Col Talbot - Magnolia Fields by York Dev - apartments (up to 6s), townhouses, houses

York is planning a subdivision just east off of Colonel Talbot Road south of Pack Road. Will be a mixture of single family homes, townhouses, etc.

The subdivision will connect to Colonel Talbot Road via Royal Magnolia Ave, and Campbell St will also be extended north. From at least what I can see when going by, the main roads in the subdivision have already been paved.

Future phases of this subdivision will extend to the east, connecting Royal Magnolia east to Bostwick Road.

There will be a public meeting on August 22nd to consider removing the 4.5 metre maximum front yard setback regulation to allow additional separation distance between front property lines and main dwellings.

I really hope the City planners and school boards are heavily involved in looking at the SWAP plans and looking at elementary school and possibly a high school block of land to serve this entire area. If some future city committee and/or board meeting has some elected official or staff member stand up and say they were surprised and have an urgent need for a school building or dozens of portable classrooms they should be fired on the spot for gross negligence and incompetence. The SWAP area is going to have 20-40,000 more people living there in the next 10-20 years. Start planning now! If there is a single portable classroom or mass busing then that is an epic failure and firings are the only response.

Yes, I agree that the current strategy for planning schools is definitely not sustainable. Look at what happened recently with the the school in the NW end near Sunningdale and Hyde Park, Sir Arthur Currie which is relatively new, and it is already way over capacity with 20 portables, and the subdivision is not even finished yet. Thankfully another school will be built there, but it is still projected to be overcrowded.

But if I remember correctly, I think an elementary school block is included in these lands, likely in phase 2, but I'll have to go back and find an older planning document which includes all phases of this subdivision.

Took a drive through this afternoon. Campbell has already been extended north to Royal Magnolia, and RM is paved as far east as Campbell. East of that you can see the roads laid out but no curbs or anything yet. I hadn't driven north on Campbell past the ball diamond yet and was surprised to see how many houses are already back in there in the various phases. The ball diamond was my son's LMFA football practice field until he aged out in 2015 and they were just starting work on the area to the north back then.

The first 10 or so lots on the south side of Royal Magnolia back on to the Tricar soccer field which is quite actively used and has lights.

York Dev is proposing two, six-storey mixed-used buildings (residential with some commercial space on the main floor) in their new subdivision in the Col Talbot and Pack area at the intersection of Royal Magnolia Ave and Campbell St.

I suspect this is many years away from seeing a shovel in the ground given all the proposals York has on their books.

City planning staff is recommending that Council approve the zoning changes that would allow for the two proposed apartment buildings.

This goes to the planning and environment committee on April 30th, then to Council on May 14th.
