Trammell’s designs for the land are still being refined, but executives anticipate developing about 800,000 square feet of office in two buildings rising 10 to 12 stories, and 325 apartment units in a nine-story building. The site, which fronts West Santa Clara Street kitty corner from SAP Center, would be sprinkled with shops and restaurants and include a large public plaza along West Santa Clara Street. The historic San Jose Water Company building would be renovated and repurposed, possibly as an entertainment-focused retail space.

...

But make no mistake: While developers are thrilled for the new Whole Foods, which has been credited with drawing investor interest, this is all about transit.

Trammell, which has developed more than $60 billion worth of real estate over its nearly 70-year history, was searching for a major transit-oriented development site next to Caltrain up and down the Peninsula, Little said. Executives quickly honed in on the Adobe land, attracted to its large size and Diridon’s frequent “Baby Bullet” Caltrain service, the line’s semi-express mode.

I've been watching this, but hadn't seen renderings before. Thanks for finding that. It's a pretty rough illustration, so hopefully it will undergo a lot of refinement and end up looking much better than that.

I really hope the residential part doesn't look like that.

SJSC Towers (2 Towers) | 28 FL and 20 FL | 90M / 295 ft both

http://www.bizjournals.com/sanjose/n...ntown-san.html

Quote:
A 1.4-acre parcel across the street from San Jose City Hall would sprout two towers — one office, the other condo — under plans being considered by the property’s new owner, a Chinese-backed development group that expects the project to be just the start of its work in Silicon Valley.
“They’ve built absolutely exquisite mixed-use projects in Beijing, and now they want to bring that level of quality and experience to San Jose,” said architect Rob Steinberg of the eponymous design firm, which is working with the company. “Their hope is they will become part of our community, and that this is the first of many that they’ll be able to do here.”

...

The concept includes a 28-story, 350-unit condo tower on the western side, with a 20-story, 350,000-square-foot office building flanking the eastern edge of the parcel. Both would rise up to 295 feet from a shared podium parking garage, making them among the city’s tallest buildings. About 20,000 square feet retail would help “activate” Santa Clara Street and Fourth Street, Steinberg said.

...

Courtesy Steinberg Architects / SJSC / Silicon Valley Business Journal

So far we only have the massing diagrams, at 295 feet tall they would be the tallest towers in San Jose, and the residential tower will become the tallest residential tower between LA and San Francisco (stealing the title from the 88). The residential component will supposedly have a rooftop pool on the 28th floor, 278' off the ground. We'll see how much they scale back in the future.

Volar | 25 floors | unknown height

New proposal for a 25 story residential tower adjacent to Santana Row.

http://www.bizjournals.com/sanjose/n...posed-for.html

Quote:
Exclusive: 25-story mixed-use tower proposed for San Jose's retail mecca

The latest high-rise proposal for San Jose features a design inspired by the wings of a falcon, includes a circular top-floor restaurant under a glass oculus, and can automatically deliver your automobile in 60 seconds from a “car ATM.”
But here’s something just as notable: It’s not in Downtown San Jose. Instead, try “Santana Row adjacent.”

Meet Volar, a 25-story mixed-use tower proposed for 350 S. Winchester Ave., that’s definitely outside the proverbial box. (The word means “to fly” in Spanish.) On tap: 330 residential units and about 50,000 square feet of commercial space, encased in a curved glass skin wrapping around floors that are shaped a little bit like a Star Trek communicator badge.

While tall residential buildings have blossomed in downtown San Jose, no Silicon Valley developer in recent years has gone so high outside the central business district. That's partly because rents have not justified the steeper costs, but also because such density has not been seen as necessary — or even desirable — in more suburban locations.

That would certainly create a visual landmark for Santana Row. The circular glass restaurant at the top sounds promising too. That could be a real destination.

It is interesting, one issue is that it is looking west instead of east, during the day it would have impressive views of the valley, and hills, but at night there are only a few highrises on the smaller highrises off in the distance, the Apple HQ and a few other things like that, if it faced east it would have the downtown skyline in view of the mountains behind it. Hope they make an outdoor seating section facing that way.

Why is all this info buried here? Move it to City Compilations and axe that ridiculous "miscellaneous Bay Area"thread.

Sorry, there was no data on any of these buildings, and I figured I would create a page, didn't think it was a bad place for it.

Haha, I wasn't ripping you, man. This is all great stuff. I was just lamenting the relative lack of exposure here in the regional forums.

Greyhound Bus Terminal will be replaced with 2 highrise towers, yet to see how the city's plan for homeless housing next door affects this. The development will fix one of the issues regarding walkability in this part of downtown.

http://www.bizjournals.com/sanjose/n...ntown-san.html

Quote:
Massive high-rise project eyed for downtown San Jose's Greyhound site

San Jose's Greyhound bus terminal could sprout two residential towers totaling more than 700 units in what would be the largest project by unit count ever proposed for the central business district.
KT Urban, downtown's most prodigious high-rise developer, last week turned in an early concept to the San Jose Planning Department for the roughly 1.6-acre site at 70 S. Almaden Ave., according to city records. The application is preliminary, meaning it is meant merely to gather feedback from staff. But it provides the first public glimpse at what KT envisions for the location, and is a clear signal that the redevelopment of the parcel is moving forward, five months after I first reported that KT was in contract to buy the land from Greyhound.

...

The KT Urban concept would see a 24-story and a 23-story tower resting on three levels of underground parking. The plans show multiple potential orientations for the buildings, including east/west and north/south layouts, and it's unclear which direction the developer will be going. One tower would include 294 units, while the other would have 414. The buildings could reach 241 and 251 feet tall.

...

Perhaps having it be so close to this building with that design is not a great idea, maybe have an update to the facade:

Wandering around downtown this morning...

Silvery towers, still underground:

Here's the project next to whole foods:

This one kind of flew under the radar, retail across the street from whole foods:

Down the street on Julian, there was a proposal for a 114 unit apartment complex here, not sure what the status is though:

AC Hotel:

Looks like they're beginning to tear things up in the north San Pedro area, I'm not sure what's actually happening here, if all this fencing is for the road realignment or one of the many housing projects:

Speaking of civic projects, not too much activity with the Autumn street extension:

...but it looks like they're making a little progress with the BRT station next to Diridon:
