It would be great for the city's architectural tourism to have that second structure confirmed and added.

Projects & Construction:

Bailey Power Plant Entertainment Center:
Three developers will work on this project. A different developer for each of the three buildings on the site. BioMed Realty will be the developer for the 110,800 square foot brick building, which is called "Building 23-2" or Bailey Business Center. The signs in the rendering say Bailey Business Center, but the documents from the developer say Building 23-2. I may change the name of this structure, now that we have this information? They have selected Whiting-Turner Contracting as the General Contractor. It will have five floors, with four floors of tech company office space and one floor of restaurants, retail, and entertainment space. BioMed Realty will also create the boardwalk and surrounding grounds, to match their park across the street. The renovation of Building 23-2 will cost $40 million and should begin in May. The first tenants will move into Building 23-2 in August or September 2017. The entire three building project and grounds will be completed in December 2017.

A member of WSTB's forum has previously reported Empire Properties will develop the concrete building, which is called 23-1. Black Pine Development is believed to be the developer interested in the Morris Building. Maybe I should separate these three buildings into three different projects on the main page, since they will each have a different developer?

Forsyth County Courthouse:
City leaders, requesting a new courthouse, want the building to be located at the southeast corner of Liberty and Third streets; where the old Piedmont Federal Building is currently located. As you know, Piedmont Federal is studying a new office building, at the northwest corner of Third and Liberty streets, behind the Pepper Building. A new courthouse in this location has growing support and, with the recent reelection of Plyler, has become a strong possibility. This building would be shorter than the proposal at Second Street. This Third Street proposal would front the city's original Courthouse Square with a 9-storey building that could cost $120 million. The county could use limited obligation bonds. These don't require voter approval. One advantage of the Third Street site is the ability to expand the building to the south. Though I like the 12-13 storey proposal at Second Street, the 9-storey proposal at Third Street and the new Piedmont Federal Bank Building would fill-in the former Courthouse Square. Imagine that space with both of those buildings in place!

Pepper Building Boutique Hotel?
The owner of the Pepper Building is said to be in discussions to sell the building to a hotel developer. This is according to a poster at the WSTB Forum. I have also seen where a possible buyer did due diligence on the building, recently. So, I can confirm something is happening. The interior, of what was once North Carolina's top luxury department store, was being gutted to create micro apartments, with a Brazilian steakhouse and speakeasy in the retail spaces. Work has recently stopped and a WSTB forum member said notices have appeared on the building. This Art Deco building would make a really nice hotel. Much of the demolition is completed and the building now has electricity and working elevators again. Its original Art Deco ground floor, including the original paint in a few places, is very intact and it has an original elevator from 1928. It's ready for someone's adaptive reuse project. If you like the Pepper Mill Coffee Shop, it may close soon for this hotel project? We will have to see what happens.

There seems to be strong demand for hotels and tech company office space in downtown Winston-Salem, right now. Strong enough demand for a hotel developer to buy a building currently under renovation. It's still early enough in the renovation to easily convert it into a hotel. I think I prefer having a hotel in this building. I've heard of developers trying to out bid each other for historic buildings in downtown Winston-Salem, but this is the first time I've seen a developer buy a building from another developer during renovation. This hotel developer must have really wanted this building... likely due to the location and Art Deco design?

Convention Center Renovation:
We can now add the convention center project to our construction list. The official ground breaking was Thursday. The project will expand the facility to the south, add energy saving measures, upgrade the facade, and much more.

Piedmont Federal Mixed-use Building:
It's time to add this to our proposal list. According to someone at WSTB, this office building is now a mixed-use building. Expect to see residential, in addition to office and retail. It will replace the bank's office space to be demolished for a new courthouse or an expanded courthouse.

Hanes Mall Mixed-use:
It appears as if the owner of Hanes Mall is studying a mixed-use project. No real details at this time.

1800 N. Patterson Avenue:
Rezoning was approved for this project, yesterday. This allows construction to move forward on the adaptive reuse of this Streamline Moderne building.

Kimpton's Cardinal Hotel & Residences:
The Cardinal Hotel made Travel + Leisure Magazine's list of the 20 Coolest Secret Hotel Amenities, with a chocolate bar, dusted in a gold luster, designed to look similar to the building. This is presented to guests for special celebrations or notable events.

East-West Expressway Bike & Pedestrian Path:
City Council approved applying for a $5 million federal TIGER grant for this project. The grant requires a local $5 million match.

