Planners seemed to restrict retail from going too far from the intersection of Marine Dr and Cambie: Typical short sighted "experts" at work here.

I bet when they first planned the OCP of Marine Gateway, they probably thought that allowing anything over 6 storeys in this area was already pushing the limits, and that anything outside the Cambie corridor would be low density or single family in perpetuity.

In the future, should the area continue its high density growth, there won't be retail continuity along either Cambie or Marine Drive.

That's probably true - just looks at Cambie & 41st Ave.
There's no continuation of retail along 41st Ave, either
(remember that senior's residence just west of Cambie on the north side of 41st, and a rental building to the east on the south side)
Retail is primarily focussed at the mall site.

Seems even more ridiculous when you compare W1 with Fraser Commons.



In a suburban/industrial neighbourhood kms from the nearest rapid transit station Fraser Commons has a proper urban streetwall fronting Marine with parking accessed from the side streets.

It's also weird that they have a huge set back exposing the laneway to marine drive. So you get to stare at the back of the royal bank. That's nice

Essentially, the Marine Gateway mall area is part of the industrial neighbourhood, so there would be limited retail expanding from there as well, and that would likely choke off any retail/commercial synergy in the future.
