New Look: 160 West Street, Greenpoint Condo Project

Quote:
Permits indicate the building will have only 13 apartments spread across 16,198 square feet of space. The developer numbers of 14 units and 20,000 square feet are likely the accurate figures, and these kinds of minor discrepancies are common (although when it comes to floor counts, developer numbers can skew substantially from both DOB figures and reality, especially in taller buildings).

Units at 160 West Street will average over 1,400 square feet, and the project’s Schedule A shows four condos each on the third and fourth floors, three on the fifth floor, and two on the sixth level. The top two units will also have access to roof decks on top.

The Schedule A also notes that the ground level — which will include an entryway, bike storage, and eight spaces for parking — is “subject to flooding,” as is much of the surrounding neighborhood.

While this is bad if unplanned for, the design for 160 West evidently takes this into account, as the building’s second floor will house the mechanicals, the compactor room, the telecom room, and the elevator control room.

Brookfield buys a stake in huge Brooklyn waterfront residential project

Brookfield Property Partners has acquired a stake in the massive Greenpoint Landing project that is set to bring 5,500 apartments to the northern Brooklyn waterfront, according to property records filed with the city Tuesday.

The Canadian firm announced Tuesday that it purchased a majority stake in two high-rise rental buildings from Park Tower Group, the company that owns the overall 22-acre site in a sleepy corner of Greenpoint. The release did not indicate how the deal was structured, but city property records indicate that Brookfield purchased a tract of land from Park Tower for $59.7 million.

"This is an important addition to our growing multifamily platform," Brookfield Property Group Chief Executive Ric Clark said in a statement.

Brookfield will develop two high-rise rental buildings. One tower will be 30 stories tall with 365 units, and the second will be 40 stories with 415 units. Construction is expected to begin in the first half of 2016, with an estimated completion in 2019. Total project costs are estimated to be $600 million. The two towers are part of the first phase of Greenpoint Landing, which will ultimately create 5,500 apartments, 1,400 of which will be affordable.

Yesterday it was announced that Brookfield Property Partners is making their first Brooklyn venture by purchasing a majority stake in two Greenpoint Landing development sites for $59.7 million. While better known for their commercial ventures, Brookfield will begin construction early next year on 775 market-rate apartments on two waterfront parcels. The towers should be finished sometime in 2019 at the total cost of $600 million as part of the first phases of the of the 22-acre master plan which is being designed by Handel Architects.

Your the man Peter!

Would you happen to know the height and dimensions for the lot?

30 floors and 40 floors for both towers, so I'd image where looking at 350 to 450-500 ft for the second tower roughly? Those look like some nice 12 foot ceilings n those units.

I had this confused with the 77 Commercial Street towers, which will be "next door"...(also 30 and 40 stories)

Significant progress is being made at Greenpoint Landing, the waterfront mega project from developers Park Tower Group, Brookfield Property Partners, and L+M Development Partners. Handel Architects is responsible for the design of the master plan and the current sites completed or under construction. The master plan will bring 10 towers and about 5,500 residential units to the Greenpoint neighborhood in Brooklyn. Approximately 1,400 of those units will be permanently affordable, some of which are already being offered through housing lotteries for the first three all-affordable low-rise buildings at or near completion. Also included in the development will be a waterfront park from James Corner Field Operations and a K-8 public school on the corner of Franklin and Dupont Street.

37 Blue Slip

Concrete superstructure has reached the half-way mark at 37 Blue Slip, the first market rate tower of the Greenpoint Landing mega project. The 30-story tower will rise 300 feet and offer 373 residential units when completed. Brick, metal, and glass will clad the façade, tying the tower into the adjacent affordable buildings in the development.

Brookfield, Park Tower developing two more towers at Greenpoint Landing: The developers are delivering 1,240 rentals at the site

Brookfield Property Partners is bringing two more rental towers to the Greenpoint waterfront, further expanding its footprint on New York.

Quote:
The Toronto-based firm, in partnership with the Park Tower Group, announced plans on Thursday for two more buildings at Greenpoint Landing with a total of 1,240 units — one-third of which will be set aside as affordable housing. The towers will cost around $1 billion and construction is expected to start in 2019.

Park Tower is currently developing Greenpoint Landing, a 22-acre site that spans a half mile along East River in Brooklyn. Up to 5,500 units are expected to be built on the site, of which 1,400 will be affordable. The area was rezoned for residential use in 2005 by the Bloomberg administration.

Brookfield and Park Tower have already constructed two rental towers at the development site, and leasing is start by the end of the summer. Those towers — one 30-story, 365-unit building and a larger 40-story, 415-unit structure — were built on Commercial Street with project costs estimated at $600 million.

This area is about to explode, along with Hunters Point South across Newtown Creek. I checked out the new southern phase of Gantry Plaza State Park last weekend—gorgeous, and packed.

the waterfront from Hunters Point to Williamsburg is going to be one long, sprawled out skyline. There's also going to be an enclave of highrises on the Astoria waterfront.