Pedestrian Connector Renovation:
A new project for our Alternative Transportation list. The last remaining segment of the former Trade Street Pedestrian Mall will be renovated into a more attractive park space, under a $150,000 plan from DWSP. Built in 1970, to connect the former pedestrian mall to a massive indoor ice skating rink and Hyatt Hotel, the 46 year old brutalist passageway is more of a hidden "unofficial" skate park today. Roots | First, a firm that moved from Philadelphia to downtown Winston-Salem, will redesign the space. Kristen Haaf has an impressive portfolio of projects from Philadelphia. Her design for this passageway includes ideas such as string lights, art on the walls, signs to tell people where the walkway leads to, and landscaping that brings greenery into the walkway. No renderings are available at this time. DWSP will hold public input meetings. No city money would be used for this project. Only private donations and BID money. Construction could start in November or December.

Bailey Park Phase II: Also includes downtown medical school courtyard!
You can see where the park's walkways are planned and one of the staircases is now in place. Bailey Park Phase II will be completed at the end of this month! Don't forget to look at the courtyard for the downtown medical school, too! Both the courtyard and downtown medical school will be completed in roughly 2 months. Are those skylights in the courtyard? If so, there is likely a floor under the courtyard! You can also see the angled entrance. This is where a brick factory building from the 1800s was located. That building was sadly demolished around 1979 or 1980? The downtown medical school and the science & engineering school were originally expansions to that brick factory building in the 1920s. While it would be nice to have the old brick Victorian building, I do love the courtyard that is being constructed in its place.

Home Prices Rapidly Increasing:
According to CoreLogic, Winston-Salem had the highest increase in home prices of the state's five largest metro areas, again. Yes, it's a tech boom. Home prices in Winston-Salem actually experienced a higher increase this time than they did the last time this was reported. City Council is concerned about a lack of affordable housing in Winston-Salem's core. Winston-Salem had a home price increase of 7.1%. Charlotte was at 4.9% and Raleigh was at 5.1%.

New Jobs:
GGS is looking for office space in Winston-Salem and plans to employ 100 or more people. They work with Winston-Salem's B/E Aerospace and want a new office close to theirs. Not many details at this time.

Foothills Brewery Expanding... again:
Winston-Salem-based Foothills Brewing is currently installing new equipment that will allow the brewery to increase capacity by more than 40%. They are also spending $1 million on a larger chilling system. This will allow the brewery to continue expanding into new markets. Foothills has also added more jobs, so they can operate 24 hours. The brewery is also planning for future expansion. They are ready for an additional 17 400-barrel tanks, in the future, when they are ready to expand again. Foothills is already working on expansion plans in West Virginia and expects to brew 15% more beer in 2016. If you're thinking Foothills just expanded, recently, the last expansion was 18 months ago.

Yes, a crane is lifting these into place. Look at how big these tanks are!

George Black House & Brickyard Museum:
A new project, reported by City Beat last week. State lawmaker Evelyn Terry is engaging preservation experts to push forward a plan to restore the George Black House and Brickyard. The property is listed on the National Register of Historic Places. An historic marker was erected in front of the house. This project has attracted the interest of Theaster Gates, a potter and professor at the University of Chicago, who has used the arts as a catalyst to renovate derelict buildings on Chicago’s south side.

Famous brick maker, George Black, was the son of former slaves. He walked to Winston-Salem from rural Randolph County in 1889. He worked various odd jobs and learned how to make bricks. Black’s hand-made bricks were used in restorations in Old Salem, Colonial Williamsburg, Wachovia bank branches, and fine homes on the city's west side. Prior to his death at the age of 101 in 1980, Black was sent by President Nixon to Guyana to teach brick making.

The big festivals, over the weekend, were RiverRun International Film Festival and a massive food truck festival that grows each year. If you're thinking of visiting this week, be sure to attend Phuzz Phest indie music festival and also you can visit this year's Winston-Salem Light Project, which will be an art event in a tunnel, near the hotels, in Twin City Quarter. The Light Project starts today!

Bookmarks Headquarters & Bookstore:
Bookmarks Literary Arts is looking for a downtown building to renovate as their new headquarters. The new building will have office space, event space, and they will create a new independent bookstore in the building's retail space. The project will require a $400,000 fundraiser and could happen in the next six months. The new headquarters appears to be connected to their need for a retail space, to start their bookstore? “This dedicated retail space will help us draw more award-winning and best-selling authors to Winston-Salem and the Triad area. We see literary-arts programming continuing to grow its role in our community - connecting, challenging, informing, and entertaining us,” said Ginger Hendricks, executive director of Bookmarks. Bookmarks presents the largest free book festival in North Carolina, author events, authors in the schools, and more. They have year-round events, but are best known for their huge downtown book festival. Profits from the independent bookstore will help pay for their huge downtown book festival and their many programs. The board of directors has pledged financial support, and outside fundraising efforts are starting. Corporate sponsorships, naming opportunities and individual donations are being accepted.

