If this is the direction of future Kendall Yards buildings that would be a huge victory for the neighborhood and development in general. This looks so unique for them compared to what they normally produce that I wonder if they are working with an outside architectural firm. It would be great if they got away from their suburban style apartment buildings and moved toward this. this seems 100 times better for pedestrians and should retain its value much better than the apartment buildings.

Additionally - imagine if they built something like this on Bridge near the SRHD building. I believe they are planning more suburban style, exterior stairwell junk, but this would be big.

What's the proposed address of this building Selkirks?

This is the southwest corner of Summit Parkway and Elm St. By the way this is also going to be a 24 unit condo building and not apartments. There will be a semi subterranean parking garage and three levels of condos above. There are schematics for it on the city permit site under pre-conference option.

My wife and I have kinda talked about purchasing one if the price is right, and moving from our current Kendall Yards Townhome.

Funding is secure. Construction will begin in spring 2017. Also important to note in relation to this project are two city street projects.

1.) Martin Luther King, Jr. Way, Phases II and III. This is a $10.5 million project which should be underway next year. It's in the city's capital budget for 2015 and 2016. From what I understand, delays with the street levy led to it not going out to bid this year. So it should be in construction next year.

2.) Sprague Avenue Revitalization. This is an $11.35 million project which the city anticipates receiving funding in phases, in 2016 for design, and 2017 and 2019 for two-phased construction. The city is currently working on grants for this series of projects. In sum, it will construct a three-lane version of Sprague from Division to Fiske. Landscaping, streetscape enhancements, stormwater improvements, bulb-outs, street trees, sidewalks, bike lanes, on-street parking, the whole nine yards.

The sum of these projects will be a very different South University District.

2020 Mixed Use

New and recently-discovered in the Pre-Development Conferences on the city's permitting database and website (spokanepermits.org), a few mixed-use and other projects around the city. It seems that things are moving. Slowly, but moving, at least.

2020 Mixed Use | (2020 W 7th Ave)
This is an interesting project in pre-development estimated at $12 million that would construct a seven-story building with a basement parking garage. It would include retail and a restaurant on the first floor, offices on the second floor, and residential on the third-seventh floors. It seems like an absolutely bizarre project and location, but the architect is HDG, so at least the design could be pleasing...? I don't know...does anyone have any insight on whether this is a serious proposal? The documents look as serious as any other in the planning database.

Norman/Jefferson Remodel | (1121 W 1st Ave)
Ron Wells is in pre-development with a project that would combine and remodel the Norman Building and the Jefferson Building into first-floor retail and residential condominiums. The total cost is estimated at $4 million. For those who don't know where this is located, it's the same block as the Commercial Building and the former Otis Hotel. If Wells sees a future at the other end of the block, perhaps he sees a future in the Otis Hotel and the Commercial Building as well!

Falls Tower | (230 N Division St)
Nothing new, but I noticed in the pre-development conference documents, several references are made to a Spring 2016 construction start date.

Also of note is this project which is currently in Plan Review.

West 315 Apartments | 315 W Mission Ave
This project would construct a three-story, 33-unit apartment building on the current site of the Community Frameworks office at 315 W Mission. It's an affordable housing project which will include some backing from the City of Spokane or development partners. The architect, ZBA Architecture, designed the Walnut Corner apartments in West Central where Indaba Coffee is located.

The bridge-promenade project looks great! Too bad it isn't starting in 2016 instead of 2017.

Went and walked through the new Davenport Grand last time I was home....the exterior doesn't do much for me (still bummed they didn't stick with brick like early renderings depicted) but the interior is stunning in my opinion.....very modern and clean. The flowered carpet doesn't really seem to mesh with the rest but otherwise pretty dang cool. Now if Spokane can kill a few more of those parking lots we'll be in business!

I drove by the site the other day. It had no coming soon signs, no groundwork. It looks dead. Is it the permitting process that shuts most of these down in spokane?Could it be our economy here isnt quite as robust as it needs to be to support urban core development? I am so tired of projects dieing or like Kendal Yards being scaled back to 2 story and 3 story suburban like development. It is a literal epidemic. The only 2 buildings higher than 6 stories that have gone up in this town in 20 years are built by one man and his wife (the Worthys). Either our permitting process needs to change or we need more building incentives. A strong core only helps keep the rest of the region strong. Ok, rant over...I need coffee.

Here is a more realistic proposal for 230 N Division. While sad that it replaces the 26 story building proposal of a couple years ago, this building should at least be built. It will look just like the development farther north on division/ruby.
