^Glazed brick (or terra-cotta rainscreen; can't tell for sure) resembles oversized ceramic tile, as often used on kitchen backsplashes.

I didn't want to bring up parking for 360 W. Erie, but I'm sure you're right. I thought all we had to go on was the renderings. Is this a PD that has floor plans somewhere?

Correct. 25 parking spaces on the first floor plus a small lobby, mail room, etc. and another 27 spaces underground.

The Superior building actually has the same ground floor issue and more parking...

So parking lite development has already caught on for rentals in Chicago.

The question is, will condos follow suit? Interestingly, real estate relies heavily on compatibles, or "comps". It's how buyers and banks ultimately determine a property's value.

The last time we had a major condo boom there was no TOD ordinance. Thus there are no "comps" or much data to indicate how well parking lite condos would sell. I'm sure lenders and developers would be hesitant to test this market, but if parking lite condo buildings do indeed sell well the rewards for such risk takers could be substantial given the lower construction costs and the density bonus allowances in the TOD ordinance.

I'm curious if it will ever be tested out?

Two big differences:

No one ever has to worry about getting out from under a rental unit, so they can make decisions based entirely on their current needs and lifestyle, rather than (folk wisdom about) future resale value.

Second, I think it's still safe to say the condo market looks more to empty nesters and mature adults who may have car storage needs for various reasons.

The TOD ordinance may give developers relief from required parking ratios, but in this town you can be sure developers will only build what sells.

I was going through the front page to remind myself about some of these projects, especially those in the South Loop area. I have some suggested changes:

Move 1411 S Michigan from Site Prep to Under Construction
Move 1136 S Wabash from Proposed to Under Construction
Move 111 S Peoria (AKA Illume) from Proposed to Under Construction (see https://buildingupchicago.com/2017/0...-caisson-work/)
Move Children's Memorial Hospital Buildings A1 and A2 to Site Prep
Add 1101 S Wabash to Site Prep (see http://chicago.curbed.com/2016/12/19...er-wabash-11th for rendering and page 315 of this thread for site prep shots)

The billboards on the parking lot this proposal is for are being removed this morning. Could this actually be moving forward already?

Also, whoever maintains the first page, this 675 N Wells proposal still isn't mentioned on the first page.

I wouldn't be surprised if this is getting started. It's a relatively small project with zoning in place

So did 725 Randolph ever get a redesign or are we still lucky enough to be getting that awesome twisting design with the automated garage and sweet rooftop? I feel like I read a while back that # of units was changing and it wasn't necessarily going to be that gym/hotel concept, and the design was getting revised. Is that still the case?

we're getting a redesign. Related has brought in Handel to redesign the project, though i don't think anything has been made public.

but yes, the old twisting SMDP design is apparently out.