They will likely need a large building for this project, since it contains office space, event space, and retail space. What building do you think they will select?

418 North Marshall Street:
Lambert Architecture was selected by developers Bill Benton and Leslie Baker as the architect for this adaptive reuse project. They will convert the building into a multi-tenant office building, to fill the growing need for more office space in downtown Winston-Salem. Lambert Architecture will also move their headquarters to the second floor of this downtown building on April 22. Yes, the architectural firm is moving-in before the space is fully renovated. Lambert is the Triad region's third largest architectural firm. The two largest architectural firms in the Triad are CJMW, which is headquartered at One Salem Tower in downtown Winston-Salem and Walter Robbs, which is headquartered in Trader's Row in downtown Winston-Salem's Arts District. With this move, Winston-Salem's five largest architecture firms are now downtown.

New Jobs:
The Wooten Company is opening a Triad office in Winston-Salem. They are planners and engineers. If you are looking for a job in planning or engineering, Wooten is hiring!

Kimpton's Cardinal Hotel & Residences:
The architect and one of the contractors have said the hotel will open on Tuesday, April 26, and hold its grand opening on Wednesday, April 27. Yes, next week! The grand opening for the restaurant is May 2. Several noteworthy people, including state tourism executives, will speak at the opening. The state is viewing this hotel's opening as a big event for North Carolina. They are also offering tours to the public, until 4 p.m.,. According to the reports, Kimpton has hotels in 27 cities in the United States, including Winston-Salem. This is one of Kimpton's uniquely named properties, too. And there fewer cities that have one of these hotels from Kimpton. You need to reserve your room and any meeting space as early as possible. They appear to be doing very well and the building is still under construction! As of last week, a third of the meeting space dates are filled and they are still hearing from people interested in reserving the meeting space.

I'm sure this location and all of the events, restaurants, bars, bicycle infrastructure, industrial lofts, etc., will be a major attraction for students selecting which university to attend.

Winston-Salem Light Project:
This is a huge sculptural lighting art event, made possible by Winston-Salem resident and famous light artist Norman Coates, held every year in the spring. It involves design and construction of a new project, each year. I think it should be discussed as a construction project. This is a "must see" in downtown Winston-Salem and will bring attention to this pedestrian connector park, which is about to be completely rebuilt (see more, below).

Dance Festival:
This is a festival I didn't know about. Several locations in downtown Winston-Salem will host a dance festival, with pop-up locations, rooftop performances, and courtyard performances. Classes will also be offered. This is May 5-7 and will have local and national performers. Even if you don't like dance, you can access different rooftops at this festival and look down on many of the construction projects discussed here.

Kimpton's Cardinal Hotel & Residences:
Kimpton's Cardinal Hotel opens this week! We may only have two more weeks of updates, before it's officially completed (the restaurant opens next month)? The largest suite is a 1,800 square foot Presidential Suite! The hotel has partnered with Winston-Salem's own UNC School of the Arts to provide entertainment for guests in the living room area. Expect everything from music to artwork (created on site) to light theater. The Reynolda House archivist may also visit regularly to provide talks and stories of the history of the building and Winston-Salem. Very awesome.

Hotel Indigo:
Another boutique hotel to follow on our thread! This update is from WSTB forum member CamCityFan. An inside source said the Pepper Building's owner has reached an agreement to sell the Art Deco Pepper Building to InterContinental Hotels Group and it will become a boutique hotel called Hotel Indigo. Hotel Indigos are unique to their location and often reuse historic buildings. Hotel Indigo wants their guests to have a "local" experience at their hotels. As you may remember, this building was in the process of being converted to micro apartments, when a boutique hotel operator made an offer to buy it. It appears as if InterContinental Hotels Group has it under contract, right now! The former Courthouse Square / Merschel Plaza part of downtown Winston-Salem could soon have 400-450 hotel rooms, all opening between 2016-2018. Yes, just that one small part of downtown with that many new hotel rooms and most of those rooms are in boutique hotels. An amazing transformation for the former Courthouse Square / Merschel Plaza area! #CityOfAdaptiveReuse

Did you know: The Phoenix Hotel was located at this site from 1893 to 1927 and was demolished to build the Pepper Building, which was completed in October 1928. Yes, a hotel is returning to this corner.

Vios Nutrition is Winston-Salem's newest headquarters. They have leased office space at 751 West Fourth for the new headquarters. They also held a big event at Graylyn International Conference Center.

1834 Nissen Wagon Works:
This is becoming a much larger project, so it's time to change the name to reflect that. You've heard a greenway is planned to pass through the complex and you've heard residents want a library, with easy pedestrian access, in this complex. Plans are now expanding to include that "easy to walk or bike to" library, along with retail and restaurants. Winston-Salem City Council is currently examining the proposal, which will also require Forsyth County to become involved. This should complete the adaptive reuse of the entire Nissen Wagon Works complex. #CityOfAdaptiveReuse

Whitaker Park Mixed-use Project:
Chrysallis/RTB is the first biotech tenant to move into this complex, at the 95 West 32nd Street Building. They had a grand opening and an open house, to show their new lab to the press, last week. 95 West 32nd Street is an 80,000 square foot wet-lab building, renovated by Frank L. Blum Construction. The company expects to fill nearly all of the lab building, with 200 employees, in 18 months.

There are still 1.72 million square feet of old industrial buildings to be converted to a mix of uses and 700,000 square feet of new construction is also planned. So, this massive mixed-use adaptive reuse project stays on our construction list.

Walk & Roll Open Streets Festival:
The bicycle is the most efficient form of urban transportation and the City of Winston-Salem would like you to try cycling around downtown. This is the largest of Winston-Salem's open streets events. It's an actual open streets festival, yes a festival! There are several smaller open streets events throughout the year, but this event is big, with live music, food trucks, a bicycle parade, bicycle themed performances, free bike repair, bike safety, learn how to load your bike on regional buses, see bicycle equipment you may be interested in, bicycle science exhibits, a bike rodeo, and much more. As you can see, it's a family friendly event. This is scheduled for next Sunday, at 1 p.m., in downtown's IQ District.

Don't forget to talk with your employer about Bike to Work Week events (May 9-13). The city can also help you organize these events at 336-747-6884 Try the new bicycle infrastructure you've read about in this thread and have fun!

Kimpton's Cardinal Hotel & Residences: Built!
I will miss not posting on this project. It was likely my favorite. But, we will soon have another boutique hotel adaptive reuse project, in an Art Deco building, to follow! I am excited about that! We can also spend the night in this completed building or visit the restaurant; which is the great news this thread brings to you this week! According to Kimpton, this is the first hotel in the world with a recreation room. It includes a slide, bowling, basketball, and much more. There seems to be a large amount of excitement, statewide, for this hotel. Including state tourism officials traveling to Winston-Salem to help open the hotel. As usual, when a construction project in this thread is completed... a huge photography post is made to celebrate completion! Lets celebrate completion SSP style!

Forsyth County Courthouse:
On May 9, Forsyth County will vote to seek an option to purchase a site at Third and Liberty streets for a new courthouse. The option will expire December 31. This is Piedmont Federal Bank's building in downtown Winston-Salem. The bank is considering constructing a new mixed-use building beside the Pepper Building (Future Hotel Indigo).

I would like to see the spandrels rebuilt and the last windows installed before USA Cycling's national championship events take place, later this month. A spot on the United States Olympic Cycling Team will be awarded at this event. The multiple cycling events are expected to attract 40,000 to 50,000 visitors, from around the world, to downtown Winston-Salem. It would be nice to have the exterior completed for the visitors and maybe turn-on the exterior lighting, which was tested a few months ago.

Winston-Salem researcher and cyclist Alain Bertoni will conduct research to see if there are barriers or facilitators to cycling in Winston-Salem's African-American community. "Our future goal is to potentially do a project in which we encourage cycling as a means of improving health. In our country, the typical demographic of cycling in a lot of studies is men more than women, upper socioeconomic status more than lower socioeconomic status, and whites more than blacks.” Bertoni has applied for and received funding for a pilot study he hopes to begin this spring, interviewing 20 to 40 African-American families about whether they ride.

The first phase of this project is officially completed. It was actually completed about a month ago! As usual, this thread will have a big photography post to celebrate completion of the first phase (apartments). However, this project has a second phase (office & retail), so it will remain on our construction list. The second phase will add 60,000 square feet of office space and it will also add retail space. If you want an apartment in this adaptive reuse project, you need to lease now!

Cycling Week:
The biggest cycling event in the United States. I wish I could attend. Not only will this event include the national championships, it also includes one of only two Union Cycliste Internationale 1.1 events in the Americas and a spot on the US Olympic Team will be awarded at this event. It also includes a huge music festival, featuring top music acts selected by cyclists. The music festival requires tickets or you can volunteer and receive free tickets.

Multi-Storey Publix With Parking Deck: Built!
The answer appears to be 3-storeys, with the height of a 5-storey building? I'm still not 100% sure, though? One thing we can be sure of: It is one the largest Publix stores, at 53,800 square feet of retail space. Yes, around 4,500 to 8,250 square feet larger than their average store. The Winston-Salem location could be their largest store, since I can't find a larger store on their lists? If it's not the largest, it is one of the largest. The second floor does feature an outdoor eating area with a skyline view, so be sure to take advantage of that! As the first and largest Publix in the area, it appears as if this is the Triad region headquarters for the store, which likely explains the expanded office? Store employees reported about half of the customers, on opening day, were people who moved to Winston-Salem from Florida. The search for photographs for this update also seems to confirm this. This is likely our last post on this store. Please remember, we only followed construction of this grocery store due to it being an urban format store. Unless it's an urban format grocery store, you can't post it here. If you like grocery stores: We will likely follow the proposed downtown grocery store at First & Green streets, at the base of a luxury apartment building, since it's also an urban format store and part of a mixed-use residential-retail-hotel-office development.

Bailey Park Phase II:
It appears as if they changed their mind about the color and used a dark gray or black, which matches the handrails. This construction project was completed yesterday afternoon, but they haven't turned the water wall on, as of this time. rmhpmi at WSTB forum is reporting the water wall was covered. I'm guessing they wanted to hide yesterday's testing, so they could have a big reveal to celebrate completion? Maybe they will turn it on this week or this weekend? I'm guessing we may have just one more update on this construction project?

325 North Broad Street:
The developers will have completed plans and permitting for a structure in two years and that structure must be 50% completed in three years, with full completion in four years. I suspect the rendering we have is a place holder image, to show what a development on that site could look like? I expect to see a new rendering in 18-24 months.

527 North:
You're asking about it and here it is! I haven't forgotten about this project. I have seen several updates for this project, but haven't posted them, since they are all exterior photographs. As you can see, the exterior hasn't changed in the past few months. All of the work is on the interior at this time. This is a common problem, when updating the forum on adaptive reuse projects. I would love to see the inside, if anyone has any interior updates. A past interior update is posted on the previous page. Maybe they will start work on the exterior, in the near future?

Yes, work has stopped and the apartment developer didn't finish interior demolition, before this new hotel developer made an offer and recently placed it under contract! This is a look at what the boutique hotel developer is buying. We haven't seen an interior view of this building in a long time! Thank you Evan! From what I've seen, over the past year or two, I don't think there were more than two workers demolishing the interior and I think work stopped and started many times. Maybe this hotel developer can bring-in more workers and complete this renovation?

Twin City Lofts Condominiums:
The very popular Downtown Gold's Gym is now closed, with just one day notice. The condo developers bought-out the gym's lease, so they could sign a new "unnamed" tenant they are already in talks with. This should start the ground floor renovation. The gym leased the ground floor and basement. The real estate agent, representing the project, said he hasn't been told what will fill the space, but has been assured that it "will be something that engages with Fourth Street to a high degree. Based on how plugged in the developers are (both to downtown and the commercial real-estate world), chances are good that it will be a very good addition to downtown.” As you may remember, the gym was among the amenities for the condos.

Performance Place Renovation:
Money is being raised to renovate Performance Place. The multi-theatre and rehearsal studio complex was built in 1988. So far, they have about $7.9 million for the renovation, including a $5 million donation. The project hasn't been officially announced. When it is officially announced, we should know the total cost of the renovation. Since this complex has several theatres and other spaces, it could be a very expensive renovation? I will add this to our proposals list, to follow in this thread.

Plaza Building & Galleria:
Workers are installing new signage and are doing exterior work. Yes, we can easily see what they are doing, now! It should take a month to install the new LED signs. The 11-12 year old old neon signs will be recycled. The old signs contain 11,000 pounds of material. These new signs are larger, with the new logo rising 14 feet (4.25 meters) in height and the RAI letters rising 10 feet (3 meters). The corporate name will be 8 feet (2.4 meters) tall. The signs will be lit 24/7, with a special night illumination and a pigeon remediation control system used when workers arrive and leave the building. The signage contract is nearly $400,000.

The recently approved (by planning board) Southwest Area Plan includes one of the proposed light rail (LRT) stations and is pushing for mixed-use walkable development around the proposed rail transit station. This plan also recommends taller buildings near Hawthorne Hill. I think the next and final step is Council approval? Ok I have to ask...where did you get the rule that something that isn't urban (i.e. a non-urban format grocery store) can't be posted here? I was thinking that this is a development thread, not an URBAN development thread...but you're practically the only one who posts new information so I guess you get to decide.

I'm not complaining, but other city threads include metro area development and definitely include non-urban specific developments. If this were to be anything exclusive I would think it might be limited to skyscraper and high rise development since the forum title is skyscraperpage.com?

By the way, your updates here are truly appreciated!

According to the Journal, customers entering the store don't see groceries when they enter. Instead, they see prepared foods. The store has a cafe, breakfast & sandwich bar and deli, prepared foods cases, asian hot bar, sushi bar, hot and cold food bar, flowers, and a bakery. The higher end demographics impacted their decision to make this the ultimate take-out Publix store, which is described as multiple restaurants/cafes with groceries in the middle. It also has indoor and outdoor seating, with a skyline view, and free wi-fi.

Okay...I guess since you post the majority of development info in this thread you can decide what is urban enough to be posted. It's still a pretty subjective subject and is often controversial - like the several page discussion about the Fuqua development in Atlanta; some consider it urban enough while others consider it anti-urban, but it's still posted and discussed. Avalon in Alpharetta is controversial too...it's urban for that area but not for other areas.

There isn't much participation here to start with, so I would think you might welcome others to post information without judgment on whether it's urban enough for you. Anyway, I've said my piece. Carry on.

There's more than enough development happening in Winston-Salem that I feel I can ban all discussion on strip malls and non-urban format restaurants & box stores from this thread. I'm open to posting other things here and I haven't stopped anyone in the past from posting projects I usually don't post. I will enforce the strip mall & non-urban format restaurant/store ban, though. Exceptions can be made for famous architects or horrible downtown designs or unusual designs, as examples, but that will be case-by-case. I think this is a great compromise. I haven't seen anyone in this thread post on those banned projects or ask about them, so the ban should be a non-issue. This is an opportunity for someone to start Winston-Salem discussion in the Southeast Section of SSP, where I think non-urban format stores/restaurants would see a larger audience and Winston-Salem currently doesn't have a presence. I don't follow those projects, so it would have to be someone other than me.

There are several projects we could follow on this thread, but I don't know about them. Good examples are adaptive reuse projects in the smaller cities in Winston-Salem's Metro Area and college/university projects. I know we are missing a few of them and yes, they would likely appear on this thread's front page, as projects we are following, if I knew about them. So, register, log-in, and tell us about them!

Projects & Construction:

New Biotech Headquarters:
The Carolina Tissue Collaborative has purchased a building from the City of Winston-Salem to become their new headquarters. This new headquarters will become the world's largest repository of biological samples used for research. Most of the samples are used for cancer research.

Plaza Building & Galleria:
New signage is completed on the west facade and workers are currently replacing the signage on the north facade. Restaurant work is beginning.

Passageway Park:
According to NextCity, Pedestrian Connector is now called "Passageway Park." The name will be changed on the main page. The pocket park will have lighter, airier landscaping. Trees will be tall trees that provide shade without blocking visibility. The pocket park will have improved lighting to allow for better visibility, and while they can’t remove the dogleg, the design team will add some sort of art installation with video screens or mirrors, to improve visibility. DWSP is looking at programming, such as encouraging art students to think of the space as a place to rehearse or busk and DWSP will invite food carts and other retail to the pocket park. An engineering firm is preparing the construction documents. Jason Thiel, of DWSP, said this will be one of many downtown projects focusing on walkability and connectivity; so expect to see several more of these projects, on this thread, in the near future.

Creative Startups Southeast:
New Mexico based Creative Startups is launching a business accelerator program for the Southeast United States in downtown Winston-Salem's IQ District. This world-class program has raised money to offer as angel or venture capital to creative-driven companies to help build Winston-Salem's creative economy. This is a Southeast regional headquarters. Creative Startups has locations in Albuquerque and Winston-Salem and will soon expand to Portugal. Other cities, around the world, are also interested. The program will offer the opportunity for 10 to 12 teams to participate in an eight-week program based around Stanford University's entrepreneurship curriculum that includes a five-day "deep dive" with the teams working one-on-one with creative leaders. Alice Loy, a co-founder of Creative Startups, said "We are excited to bring Creative Startups to the Southeast. Our goal is to accelerate success and inspire the next generation of entrepreneurial creative businesses." Startup Beat Magazine reported on this opening and said "While the concept of startup accelerators is becoming increasingly popular, Creative Startups is unique in that it focuses solely on the teaching and mentoring of the creative industries with mentorship from successful entrepreneurs whose core skills are based in the creative industries. These industries cover a wide range of sectors, including design, gaming, software, film, music, publishing, performance arts, visual arts, new media, video, museums and education technology. Creative Startups’ mentors include musicians, filmmakers, designers, branding experts, and investors who invest in creative businesses."

