This was mentioned in the recent article in the Austin American Statesman about 70 Rainey:
The condo tower is the first Austin project for Sackman Enterprises, but more are on the way, said C.J. Sackman, the 27-year-old director of development for Sackman Enterprises. The company plans at least six projects in Austin over the next several years, Sackman said.

The firm also has purchased the site on South Lamar Boulevard where the La Feria Mexican restaurant is located. The restaurant will continue to operate until Sackman Enterprises is ready to move forward with an office project there, C.J. Sackman said.
La Feria is at 2010 S. Lamar Blvd. I googled the address and found some renderings and site plans for this proposed office building:
I spoke to a rep (employee) from Sackman a few months ago. She confirmed that this building was happening for sure. I am building my personal home on Hether and I fully support this type of project. I like the design too.
My question is does anyone know what is planned for the old Artz Rib House location. Abel's Rib House was supposed to start construction there years ago. Seems weird that since Artz was torn down in 2011, nothing has happened.
In-N-Out Burger. Behind it is the mixed use project being built where the Golden Corral used to be. It was originally going to be called Lamar Flats, but
the name has been changed to Groves South Lamar.

The construction on the right is at 1607 S. Lamar where
it intersects with Evergreen. It used to be Longhorn Collision Center but is being remade into a single-tenant ground lease for retail.

It looks like Artz Rib House was at 2330 S. Lamar. When I googled that address I came with a listing that indicates it will be an office building with ground floor retail called Mirabeau.
Looks like it's being designed by a firm called Designtrait a small boutique firm located at Spaces 2525 on S. Lamar.
Mirabeau is a 34,000 SF retail | office building that sits at the lighted intersection of South Lamar and Bluebonnet. There is approximately 9,400 SF of retail and 24,600 SF of office space. Contrary to many of the mixed-use projects on South Lamar, all of the parking is surface grade. The building is conveniently accessible from the neighborhoods and is equidistant between Barton Springs and HWY 71. Availability - upon completion
Thanks for the great updates. I live in the area and have been very curious about all of the sites you mentioned. Glad to see the La Feria and Artz locations are being redeveloped so nicely - those are great renderings.
I think Lamar Union is my favorite in the bunch. Some of the others are too busy and feel a bit bulky, but Lamar Union is more subtle while striking at the same time.
Word in the 'hood is, October 29 is their last day. Sad news.
At least half the comments in that thread said it wasn't sad news at all - that their food was mediocre and their kitchen was filthy. I do like all the neon at that location, though.
Well, the people who are sad about La Feria go are the same people who were complaining about Taco Cabana by the Pfluger Pedestrian Bridge...at least they have a slight reprieve with that one. It's a Pollo Tropical now or something, right?

Yes the lot is owned by Houston Street and he was looking to redevelop it into a 100 foot tower, but the neighborhoods south of there threw a fit because they view any high rise development south of the river as a threat. That's the same reason that sno-beach has been able to rent on that vacant lot on Barton Springs for so long, it was going to be redeveloped into a high-rise building that would be *the same height as buildings on either side of it that already exist* and the neighborhood association managed to block it.
