Looks like site prep has finally started for 2498-2510 Main Street in Lambeth.

Heavy equipment has been busy installing sewers and utilities to service this empty set of lots that have been consolidated into a single property.

The old planning report from 2019 had zoning approved for a 2s commercial retail building and 16 units of 3s townhouses with 61 parking spaces.

Good news to see this large gap in the street-scape finally being closed with whatever is finally built.

good news for London and Lambeth today. Great to see more manufacturing coming to town, and having one of those streetscape gaps plugged in Lambeth.

Another announcement a year after an announcement. I expect another announcement when they break ground.

Good news for the London economy.

London is fast becoming a food processing centre and as the sector develops it will continue to attract even more like minded businesses. It's a good sector as it is a recession-proof one. No matter how bad an economy, people will always have to eat.

Domus developments wants to give a new lease on life to two homes on Princess Ave just across from Central High School. Going to PEC in March which should approve this proposal unanimously.

Former Bowlerama Royale/Roller Palace building on Dundas east was demolished today (I'm assuming it's all down now, it was mostly down at noon when I drove by). Drewlo owns the property and has plans for townhomes and an apartment building here. Not sure of the status of that proposal, whether they can proceed with construction, or if it has been approved yet. Deputy Mayor Lewis posted about it on his Facebook feed today.

That's good news indeed. Dundas St East has many underutilized commercial properties that could be redeveloped into residential. Would love to see the old car dealership and plaza east of it replaced with new residential buildings. There are many other properties as you travel east that are at EOL and need redevelopment.

There is also a proposal listed on this site down the threads a bit for a small apartment listed at 2060 Dundas, behind the church (former Martens Furniture building as I remember it). And of course, the apartment in front of the trailer park, who knows if that will ever make it through approvals.

LFP article on the status of various residential buildings soon to start leasing units this year.

some nice photos included in the article

It sure would be nice if the Landlord sold off the vacant RBC bank tower at Richmond and King to a real developer who will convert it to residential.

It's Farhi that owns the old RBC building, so you know it won't be developed or sold off anytime soon. Even if someone did buy it the building is a complete dump; I worked there during the last year RBC was in the building in 2019 and it suffered major water damage from sprinkler pipes bursting the previous year. Farhi did a patch job at best as RBC already gave notice to vacate, and the other smaller tenants have vacated as well. The building will get the typical Farhi treatment and rott & fall into the ground.

Yeah it will likely require a complete gut job back to the concrete slabs and replacement of all the windows. Once done they could repartition the floor plate and redo all the electrical, plumbing and HVAC/mechanical to create residential units. Certainly require a creative architect and engineering firm to draw up workable plans to convert this building and alot of money from the new owner if only the Landlord would sell it.