With this lease, I'm guessing all of the space in the BioMed Realty buildings on Vine Street is 100% leased?

Forsyth County Courthouse:
Three options were presented to commissioners. The Forsyth County Bar Association is supporting the two options that would construct a new 10-13 storey building that is 332,000 square feet in size. The most support, from those who would work in the building, is for the Second Street site. George Cleland IV said, “We think Mr Robbs has done a terrific job, and his presentation made clear that while a renovation might be feasible, it would disrupt the operation of the court system, it would take at least a year and a half longer to complete, and the final product would amount to little more than making do for another 20 years." Renovating and expanding the existing building would cost around $112 million. The tallest proposed option for a new building would construct a building up to 13 storeys in height on Second Street, with a bridge or tunnel connecting it to the twin-towers detention center complex. This would cost $145 million, cause the least disruption and offer secure parking. The shorter of the new construction proposals would build a $142 million building with up to 12-floors, at 16 West Third Street, creating an L-shaped structure with entrances on both Main and Third streets. This project would have some secure parking under the building and use existing parking. The old Hall of Justice could become a new Juvenile Justice Center, if the tallest option (Second Street) is selected.

BIG news on this impressive infill project! The BlauHaus Residence, one of several new modernist infill residences in Winston-Salem's West Salem neighborhood, is up for this years Matsumoto Prize. Cycling Week:
Cycling Week starts today! This week, Winston-Salem will have the largest number of racing cyclists in the United States. It's the nation's biggest cycling event of the year. Enjoy some of the USA Cycling events, this week, and plan to be downtown this weekend!

Gears and Guitars Music Festival:
This downtown music festival started last weekend and will end on Sunday. You must buy tickets to these concerts and concert attendance is expected to be measured in the tens of thousands. This is a nice 8-day event for downtown Winston-Salem, with well-known bands.

Knife Fight:
This is a monthly party-style cooking competition I didn't know about until recently. And you can attend! Some of the attendees are also selected to be judges. The two chefs selected have no idea what they are cooking until the ingredients are revealed. This event also includes music, beer, and food from the host restaurant's menu. Twin City RibFest:
Looking for something to do in downtown (5th Street / Twin City Quarter) on June 10-12? Twin City RibFest has received recognition in Bon Apetit magazine, MarthaStewart.com and Our State magazine, as well as being named a Top 20 Event by the Southeast Tourism Bureau several years running. Several of the "ribbers" have been featured on the Food Network and BBQ Pitmasters TV show. This event includes music, a marketplace, a kids zone, Lucha Libre wrestling, and the Squidling Brothers Side Show. Special Head from America's Got Talent will also make an appearance.

This update was to be posted on Tuesday, May 31. It was written to be posted on that date. This post was last updated nearly a week ago. If you see today or tomorrow in this update, that was Tuesday and Wednesday. I apologize for posting this late. Better late than never! As you can see, I write this throughout the week and make final changes on Monday night. I'll try to make an update for next Tuesday. Keep in mind that I'm far behind on next week's update! I am feeling better and able to take part in the forums, again.

Projects & Construction:

Aloft Hotel:
Downtown Winston-Salem has another new hotel proposal. It appears to be a 7-storey Aloft by W Hotels and WXYZ Bar. It will also have an attached parking deck and a 9,000 square foot leasable restaurant/bar structure on the corner of First Street and Peters Creek Parkway. No details on who the tenant or tenants are for the 9,000 square foot corner restaurant & bar structure, but it looks nice, with a rooftop area which may have a good skyline view. The developer is Brand Properties and the architect is Wakefield Beasley & Associates. Construction could start in September 2016 and the building could be completed in Spring 2018. Starwood Hotels & Resorts describes Aloft as an environmentally friendly, stylish, boutique hotel for Millennials that uses the latest technology. It has a nice bar (WXYZ Bar) which hosts live music and events; so this hotel should fit-in well in downtown Winston-Salem's Village District. It's another entertainment venue!

I can tell you Winston-Salem has rough terrain, but these renderings really show it well. This hotel is towering over a 5 storey apartment building, on the same block, in this rendering. Yes, that is the background structure. There is also a 22 foot (6.7 meter) drop between the left and right side of the rendering, according to the developer's documents. The hotel lobby is actually higher than the roof of the ballpark.

