FORT LAUDERDALE | 633 SE 3rd Avenue | 586 FT | 47 FLOORS

830 residential units,
12,798 SF Retail/Restaurant
Developer: South of River Association, LLC

No Image is available right now, but it's expected to be available when it reaches the DRC next session. According to Accela LauderBuild, it was scheduled to go up on August 23rd but it never did.

The only image available is an image on the fort Lauderdale zoning website. I'll post it but it's very low quality.

If you want to access the document on LauderBuild just search: UDP-S22042, under - DRC- Site Plan (Level II, III, IV)/Planned Development District. I'm not sure if it's because I don't have an account, but I have no access to documents.

Although the image looks blurry, this might be a new tallest! It also doesn't look too shabby just by looking at the image.

I checked the registration for the developer, South Of River Associates Llc, and they registered as a foreign limited liability company on June 3rd 2022.

Traced back to: 505 Flushing Avenue, Suite 1D
Brooklyn, NY 11205.

NY money continues to flow into the area.

Glad a new tallest is in the works. Whole area is transforming.

I have access, but, don't see any additional information.

Hmm, I guess we'll see some images once it pops up in one of the DRC meetings.

In 3 days I'll post the images once the data is released. There are also a few townhome developments listed in the DRC agenda. Check back on Sept 9th!

I'm curious what the height is? Looking like a potential new tallest although hard to tell from the rendering. Hopefully its closer to 570 ft.

Access to the zoning/DOB documents would aid.

Looks like it has a crown so 570-580 wouldn't be too far off. It also depends on whether the developer will provide generous 10 FT ceilings to the buyers, I bet they will though.

Cool building. I'm getting a sort of Marina City feel.
