Do you mean 45th St S. because 45th Ave is in Osgood not Urban Plains development?

I've got some sad news to share, the poster that started this thread and many others about Fargo "SmileyBoy" has lost his battle against cancer. RIP

Its 45th Street South. The exact address is 2853 45th St S. So right around that Holiday Station

I had not heard about this; I had no idea he was battling this. This is very sad, so young.

I actually met him a few times, he loved to follow the NDSU Bison and I sat next to him at a few basketball games. Great guy, very optimistic. He posted frequently on NDSU's message board and that is how I learned about his cancer and his passing.

Very sad to hear about SmileyBoy, I was curious as to why I hadn't seen him on here for a while. My heart goes out to his family, it's scary when a young guy has to go through those battles.

On another note, I indeed mistakenly said "45th Avenue" instead of "45th Street", looks like the People's Organic will be between the Holiday (as previously referenced) and the Smiling Moose/AT&T/Five Guys building.

Boulevard Square

It looks like Spicy Pie is coming to a new mix-use development called Boulevard Square at 745 31st Ave E in West Fargo. And the sign went up for the Marketplace at the Preserve across from Costco and they have there first tenet Taco Bell already signed.

I enjoyed his many posts and he was the reason I started following this blog and stayed engaged for so many years now. His passion in seeing our community grow into an actual city has kept many of us looking towards the future.

Does anyone know what's going up to the southwest of the Hilton Garden Inn (the northeasat corner of 17th Avenue and 44th Street)? I believe that is across the street to the east from the proposed Ashley Furniture/Hotel/etc. development that was revealed within the past couple months.

Well, the original plans for the HGI included a waterpark and vast pool area. This may be that project underway? According to the local GIS map, the same ownership group (Fargo Lodging Associates ES) as the HGI does still own that piece of land.

According to the Inspections page, that building being constructed is a Home 2 Suites by Hilton. The waterpark was supposed to go on the east side of the building but that has yet to come to fruition.

A few years back when I was working for the Service Center before the Hilton construction, it was told to us that a Cheesecake Factory was going in that corner lot. That was years back though and I always thought that was interesting at the moment.

From what I heard (and this is all hearsay), the initial plan was to build a water park near the HGI, but the hotel did so well (or at least the value of the hotel increased so quickly) that the hotel was sold to another group who does not plan to build a water park. It's unfortunate, I think a water park akin to Thumper Pond or any of the resort-type towns in the region would do quite well.

anyone know whats being planned for the area south of 52nd Ave S and like 42nd st, west of Walmart? Was driving along 52nd Ave last night, and noticed some markers out in the field. New developement?

^That area is known as the District at the Pines. It will have commercial along the 52nd Ave. corridor as well as along the 45th St. corridor once they extend that road. Behind the commercial (so further south) is where a park and a single family housing development is being constructed. That is what you most likely saw.
