Cool AUSTIN | 1301 Lavaca | 120 FEET | 8 FLOORS | Proposed

1301 Lavaca as seen on Streetview was demo'ed about a year ago. A CVC determination was filed today and billed to Page. About half of the site is in a CVC.

Oh, if that vacant lot at 1301 Lavaca could talk. I wonder how much coke is still mixed in with the demolition dust?

There's a CVC height determination for 1301 Lavaca Street. This is for the northeast corner of West 13th & Lavaca Streets. There was a 1-story building on the west side of that block, but it was torn down some time ago. It was vacant in the Google Street images.

RIP "Uncle Charlies"...... Guys who Owed it for years sold it and the property a few years back. Then it sat undeveloped.

There was a CVC height determination for this that was approved in March. It expires next March.

The formal site plan was added to the site plan application. It has seven floors of office and one floor of residential. It's described as both an 8-story and 9-story building. I didn't notice a reference to parking levels either above or below ground. So that might count for the floor count discrepancy.

This was posted to the AULCC page today with the elevations. It'll be 120 feet with 7 floors of office and one floor of residential.

The best thing about this project is that it will help close the "deadzone" between Downtown and West Campus.

I feel like there is enough "stuff" in the area to be more active and vibrant than it is. I think it feels like a deadzone around there because there is hardly any ground floor retail in this part of downtown (less than any other part I would say).

Is there a difference in zoning in this part of downtown, or will these new buildings be required to have that in their designs? It may be nice if the city encourages this type of development more by creating a vision of what that kind of environment could look like in this part of town.

The ground floor retail (and Great Streets) that we see in virtually all downtown high-rises is because they are options developers have to get the density bonuses they need to build tall. This project is apparently not trying to get a density bonus and will build up to the height allowed with no bonus. Density bonuses are mainly (but not exclusively) options for sites zoned CBD. Most of this area is not CBD. But the nearby Hilton Garden Inn and 17th & Guadalupe condo tower did go through the process to get density bonuses.
