Since an application has been formally made, figured we'd start a thread on this one. It's almost certainly going ahead. This is the Amacon project proposed for 1305 Burrard, where Commercial Electronics is currently located. It'll have a very respectful 7.32FSR. Here are the details...

I feel this proposal looks pretty sharp, and although I don't say this very often I feel this one could use an additional 6-8floors.

I hate this building. Too squat and wide. Anyway you can see the massing for the Gateway office tower to the right of the first pic.

interesting the Gateway office tower seems to have a connection across the alley ... I thought that alley would be closed for some reason .... I guess not.

also seems like the Gateway office tower has an interesting shape to it in the Burrard frontage ...

It diverges from the setback (from Burrard) that's seen with the Chysallis and the Ellington. Which means that it'll have good views down to the Burrard Bridge. But it does seem out of place on that model - it may look better if Milano is shown - I think it's up the to sidewalk.

Thanks for the Burrard gateway tower pic - the massing looks awkward, but may be consistent with the condo tower when exterior finishes are accounted for.

The city is looking at the rezoning application by Amacon on Sept 20th. Architect is IBI.

The application proposes a residential tower with commercial uses at grade. The residential component consists of 121 units, with 20 studios, 71 one-bedroom and 30 two-bedroom units.
There is a 523.7 m2 (5,637 sq. ft.) commercial component, primarily oriented onto Burrard Street.

This application proposes an increase in density to 7.40 FSR for a total floor area of 8 911.3 m2 (95,920 sq. ft.).

The application proposes a 17-storey residential tower with three commercial units at street level. Parking is proposed below grade, with access from Harwood Street.

The application proposes a tower of 46.8 m (153.5 ft.) in height. While the height limit for this site in the Downtown ODP is 91.4 m (300 ft.), a view corridor (Granville Island to the Crown of Grouse) limits the height to 46.8 m (153.5 ft.). A proposed rooftop guardrail protrudes (up to 2 ft.) into the view cone at the southern end of the building, due in part to the slope of the site. However, staff are satisfied that this slight incursion will not compromise the view cone’s plimsoll line and will seek a frameless guardrail design to further
minimize any compromise to the view cone.

The proposal looks pretty refined and should make it through. There are some renders in the file as well if someone is interested in screen capturing them.

As I mentioned in the retail thread Commercial Electronics has now vacated for their new digs at 1565 W 7th. I would imagine the presentation centre will be located here in the spring.

They've submitted their development application now. Doesn't appear to be any changes. Note the address is no longer 1305 Burrard but now 1009 Harwood, which shouldn't be surprising given they've named the project the Harwood.

Was able to get some better pix of the model. I hate the colours; that purple/blue is just garish. This project will look dated very quickly.

Why bother with retail? That side of Burrard always seemed to have a hard time renting what is already there.

well maybe at some point in the future retail will work in that location, its good to plan for that. the retail in anchor point seems to do well.

Well mid-April opening didn't happen but as of today the presentation centre is open for previews. Was surprised to learn every suite has parking, a storage locker and air conditioning. Completion spring 2014; prices range from $350K for 526 sq ft to $669K for 963 sq ft. Amacon is looking at leasing the retail to a coffee shop (Starbucks preferably) on the corner, a drugstore and a bank. Here's some pix of the larger model.
