Clarke and VMP - Caverhill by Sifton - apartments, townhouses, houses

Looks like Sifton is planning to start this new subdivision in 2021. Signs are now up along Clarke Rd and they have their website updated.

Some of the proposals are not welcomed by owners. Not sure what Sifton's thoughts are on impact on their proposed subdivision.

The intersection at Kilally and Clarke hopefully gets traffic lights and the rest of Kilally gets rebuilt west to Highbury Ave with proper curbs, sidewalks and bike lanes with connections to the TVP trails.

I'd... Actually like to live there. Close to Fanshawe conservation area to walk the trails. The free pitch n putt at Clarke and Fanshawe is also super close. Clarke/VMP provoides fast access to 401/402, and it's not too far to retail areas like Argyle or Highbury/Huron. Only big drawbacks I can see is transit and maybe some issues getting to a nearby school?

Kilally would need to be beefed up for sure- and I hope Clarke is 4-laned from the VMP extension to at least the Thames River bridge. Room should also be left for an eventual interchange?

Sifton has resubmitted their subdivision application for this site for the 4th time, I think.

Looks like some of the proposed streets have been realigned, including Kilally, which will be extended to connect to the conservation park access road via a roundabout

Of note the farm on the SW corner of Clarke and Kilally was recently sold so would expect a draft subdivision plan for area in the future.

Demolition permit by Sifton for the old house at north end of block. Various reports on heritage over the years have come to different conclusions but most recently have found no reason to keep it. Report suggests including a commemorative plaque marking the history be included in the new sub division plan.

After almost four years of conversations between the City and Sifton, and several revisions to the application... it will finally make its way to Council's planning and environment committee (PEC), and then to Council itself.

The public meeting will be on April 30th at the next PEC meeting.

An EA and DC background study both identify widening this section of Clarke from 2 to 4 lanes (and ultimately 6 lanes) with active transportation amenities. Necessary bridge improvements/replacement to support that is implied.

The city used to have lots of great info about various planning and transportation initiatives online before the website rebuild in 2020. Since then, it's very hard if not impossible to find documents on older studies.

Thankfully, the wayback machine (archive.org) was able to preserve some of the pages and links, but not all sadly.

Honestly, I think widening Clarke is pointless given how it is basically VMP now which is only 2 lanes north of Oxford. Clarke for all intents and purposes now ends where it meets VMP at the Fanshawe Conservation Area entrance. Widening Clarke from Huron to there or north of that intersection doesn't make much sense to me.
