Huh? Very unclear. So just because there might be a gap between building booms, then that somehow makes a difference?

Well the buildings in the 1920s look different than the 1950s, which look different than the ones from the 1970s-1980s, which look different than the ones in the current cycle. I imagine that buildings 10-20 years down the line will look different than the ones that were built 10 years ago.

American Dream Miami mega-mall: Just how big would it be?

Quote:
American Dream Miami, planned by Triple Five Group, would tip the scales at 6.2 million square feet plus 2,000 hotel rooms, under an application filed with the county on Nov. 30, the South Florida Business Journal reports.
http://www.sun-sentinel.com/business...207-story.html

Hopefully, they will be final approved and then they will start construction a mega-mall.

Is there really demand for that... among the Aventura expansion, Brickell City Centre, and Miami World Center... never mind the continued rise of online shopping? I realize they aren't all after the same market, but an additional 3.5 million square feet of retail space seems ambitious.

I have friends who live east of this proposed mall at Miami Gardens Drive and east of I-75 and the traffic there is already horrible .
It's cheesy and the last thing Miami needs is another mall being built at the edge of the Everglades.

12 Towers Seeking Approval in Miami

Quote:
With dozens of skyscrapers either under construction or proposed in the city, we take a look at the tallest towers for which applications have been submitted. Each of these projects will, if built as proposed, overtake the Four Seasons Hotel in height, creating an incredible shift in the skyline's peak.

Oh, wow!! I cannot not imagine that!! The traffic is very bad out there. It's too extremely overcrowded. Why I left South Florida. They always rains, hurricanes, and too many thunderstorm, as well. I hate the bad weather for everyday. Awful! We don't lived in South Florida after all.

CVS Pharmacy in South Beach sells for $30 million

BY NICHOLAS NEHAMAS

The owners of a Lincoln Road lot that houses a CVS Pharmacy have sold their property for $30 million.

The 24,610-square-foot building is just a block-and-a-half away from the beach and was built in 1951. But the buyers may have to wait to redevelop. A ground lease on the property runs until 2050, according to Michael Denberg, an attorney at Arnstein & Lehr who represented the sellers.

Even so, buying out the lease “is certainly a possibility” for the new owners, Denberg said. “It’s probably a good site for redevelopment.”

The sellers are a Boca Raton-based company called Harris Realty & Associates and Deborah Schluger, of New Jersey. The Harris family bought the lot, at 312 Lincoln Rd., Miami Beach, for $550,000 in 1989, according to county property records.

$30 million Sales price for CVS Pharmacy on Lincoln Road
The buyer is listed on a county deed as Lincoln Road Owner, a Delaware-based company. Businesses often register in Delaware to shield their identity from the public. But the company lists its address as an office in downtown Boston used by real estate investment firm Rockpoint Group.

Lincoln Road has become a battleground for commercial real estate investors. In September, a Spanish billionaire paid $370 million for an entire block of Lincoln Road. Last year, six buildings on the busy tourist street sold for $342 million. Locals complain that the new investment means national chains are pushing out smaller shops.

More changes are ahead for the area: The city of Miami Beach has approved a master plan by New York-based architect James Corner to redesign Lincoln Road. The goal is to make it more friendly for pedestrians and bikers.

$30 Million dollars for a 24,610-square-foot building is insane! Miami Beach is turning into the multi- Billion dollar Island.

300 Biscayne Blvd. | 1,049 Ft. | Proposed

Canada’s Greybrook Realty Partners paid $37,370,000 for an equity stake in 300 Biscayne, which was approved last week to become Miami’s tallest tower at 1,049 feet.
Greybrook bought the undisclosed stake from PMG, and the two are said to be looking to partner on other deals.

Greybrook Invests USD $37,370,000 in Partnership with Property Markets Group to Develop Tallest Ultra-Luxury Residential Condominium in Miami, Florida

Greybrook Securities Inc. and Greybrook Realty Partners Inc. are pleased to announce the successful deployment of USD $37,370,000 in equity capital to develop an ultra-luxury residential condominium located at 300 Biscayne Boulevard, in the heart of Miami, Florida. Greybrook Realty Partners has partnered with Property Markets Group (PMG) to build the tallest tower in Miami.

Located directly across from Bayfront Park, the site is one of the last infill parcels in the downtown Miami area featuring unobstructed views of Biscayne Bay, Miami Beach, South Beach and the Atlantic Ocean.

“We are pleased that Greybrook will be our partner in developing the next iconic residential development in the heart of Downtown Miami,” explains Kevin Maloney, CEO of Property Markets Group. “The partnership marks a great milestone for the two companies to potentially work together on future endeavors.”
