Smile 67 Vestry | 11 FLOORS

First Peek: 67 Vestry’s New Design

Quote:
The Department of Building gave the OK to RFR’s new 11-story, 42-unit building last week. From Buzz Buzz Home: “The new 50,162-square-foot development would have storage and indoor recreation space. SLCE is the architect of record. There will be six apartments per level on Floors 2 to 5, and three apartments per level on Floors 6 to 11.” Buzz Buzz Home notes that only interior demolition. permits have been filed so far: “Perhaps part of the existing building will be salvaged?” Below: The building as it is now.

The homes will measure about 17-feet wide, 3,800 square feet large, and have four bedrooms, three full bathrooms, two powder rooms, a finished basement, a roof deck, garage parking, and a yard, which will open onto the private lane. The renderings show grey brick buildings wrapped with a plant-covered trellis that connects the lane to the roof with a stretch of greenery.

531 Vanderbilt Avenue:

531 Vanderbilt Avenue, rendering via Isaac & Stern

Quote:
According to permits filed last year, the structure will have just over 13,000 square feet of total floor area, and a bit under 12,000 square feet will be devoted to apartments. With just around 660 square feet per unit on average, the condos will be relatively small – probably studios and one-bedrooms – offering ownership at a much lower price point than the townhouses and larger for-sale apartments in the area.

280 East 161st Street:

Renderings show a new, three-pronged structure rising from behind the current U-shaped building. The new apartments would rise 12 stories overtop a garage, with 240 units, and a total floor space of around a quarter of a million square feet. (The lot’s liberal R8 zoning combined with the relatively sparse existing development, however, means that it could theoretically accommodate much more.)

The structure will rise 80 feet (the maximum height in R7A districts), and have no parking. Steve Hidary, of Hidrock Realty Inc., is the developer. Smile NEW YORK | 190-11 Hillside Avenue | 7 FLOORS

190-11 Hillside Avenue:

Quote:
A 21-unit, seven-story building at 190-11 Hillside Avenue, near the corner of 191st Street, has got it beat. The developer – Great Neck-based TCX, an offshoot of The Construction Experts – told YIMBY that construction there began last December, and is expected to wrap up in January 2015.

The 15,000-square-foot apartment building will hold mainly one-bedroom units, with a three-bedroom penthouse. The one-bedrooms, TCX’s Joshua Asherian said, will rent for around $1,600 a month – very affordable compared to new construction in Manhattan and the trendier parts of Brooklyn and Queens, where similarly-sized units can easily go for twice that.

Community Board OKs Affordable Housing on Grand Street in East Williamsburg

Quote:
Community Board 1 greenlighted an eight-story affordable housing project at 695 Grand Street in East Williamsburg last night.

The 51-unit project on Grand Street, pictured above, will have a mix of studios, one-, two- and three-bedrooms, with 41 units set aside for low- to moderate-income families, as we previously reported. The affordable housing is for families who make between 30 percent and 60 percent of the Area Median Income, which ranges from $25,750 to $51,540 for a family of four, according to the HPD. Ten of those units will be permanently affordable, and eight will be reserved for Section 8 housing for very low-income tenants.

The building will also have 10,000 square feet of ground floor commercial space, to replace two storefronts on the site that will be demolished. The project’s architect, Magnusson Architecture and Planning, plans to incorporate several green features into the design, including a wall of vines, landscaped roof decks and hydroponic PTAC units. The developer is nonprofit St. Nick’s Alliance, which will finance most of the $20,000,000 project with state and low-income housing tax credits.

735 and 737 Bergen Street:

Quote:
Boaz Gilad (henceforth known as Borg Gilad) continues to assimilate all of Brooklyn into his grotesque condo structure, with renderings for a new Bergen Street project in Crown Heights revealed yesterday. Now, check these renderings for yet another Gilad project slated for construction on Bergen Street, this time over in Prospect Heights.

According to plans filed in October, Brookland Capital is planning two five-story buildings at 735 and 737 Bergen Street, with eight and nine units respectively. As always, the whimsically imaginative minds over at Isaac & Stern designed the development.

Demolition Permits Filed for Harte and Co. Factory Complex in Greenpoint

Quote:
The wrecking ball may be coming soon for several buildings in the Harte and Company Factory complex in Greenpoint, where the developer filed demolition permits earlier this month. Applications have been filed to knock down 71 Dupont Street, 93 Dupont Street, 22 Clay Street, 26 Clay Street (pictured above), 30 Clay Street and 32 Clay Street. However, no permits have been filed for the main factory building at 280 Franklin Street, a big Arte Moderne structure from the 1930s. The developer, Dupont Street Developers LLC, hasn’t said whether the building and its unique curved glass facade will be part of the site’s planned residential project.

The group of investors behind the LLC are planning a 400-unit apartment building with 200 parking spaces, as we reported a few months ago. They paid $23,250,000 for 10 separate properties on Dupont, Clay and Franklin Streets in May. The former plastics factory is a state Superfund site, and it will cost an estimated $10,000,000 to clean it up before construction can begin.
