Walk by those two several times a week, and 111 Leroy is T/O, and 127 Leroy looks like it only needs one more floor and then work moves on to the glass penthouses.

Didn't realize Extell owned this, but the eyewear place is moving, and Extell paid $50MM for the site in 2016 so I imagine they're antsy to get going. Also, the dilapidated bank across the street is getting redeveloped too. This is such an awful stretch of 14th. Bring on the demo crews.

The rendering shows a modern, modular design within keeping with the look of its surrounding neighborhood. The structure’s main facade is composed primarily of brown and grey brick, framing in black aluminum windows, a clear nod towards today’s trends. The building is also fitted with copper accented balconies as well as several rooftop greenspaces. There are also two architectural accents on upper levels made of matching, white crosshatched brick.

The Bushwick project will consist of two main structures and offer a total of 125,252 square feet of space. Rising 90 feet into the air, the structures will be divided into 9 stories and create a total of 122 new residential spaces. This brings average unit size to just above 1,000 square feet. There will also be 46 parking spaces made available to residents.

The building will also cater to affordable housing needs of the area. 25% of its residential units, a total of 31 will qualify as this.

Aufgang Architects is responsible for the project’s design, which has an estimated completion date of 2022.

The company is purchasing the sites for about $4 million, according to the Highcap Group’s Guy Vardi, who brokered the assemblage deals along with Jonathan Bichoupan.

Jeff Fox, principal of Foxy Development, said his company hopes to close on financing in the late fall and break ground at the end of 2018 or the beginning of 2019.

Another large residential project is on its way to Long Island City, this time from developer Solomon Feder.

Feder is planning a nine-story, 158-unit residential building on the development site at 45-57 Davis Street, according to plans filed on Wednesday with the city’s Department of Buildings. The building will span about 107,000 square feet overall, with about 290 square feet carved out for retail space.

Although Vorea Holdings had initially purchased the site for about $21 million, Feder said they recently flipped it to him for $24.8 million. He is planning to make 30 percent of the project’s units affordable and 70 percent market-rate, and he hopes to start construction on the rental development in the next few months.

yeah not only that building, but the old deco bank across 6th av/w14st too. the eyewear joint has closed, so now both bldgs are empty.

so both the ne and nw corners of 6th av/w14st will be torn down soon and redeveloped, seemingly at about the same time. that will be a strange sight. does anyone have renders of these corner developments?

Permits have been filed for a ten-story mixed-use building at 107-02 Queens Boulevard in Forest Hills, Queens. The site is half a block away from the Forest Hills 71st Avenue subway station, serviced by the E, F, M, and R trains, and RJ Capital Holdings is the developer.

The site had been occupied by a single-story restaurant, which had been caught in a tragic fire caused by an overheated rooftop AC in May of 2017. Thankfully, no injuries were sustained. Plans had already been underway since December 2016 for an eight-story office building, as YIMBY reported.

69,600 square feet of office space would have been created, as well as a 240-car parking garage below ground. Some retail space would have been included on the ground floor.

The new development is a radical change, shifting its focus to residential use. The 120-foot tall structure will yield 143,930 square feet, with 11,640 square feet dedicated to the commercial use and 72,830 square feet for residential use.

A proposal has been submitted to the city for a re-zoning at 55-63 Summit Street, in Brooklyn’s Columbia Waterfront District, accompanied by the first renderings of what that could ultimately yield. The affected area is currently classified as M1-1, and the proposal would change that to R6B.

Without the proposed re-zoning, the project would remain in its current state as an extremely under-utilized 700 square foot parking garage and surface lot.

If the re-zoning is granted, plans call for the construction of a 55-foot-tall tower divided between five floors, which would offer up a total of 25,959 square feet of mixed-use space. Of that, 25,059 square feet would go towards residential use, generating 17 new units with an average size of 1,474 square feet indicating condominiums.

The remaining 900 square feet of space would hold a community facility.

Anyone know whats going on with the Maimonides Medical arts building? Literally no activity and just sitting as its steel frame since topping out in September 2016.... it was set to open in Fall 2017...
