There is no way he's not moving downtown. He's creating too much of a media circus for it not to happen.

I think they are moving downtown for sure... and I hope they build something that fits with detroit archetecture... like One Detroit Center....that is prolly my favorite "newer" skyscraper.

Yeah, Gilbert has put too much into this for this not to happen. It's not if, it's when.

As for the design, I actually hope they go for something ultra-modern for a change, something that will be a landmark and stick out. I've had enough with everything having to blend in; it's time to make a bold statement.

^Totally agree. I was down on the riverfront today looking inward and could imagine a semi-iconic building rising up in the back of the skyline as if to call people back that way to see the new Grand Circus Park transformation.

There's no more question whether or not they are moving downtown. They are. The question is which site downtown. One or the other or both (Hudson's/Statler).

When the buildings on Grand Circus Park were being built their owners wanted to make a statement. The very reason Detroit architecture is respected today, is that when it was new it was bold and exacting. Sticking a modern, glass skyscraper in Grand Circus needs happen, we shouldn't revere the historic architecture so much that we're afraid to be bold and exciting.

I would like to see a glass tower that somewhat emulates the classic design of Detroit's towers.

Something like this one in Austin:



or this one which kind of looks like a Comerica 4.0:

I think that would really stand out in the detroit skyline. the skyline really kneeds a super tall skyscraper.

I think a good bold "newer style" building would be a building like the 30 Hudson street. in Jersey City, that would look cool in Motown.

just some thoughts

30 Hudson street looks pretty cool, modern and very elegant. How tall do you guys think Rock would be though? I have been in the whole building that they have now in Livonia... seems like even if they went double the space that it would be like 30stories tops... but then Gilbert says it's gonna be "big" whatever they do.... would be sweet to see something taller or as tall as the ren cen....

how's the current class A vacancy in downtown detroit?

Its not like companies build skyscraper HQs with the intention of completely filling them up themselves.

Overall vacancy for the entire metro has been hovering around 20-25% for years now, and downtown even higher at around 30%. Overall Class A vacancy is sitting at 15-20%, as well. The office market downtown, and in the entire metro, has been soft for many years, now, and it's not going to get much better. Heck, Redico is having time finding tenants the remaining space in the speculative, 10-story One Kennedy on Campus Martius, with most of the current tenants being pulled from other downtown buildings.

I seriously doubt it's going to be tall, but I really couldn't care less as long as its a good design that fills a block. I've said it before, but I expect it to be built much like the massing of Compuware, and at the max, a height of 300 feet or so. "Big", I doubt, can be equated to "tall". The big announcement is big because it's supposed to include multiple announcements. My feeling it that it has something to do with the new JLA, too, and the renovation of the UA.

I think Rock/Quicken is going to announce that the name of the new Red Wings arena will be "Rock Financial Arena" or something like that.

I don't know if you guys heard about this:

GM taps Hines to develop 600 luxury condo units east of Ren Cen

Source: Detroit News, 6/21/2007
General Motors has solidified its long-discussed plans to develop residential housing on the East Riverfront. The company announced that Hines will be given six acres of land just east of the Renaissance Center in exchange for a cut of future profits. The plan calls for 600 units of luxury high-rise condominiums

Yes, Illbred posted this on the last page, and this was also posted in City Discussions and the Midwest subforum when it was originally reported on. We are pretty good, between the half dozen or so of us regularly active Michigan forumers, at keeping up daily/every-other-day on major Michigan development announcements.

does anybody know how far Greektown Casino has gotten? I would like to some photos of the latest construction stage, July. Not Downtown
