Oh please lemme beat a dead horse one more time and ask if they have any plans for 277 Park.

Coz I think it'd benefit from a conversion to whatever's practical.

245 Park is a huge tower, with a blue-chip tenant base.

But, yeah, I see it eventually being demolished and replaced.

My first job in NYC was at 277 Park. Yet another Park Ave. trophy skyscraper from the Mad Men era.

It would never be converted to non-office space. Demolished or reclad, definitely.

277 Park Avenue is a beauty. Its pinstriped facade is a little different from other buildings with similar markings, namely that the pinstripes are further apart, so they stand out more. It's still owned by the company that built it- Stahl. I suspect they're proud of their building, I hope it has a long life. At present, it appears to be lovingly maintained.

270 Park Avenue’s Demoliton Continues In Preparation For JP Morgan’s New Supertall In Midtown East

Demolition work is continuing at 270 Park Avenue, where JP Morgan Chase is tearing down its current 707-foot-tall headquarters to construct a new 1,425-foot-tall, 2.5-million-square-foot home. Designed by Foster + Partners, the future Midtown East supertall is the fifth-tallest project underway in New York City.

Photos from around the site show the mid-century Modernist-style skyscraper almost completely enveloped in scaffolding and black netting. A construction crane has been assembled on the southern elevation and stands ready for work above the flat roof parapet. The building’s upper levels should begin to come down, gradually eroding the height of the old skyscraper in the coming months.

YIMBY recently released a rendering created by ATCHAIN that shows a design scheme for the new 270 Park Avenue, despite a chance that it may be outdated. Nonetheless, it is still the closest depiction of what the final product may look like. 270 Park Avenue would surpass the height of Kohn Pedersen Fox’s supertall One Vanderbilt and stand just 125 feet shorter than Extell’s Central Park Tower on 57th Street.

New York’s construction boom over the past decade has been relentless, with multiple neighborhoods across Manhattan and the surrounding boroughs undergoing a constant evolution. Midtown East is poised to be the next great corridor for such change, with 270 Park Avenue joining One Vanderbilt and Harry Macklowe’s proposed Tower Fifth to dramatically transform the skyline over the coming years.

Demolition of the existing superstructure could wrap up by the end of 2020, while completion of the new 270 Park Avenue could plausibly occur sometime between 2022-2023.

Yeah, 277 Park is still an A+ tower; immaculately maintained and top-tier tenant roster. Also very large floorplates and spectacular views.

But with the new zoning it's also undoubtedly more valuable demolished and rebuilt, so I suspect it won't be around (at least with its present appearance) in 20 years. 270 Park was also immaculately maintained (I spent lots of time in the tower floors there over the years) and it's soon-to-be gone.

Even with mint-condition Mad Men-era skyscrapers, there are some limitations. The ceiling heights are too low. There are too many columns. The technical systems can't be easily upgraded, as there isn't enough room between floors. The floorplates don't lend themselves to the modern workplace. This doesn't mean they're obsolete, of course, but they won't have the same appeal as, say, One Vanderbilt.

Also, the Mad-Men Park Ave. towers are a bit older and smaller than the Sixth Ave. towers. The giant Sixth Ave. towers, like the XYZ buildings, will probably be around centuries from now, because they're enormous, integrated with Rock Center and have all basically been rebuilt on the inside.
