Wow, look at all the great projects! Hopkins is looking good; And those 4 new cranes coming in are amazing. I can't believe they sailed all the way from China like that.

City chooses Maryland Film Festival proposal for Parkway Theatre



Mayor Stephanie Rawlings-Blake and the Baltimore Development Corp. have selected the Maryland Film Festival's proposal for the renovation of the historic Parkway Theatre, according to an official who spoke Thursday morning at the BDC's monthly board meeting.

The city hopes to enter into an exclusive negotiating agreement with the Film Festival shortly, said Darrell Doan, a BDC staffer who manages the corporation's real estate transactions.

The Film Festival is partnering with the Maryland Institute College of Art and Johns Hopkins University on their proposal for the Parkway. The colleges would hold classes at the facility.

Here's what the Sun reported in September about the Film Festival group's plan:

The Maryland Film Festival is suggesting a $16.8 million renovation of the theater. The buildings would be used as a year-round three-screen cinema, live music venue and education center.

In addition to renovating the Parkway, the building at the corner of West North and North Charles streets would gain a glass facade at the ground level and a wrap-around marquee would light the sidewalk.

The upper floors of 1 W. North St. and 1820 N. Charles St., which would have its facade restored, would be used for screening rooms. A restaurant and bar would be installed in the Charles Street structure.

Two other groups also suggested plans for the Parkway, but the board and mayor's office determined the Film Festival's proposal was the most viable option.

Thursday's board meeting was the first for the BDC's new president, Brenda McKenzie, whose immediate past job was as an economic development officer in Boston. She started at the BDC on Monday.

Staff from the BDC's divisions presented overviews of their work to McKenzie and the board, to bring everyone up to speed on the corporation's activities throughout 2012.

Other tidbits gleaned from the presentations:
•Next year, the BDC's business development team will be hosting an event for Washington-based businesses to entice them to move their operations, or expand, to Baltimore.
•There are efforts underway to replace the out-dated "sugar cube" streetlights around the Inner Harbor.
•There is a plan for a "German Christmas Village" at the Inner Harbor for the 2013 holiday season.
•Several development projects are moving forward throughout the city, including a proposal for the development of 200 market-rate apartments by Commercial Interiors Inc. in Jonestown and the construction of a supermarket in Howard Park.

Rotunda redeveloper close to announcing new supermarket
Restaurants, other tenants might be named before end of year, too

Rotunda mall redeveloper Hekemian & Co. is expected to announce a successor to the former Giant supermarket in the next few weeks, possibly by the end of the year, said Al Barry, a local land-use consultant to Hekemian.

Other tenants, including several restaurants, could be announced as well, Barry said. He said at least one "major tenant" is expected to be revealed.

Overall redevelopment plans are still on track for the Rotunda, 711 W. 40th St., in Roland Park, and groundbreaking is planned in May 2013, Barry said, adding that Hekemian representatives met with architects on the project Dec.17.

Final negotiations, including letters of intent for a number of tenants, are under way, Barry said. How many new tenants there would be depends on how space in the shopping center is reconfigured, he said.

There is no lack of interest in the Rotunda by grocers, restaurateurs and other retailers, Barry said.

"There is a tremendous amount of interest in the retail space," he said. "There is more interest than there is space."

Barry also said Hekemian envisions several restaurants ranging from fast-casual to sitdown with wait staffs.

"There will be a variety of food options," he said.

The Rotunda, a small, struggling mall that has been treading water in recent years, dominated north Baltimore news in 2012. Landover-based Giant Foods closed its Rotunda store after 41 years and opened a new, larger store in the former Fresh & Green's and SuperFresh space in the nearby Green Spring Tower Square shopping center in the 1000 block of West 41st Street in Hampden.

In August, Baltimore City Councilwoman Mary Pat Clarke and two other sources said three grocers were in the running to replace Giant — Baltimore-based Graul's Markets, Inc., Washington-based MOMS Organic Market, and The Fresh Market, based in Greensboro, N.C.

Also this year, Hekemian reconvened its long-dormant citizens task force of residents in communities surrounding the Rotunda, and unveiled plans for a roughly $100 million redevelopment project — scaled back from original plans in the mid-2000s. Current plan call for about 375 apartments, aimed at empty nesters and young professionals. The project also includes a five-story building with four stories of apartments and a lower level of additional retail. A parking garage with 1,100 spaces is also planned.

Hekemian no longer proposes a hotel, a 22-story apartment building or underground parking, all of which were part of earlier plans.

There are also no plans to use the interior part of the mall for retail. Stores would be turned outward to face a plaza that would include programmable space for outdoor events, as recommended by the city's Urban Design and Architectural Review Panel.

Clarke and some UDARP members balked at the absence of an interior mall, but Hekemian senior vice president Chris Bell said that was always the plan.

"Homes, offices and shops would sprout around Baltimore's Penn Station under a preliminary plan developed for Amtrak for the midtown site.

