Perhaps a bit off-topic, but I've long lamented that, in a city of hills, San Francisco put its grandest civic building in a valley, where it can't be seen from around the corner.

^ Well, this makes sense, since when the city was founded there weren't cars and people didn't want to walk up the hills.

The real tragedies, imo, are that Van Ness lops off a sizeable chunk of the Civic Center, and the population isn't dense enough in the area to keep it hopping at all house. 10,000 more people living in the hood and we'd have a European-style feel to the place (aside from Van Ness). As it is, no.

Scott Wiener has reintroduced his TOD density bill for 2018:

Under SB 827, parcels within a half-mile of high-connectivity transit hub — like BART, Muni, Caltrain, and LA Metro stations — will be required to have no density maximums (such as single family home mandates), no parking minimums, and a minimum height limit of between 45 and 85 feet, depending on various factors, such as whether the parcel is on a larger corridor and whether it is immediately adjacent to the station. A local ordinance can increase that height but not go below it. SB 827 allows for many more smaller apartment buildings, described as the “missing middle” between high-rise steel construction and single family homes.

There's Modera Rincon hill (390 1st street), that's only 14 floors though. I'm not sure if its actually under construction yet but I think Swinerton is the contractor

Earthquake Retrofit - Fox Plaza Office/Apartment Building

This picture is the earthquake retrofit that is being done in the apartment area of the Fox Plaza. Metal flanges will be welded to the steel beams in the closet of apartments. Tenants affected will have to vacate to a temporary apartment for 19 days. I am not affected by the retrofit (except for the reduced elevator service).

The retrofit in the office section of the building will be done with steel beams placed at an angle on the inside perimeter.

The 4.4 earthquake 12 miles from my apartment building was a reminder that we live in an earthquake zone. It was quite a jolt in my apartment last week!

The project was initially proposed at 234 units but a floor was cut . . . . the downsizing was in part because of neighbor concerns but mainly related to construction costs. The project was approved at 68 feet, which allows it to use wood construction.

There could be a 600+ footer and a 520+ footer down at Market and Van Ness, but I guess it is too early to know how that will turn out.
