Red Deer has several high rise buildings. Their new tallest, Stantec Executive Place, was completed in 2010. They have no proposed high rises currently.

I've also found that the Southpoint Junction project (initially stalled by the 2008-09 recession) is showing signs of life yet again. According to the Advocate (in an April 2012 article) The site's developer; Qualico has found an anchor tenant for a large retail-mixed use project that will finally see some development on the west side of Taylor Drive from 28th St to 19th St. The Advocate article said that the project was looking at a 2013 opening, so it seems to have perhaps slowed down again. I haven't seen any activity in that field west of Taylor for a long while, but the land is at least partially hooked up for utilities.

So today the city had sort of an open house at Parkland Mall, so I got a chance to ask some questions about future development.
What I learned is that the downtown action plan, yeah the one that shows all those nifty highrise condos is really iffy. The hotel and convention centre is off the table unfortunately, according to the project director, the site will instead become residential, with a max of around 4 stories, most likely wood frame
The Railyards project (around Superstore) which is just north of the project mentioned above, apparently won't get off the ground much for another 15-25 years, by then high-rise construction is only plausible, it may end up being more 2-4 story wood frame construction, but it could generate some 10-15 story structures, which the director said would be around 15-20 years from now. The hurdles to overcome is that developers are more interested in the south east corner of the city, which is growing like a fertilized weed. The second issue is that people in Red Deer are preferring to live on the edge of the city in a more suburban area, and are uninterested in downtown properties, furthermore, they have little to no issue with driving the distance from the south east corner to the city core/north west where most people are employed.
Some good news however is that the downtown cheese factory that I mentioned a while back is indeed going to be a 10 story high-rise Only about 100 feet, but I'll take it. So far it seems it will be finished in mid to late 2015. I'll see about getting a few progress shots of it and posting them here if anyone's interested.

That's too bad. I suppose it's harder for smaller cities to embrace a true downtown since it was never as prominent as it would be for cities that were big earlier, where downtown would have been a very important place.

Yeah, there's been a complete 180 in the way cities develop since the post war era. (mid-20th century) Due to the way the modern economy functions, it's more attractive to live in single family homes with a front and back yard.

Ah yes, that's a proposal by Paul Harris (a city councillor) and his partner, it's on hold for now, it might yet turn belly up, Mr Harris says he's waiting for the city economy to change before starting construction. This project is similar to the Elements, next to the river, a 5 story steel-glass condo and office building that's not been doing well since the housing market is geared towards single detached dwellings (IE suburban sprawl). So it seems like it may be a few years before a 6-5 story steel condo building is feasible in downtown Red Deer.

A few shots I got today of the Taylor Dr/Ross St realignment project. They're also starting to bury the overhead power lines. This is basically the first step towards redeveloping the old city civic yards

Have pre-sales been tested for market acceptance of this or Elements? What is this 'Elements' you speak of? Have a link?

Oh it is already built! Okay. That is too bad they are having problems selling them. It looks like a pretty decent development too. Way better than Swerve.

Probably because the units are huge! 2200-5400 sq feet? For a non-condo market, going after the high-end of that bracket is a tough sell.

It doesn't help that they won't do showings unless they get perspective buyer's bank information, in other words, they only show to people who are already planning on buying.