The national passenger railroad tapped Beatty Development, the Baltimore-based developer responsible for Harbor East and Harbor Point, late last year to create a master plan and lead the redevelopment of about seven acres of underused land around the century-old train station.

Beatty Development's vision calls for the construction of up to 1.5 million square feet of new residences and commercial space at a cost of about $500 million over the next decade..."

Baltimore's rentals in high demand, fueling building boom

To win the two-bedroom Canton condo Jillian Rimmer wanted, she offered to pay $75 more a month than the asking rent of $1,600.

It worked: The landlord chose her bid, and she and a roommate live there now.

"I was willing to pay that for the great location and parking," said Rimmer, who is in her early 30s and who moved to Baltimore from Columbia. "I had quite a bit of trouble finding a place. Pretty much as soon as a listing went online, it was gone."



Many interested in urban living face the same problem in Baltimore's competitive rental market, in which a limited supply of quality rentals in popular neighborhoods such as Federal Hill, Fells Point and Mount Vernon have tenants scrambling to secure leases. Developers, meanwhile, are rushing to renovate buildings built decades ago for offices and other uses into apartments, especially in and around downtown, raising, some say, the prospect of another real estate bubble.

"Inventory is very, very low right now. ... It happens all the time that people lose out," said Tania Ellis, a real estate agent who specializes in Baltimore rental properties. Ellis helped Rimmer, who initially tried to rent an apartment on her own, secure the Canton condo. "About 80 to 90 percent of the time you have to bid up the rent."

The apartment vacancy rate in Baltimore's city center dropped to 4.8 percent in the second quarter, according to data released Thursday by real estate data firm REIS Inc. Four years ago, the vacancy rate was nearly double that.

The surge in demand for rental housing is not restricted to Baltimore. In 2012, the number of renter households grew by more than 1.1 million nationwide, according to a report released in June by the Joint Center for Housing Studies at Harvard University. It was the eighth year in a row of renter growth, according to the State of the Nation's Housing 2013 report.

Approximately twenty-nine of thirty-four Spruce Hill residents voted in support of the alternative plan for 4224 Ave, Wednesday, July 24th.

It was the third and final meeting between U3 Ventures, architect Cecil Baker and the community. Notably: fewer residents attended the final meeting than the two preceding it. However, since the majority of those in attendance voted in favor of the plan, it suggests that the Spruce Hill community might support U3 Ventures when it goes before the Zoning Board of Adjustments (ZBA) for several variances.

If approved, the project will include two L shaped buildings facing Baltimore Avenue, which will connect to the five-story building facing 43rd Street. There would be 8,000 sq. feet of space retail, which will wrap from the ground floor of Baltimore to 43rd Street. As for the 10-story building facing Baltimore Avenue, the top five stories will be designed in a cascading, terraced fashion. An 10-story glass and metal tower will stand behind it. Bricks will accent the first few floors of each building.

If constructed, 4224 will include 178 rental units. About 25-30 of the units will be sold as condos. Situated in the building’s first five floors, the apartments will be a mix of studios, one-bedroom and two-bedroom apartments. The size of the apartments will range from 400 to 950 sq. feet. Its condos will be located on the upper floors. The two-bedroom condos will include 1,600 sq. feet of space. In addition, the five-story building facing Clark Park will have a roof top community garden. The project also includes 65 underground parking spaces.

Seawall plans redevelopment of three blocks of Remington Avenue



Seawall Development Corp., which is reinventing Remington with numerous projects, has unveiled detailed plans for its biggest one yet — the redevelopment of a three-block swath of Remington Avenue with retail, apartments, nonprofit offices and parking garages between 27th and 29th streets.
The shops and other businesses would be based on what residents are telling Seawall officials they want, with ideas already including a day care center, restaurants, doctor's offices, a health club, a gymnasium, an art gallery, a bank, and incubator space for small businesses.
"If the community wants a barbecue joint, I'm going to find the best barbecue joint I can find," Evan Morville, a Seawall partner, told 50 people at a community meeting Saturday. He envisions the project as "neighborhood retail," with no big-box stores planned, he said, but did not rule out chain stores.
Morville said Seawall hopes to start construction on the $35 million project in June 2014 and do all three blocks at the same time, finishing in June 2015.

Must be the weather because this is the third wrong forum post I've seen today.

But anyways, good to see that Baltimore is getting some new highrises. I made a couple of threads spanning a month ago with recent skyscrapers for the city. Exelon should stand out, same with lightstreet. Baltimore is joining the growing list of U.S. cities receiving new tallests. Good era to be in.

Pratt Street should be over 200 feet. Solid addition to the CBD at that height as its replacing a parking lot.

300 east Pratt

There will be a meeting thursday in Baltimore with Udarp and they will be laying out the plans for a new building at 300 east pratt and most are hendering on a 50 story tower at that site.<cranes in place at harbor east for four seasons adding height,
