Durham news:

555 Mangum is a new development planning to open 2018 in downtown Durham near the Athletic Park. Will be a 10 floor office building with retail and a residential building:



The two buildings will be on the left side of the yellow box, and the right side of the yellow box will include a parking deck and future additional residential:

This is a really nice add for the city of Durham. and should still let plenty of light through to the DBAP as they arent too tall.

Ooooh that building is Large! I hope they approve every bit of it and it comes off looking exactly like this. Raleigh has a way of moving very slowly through the approval process and things are normally scaled waaay back. Hopefully as the city grows they will be less skittish about growing UP!

It's more like three connected buildings: apartments, a hotel, and an office building (on the right).

It will take up an entire block minus the small, gray square in the bottom left which is Flying Saucer bar that was the only part of the block that didn't sell. This area of downtown has a 20 floor height limit which kept the project from going taller (Fayetteville Street downtown has 40 floor height limit).

N&O reporting new 12 story, 193 room Courtyard by Marriott hotel proposed on Enterprise lot downtown.


RALEIGH

A local developer has submitted preliminary plans to build a hotel on the site of Enterprise Rent-A-Car north of the downtown Raleigh Convention Center.

From News &Observer:
The Winwood Hospitality Group wants to build a 12-story, 193-unit Courtyard by Marriott hotel on the .57-acre lot, said Amit Patel, the company’s president. The hotel would have a street-level restaurant, retail space, fitness center, parking deck and meeting space.

The proposal for the site, at 431 S. McDowell St., is one of several hotel projects either under construction or proposed in the area. Winwood’s project, along with about four others, would bring nearly 1,000 hotel rooms to downtown over the next few years.

This is a slightly newer (and in my opinion slightly better) rendering of the Courtyard:



The lot is a Enterprise rental car lot so this will be a big improvement. However it looks like it includes a lot of parking which question if it is needed as there are several parking decks adjacent. In any case, at least this will hide some of the parking decks and bring another restaurant space downtown.

New renderings of The Edison office tower in Raleigh. This is about the fourth different design of this building. A couple months ago they tore down the reset of the structures on the site and it is currently being used as surface parking.

400 Hillsborough - Raleigh - 20 floor, 244'

A new proposal/site plan for a 20 floor mixed use tower in downtown Raleigh. 244' will be 20 feet shorter than SkyHouse Raleigh and have 220 residential units (compared to Skyhouse's 230 units). The developer has also bought air rights to a nearby parking deck to add some more floors to it to provide for parking.

I won't believe anything on the Edison until ground is broken and the ribbon cut. It's been hanging around in limbo forever!

Marriott looks really nice. I wonder where enterprise will go? Many of the companies downtown use them for their employees. I used them quite a bit when I lived in Raleigh and worked on fayetteville street.

Not real sure. I get over to Durham less than I get to Charlotte. They biggest Durham project is the 27-story One City Center tower which Duke will have some space in. Also, the Durham-Orange light rail is still in the planning stages.

I've read that Duke is building a new softball stadium and a third Medical Sciences Research Building that will be located on Research Drive between the Occupational & Environmental Safety Building and the Medical Sciences Research Building II.

The rear sides of the two high rise hotels are horrible. Hopefully the city can leverage to have these dressed up with better building materials and/or more window openings.

The good thing is nobody will really see the back of the hotel because it will be up against an existing parking deck that will hide it from view.

City Gateway - 10 floors





"Will be the first energy positive, high-rise building in the United States" that "will produce more energy than it consumes."

Will have an exoskeleton of roof- and wall-mounted photovoltaic panels along with a ground-sourced, geothermal energy storage system. He projects the building will be 60 percent more efficient than comparable buildings in the region.
