."

When complete, the project will feature 550 residential units, 60,000 square feet of Class A retail space, and amenities including a community library, fitness center, indoor basketball court, rooftop lounge and central atrium in both towers...

Ivory West Office Building - This is a new about 28,000 sq. ft. office building under construction just adjacent to the north of the completed Lofts at Ivory project. There is also a small retail pad proposed on the northeast corner of this parcel.

Ridge Center - This is the first phase of 4 buildings. They are working on getting started on a 2nd building, which is a 7 story building just across the street to the west from this one. It will actually be 6 stories from the street side and 7 on the west side facing the trail and I-15. This building is about 38,000 sq. ft. if I remember correctly.



UCCU Office Building - They have been doing foundation and lower level parking structure work on this for a couple months but steel will probably start to rise in a couple months. I also posted a copy of the rendering that was received as part of their site plan submittal.





Ken Garff Porsche Audi - New dealership located just off of I-15 and SR-92 (just north of the UCCU office building). This building sits on a retaining wall because of the grade which makes it seem separated and floating above the frontage road.

Mountain View Office Plaza - A new office building under construction on Maple Loop near the newly opened Zaxby's fast food joint.





Thanksgiving Center (includes 3 retail buildings, the Vivnt building, and the Hilton Home2 Suites). All of these buildings were completed this year and a couple last year. The Hilton is not my favorite, kind of bland looking and too much stucco.

Thanksgiving Park - Building 5 has just been completed with a little bit of an updated facade compared to the first 4 phases. Building 6 is currently under construction and will mirror building 5. I like these two phases better because they used some structured parking. The other buildings are surrounded by a sea of asphalt. Also I should mention that Thanksgiving Point currently has a 5 story limit on buildings but I would love to see that increased and it is possible that the area plan could get amended soon since a developer has proposed some "TOD" (if that's what you call placing residential near a transit station ) where the Real practice field is now. Traverse Mountain limits buildings to 12 floors but the general commercial zone in Lehi has no height restriction.









Here is a bonus - we are working on getting bike lanes in Lehi and this is the first buffered bike lane as seen on Ashton Blvd in Thanksgiving Point, it is one mile and goes right next to the Front Runner station and MATC. We also have funding for a 1.5 mile cycle track on 700 S separated by parking and a curbwall (similar to 300 S Salt Lake).

Layton Construction's work on the project and is
expected to finish in the spring of 2015. The new 40-bed Mountain
Point Medical Center, will be located across from Thanksgiving Point
on the east side of I-15 and will span 28 acres.



“In this new era of health care delivery, we are proud to be
expanding our family of health care services to meet the growing
needs of northern Utah County,” said Ed Lamb, Western Division
President of IASIS, which owns hospitals, outpatient service facilities
and physician clinics across the western and southern United States.
“This is an example of fulfilling our mission to provide high quality,
affordable care.”



The medical center will include a full-service emergency department,
intensive care unit, Women’s Center, cardiac catheterization
lab, comprehensive diagnostic imaging lab, surgical and labor and
delivery suites, children’s services and an adjacent medical building
offering a range of physician services.
