is that actual slate going up the side? Maybe Im not seeing the information but where is it shown what materials they plan on using on the exterior of the building?

Thanks for posting, and for putting the rendering first.

I prefer the lane elevation for the mid-rise block rather than what faces Richards street.

Ditto,.

On the Richards midrise elevation render, you can see that the balconies on the tower connect to the balcony above (or below) - much like the Rolston.

The roof plan says curtain wall extends 12 feet above parapet wall - on parts of the roof south and east of the mechanical penthouse. It appears to be 8 feet above the parapet wall on the north (alley) side.

rather busy-looking for a tower with such a small floorplate. I'm assuming the ramada-inn-style balustrades on the northwest podium are the rental units...

Just because it was cool on Chicago's Aqua doesn't make it work on a non-Saarinen-style homage.

And what's the deal with architects and their fetish with distorted renders that attempt to recreate the "prow" on the Georgia, when there is none?

I don't know about other local buildings, but the 501 residents are not happy with the 9 story podium... there was even a printout from an SSP thread in the lobby.

The sides facing the road could be cleaner. but if the fins were higher it kind of resembles the Shangri la from the alley side.

The podium facing the road looks like hotel rooms from 30 years ago.

Thanks for the photos! It's not too bad, but I hate the small balconies on the podium. They are too many and too near each other.

The massing of the area looks pretty good to me. What is that existing building in the corner of Drake and Richards, which seems to be at least as tall as this building? I can't put my finger on it...

Thank you for the photos.

The podium, with those full-length balconies fronting Richards Street, is fundamentally anti-urban. Like a highway motel or the dated high-rises built in Toronto's suburbs during the 60s and 70s, the facade is ghetto. There is not even a pretense of artfulness or timelessness anywhere in this project.

This is not a respectable work of enduring urban architecture.

The sheer size and height of the podium is welcome, though.

actually, this looks way better than the renderings and, personally, i love the massing. not just find it acceptable, not just "for vancouver, this isn't bad" - i think the massing is great and wish that the entire city looked the same.
