Construction Begins on RXR's Mega-Development Coming to Brownstone Brooklyn; First Look Inside

Groundwork has begun on RXR Realty’s massive rental development at 810 Fulton Street at the junction of Clinton Hill and Fort Greene. The sizeable complex will encompass roughly 400,000 square feet, and is sited on the former parking lot of an adjacent telecommunication building, 470 Vanderbilt Avenue. Upon completion in 2019, 810 Fulton will hold 363 rental apartments, 33,000 gross square feet of retail on three frontages and underground parking. Headed by Scott Rechler, RXR purchased the leasehold of the lot for $28.7 million from GFI Development last year. RXR is busy with a variety of suburban and commercial ventures which include the redevelopment of Pier 57 on Manhattan’s west side. This project however, will be the company’s first residential venture in the city according to Crain’s New York.

A new residential project is coming to 676-688 Avenue E, between East 43rd Street and East 44th Street, in the city’s Third Ward. According to a legal notice from the City of Bayonne’s land use administrator, when completed, the building is slated to be five stories tall, and will include 65 residential units. 71 parking spaces will also be located on the property. Pier View Lofts, LLC, of Fair Lawn, Bergen County, is behind the project.

According to a report published by The Jersey Journal, developer Art Kheyman stated that the building will be designed for young professionals, and will be 69 feet tall with 19 one-bedroom units, 33 two-bedroom units, and 13 duplex lofts, some of which will have skyline views. A fitness center will also be included in the building.

Permits for 18-Story Residential Tower Next to Extell's Gristedes Condo Development

The property, located between East 85th and 86th Street, currently holds a walk-up tenement building with a Capitol Chemists pharmacy at street level. The building is directly south of a large development parcel that Extell Development Company has assembled over the past few years. Per The New York Observer, the Gary Barnett-led firm is reportedly making way for a 200-unit, 210-foot-tall condominium tower at the site of a former Gristedes supermarket at 350 West 86th Street. The developer also owns the adjacent lots that span from 1647-1651 First Avenue which he, as the Real Deal reported, is looking to sell after stripping them of air rights.

H&M LLC, which owns Classic Car Wash at 74-04 Northern Blvd., proposed the eight-story site in paperwork filed Dec. 29. It was first reported by New York YIMBY.

The mixed-use building would include ground-floor retail, an 18,400-square-foot community space on the fourth floor and commercial offices from the fifth through eighth floors. A second and third floor garage would have room for 219 parking spaces.

They estimate it would be completed by 2018, with the building designed by architect Christopher Papa.

Enclave has applied for a demolition permit and is ready to raze the warehouses. Construction will take about 24 months.

A six-story luxury rental apartment building featuring a gym, rooftop recreation, public green space and underground parking has received final approval from the city.

The 77-unit "One Dekalb" building is to be constructed on a 38,000-square-foot parcel along Maple Avenue between Dekalb Avenue and South Broadway. The Common Council voted unanimously Feb. 6 to approve the plan. Also approved was the sale of 4,522-square-feet of unused city-owned Maple Avenue property for $250,000 to the developer, One Dekalb LLC, to accommodate the project.

The project will require the demolition of five houses along South Broadway. Its location is within easy walking distance of The Source shopping complex and The Westchester mall.

The new building's amenities will include the gym, a rooftop "oasis" with patio seating, a coffee station, misting stations and a lawn/garden area. Plans also call for construction of a two-level, 103-space underground parking garage.

The developer said 17 of the 77 apartments will be priced as affordable for families whose income is at or less than 80 percent of Westchester's area median income of $86,250 for a family of four. Projected rents for the units have not been disclosed.

Remember that this would go in the high rise compilation as its 18 floors.

I try to organize it in a manner where:

Highrises: 120 ft/12 floors >

Midrises: = < 11 floors/119 ft or below.

As a rule of thumb.

Just to keep it consistent. But other then that, great update.