U.S. Olympic Cycling Training Center:
This building will have four apartments you can rent and the apartments have a rooftop deck as an amenity area! The apartments, brewpub, restaurants, and wellness center will make the Cycling Center self-sustaining. Derek Bouchard-Hall, president of USA Cycling, said the center “will be a significant asset in our work to identify and train talent.” The city is also looking into reconstructing Main Street to remove car lanes and add angled (diagonal) parking spaces and bike lanes. This would be good news for the brewpub and other storefronts along Main Street. So far, asbestos abatement is completed and the building is gutted. Workers will install the HVAC equipment, soon. Sterling Swaim said the center is getting calls almost daily from professional and amateur cyclists, wanting to know when the center’s facilities will be available. Some of the world's top cyclists are also talking about moving to Winston-Salem.

The brewpub will have a pressed-tin ceiling (original ceiling), which should look awesome! It appears as if all of the ceilings still have their original pressed-tin, which they are required to restore for the tax credits.

The Livery Apartments:
This is a renovation of an older building into a modern luxury apartment building. Gibbons Architecture is the architect. Work will be completed in August.

Bailey Park Phase II: Built!
This project is now completed! As usual, we will have a large photography post to celebrate the completion! I'm excited about the next phase (Phase III) of Bailey Park construction, which could be announced later this year or early next year? The now completed Phase II of Bailey Park includes a waterwall with color changing lights and a tiered landscaping area, made with large stones and including stone steps. The quote, behind the water, says "you will always find an answer in the sound of water -Chuang Tzu". A very awesome addition to Bailey Park!

According to Rent Cafe: Winston-Salem was one of only 14 cities in the United States (in 2015) where all of the new apartments are luxury units. Richard Rauck said "The hills are just one of Winston-Salem’s advantages for hosting major cycling races. It’s a mid-sized city without sprawling suburbs, meaning cyclists can easily reach rural roads north and west of the city." Winston-Salem has emerged as the host of one of only three U.S. racing events sanctioned by Union Cycliste Internationale, the world governing body for cycling recognized by the International Olympic Committee. The Amgen Tour of California and the Philadelphia International Cycling Classic are the only other sanctioned events in the U.S.,. On visits to Winston-Salem, USA Cycling executives have been impressed by the city’s cycling enthusiasm, which led to designating the new National Cycling Center at 505 N. Salute! North Carolina Wine Festival:
Winston-Salem is the Carolina's wine country and I think this city hosts three different wine festivals. This is one of them and it's this Saturday afternoon, on Fourth Street's Restaurant Row. Yes, it's downtown! Salute! is the largest of Winston-Salem's three wine festivals and the largest wine festival in North Carolina. BB&T Ballpark in downtown Winston-Salem has won the national Ballpark Digest award for "Best in its Class." Those who selected the downtown Winston-Salem ballpark for the award are industry experts, working for teams, ballpark operations, working for the leagues, or are involved in the design & construction of ballparks. Ballpark Digest Publisher Kevin Reichard said "BB&T Ballpark has captured the imagination of the Winston-Salem area since its opening, and this award reflects that popularity."

Diggs Gallery:
The print collections of Salem College and Winston-Salem State University will be displayed at Diggs Gallery. See the works of Salvador Rosa, Rembrandt van Rijn, Pablo Picasso, and others. None of these art works have been seen since they were donated to the two Winston-Salem schools. Lisandra Estevez said “Taken together, these works are representative of major artists, ranging from the Renaissance to the 20th century, who specialized in varied methods or processes of printmaking. The diverse collections present a cohesive and comprehensive narrative of the history of printmaking that represents major artists such as Rembrandt, Romare Bearden, and Pablo Picasso.”

Winston-Salem has three Fortune 500 headquarters on this year's list.

RAI and BB&T are both headquartered in downtown Winston-Salem skyscrapers. RAI has a construction project on our construction list. Winston-Salem is second in North Carolina in the number of Fortune 500 headquarters.

The O'Hanlon - Student Apartments:
Student housing developer Kairys Properties is the buyer of the 1915 O'Hanlon Building, located where downtown's Restaurant Row meets the Arts District. This building is not far from Wake Forest University's new downtown medical school and "under construction" downtown engineering school. Downtown Winston-Salem has gained thousands of university students over the past four years. The ground-floor retail and restaurant businesses will remain in the building. Office tenants will move to other buildings. Since student apartments are their specialty and I've heard this will be residential, I will list it as student apartments. If they have other plans, I'll update the main page to show it.

Creative Corridors:
The steel-work that will create the massive Donald MacDonald Architects designed arches above the John Gold Expressway / Research Parkway bridge is now on site. In two months, we should see this steel rise above the bridge! It should create a beautiful grand entrance to downtown's IQ District.

Downtown Marriott and Embassy Suites Renovations:
Hospitality Ventures Management Group of Atlanta has purchased both the Marriott and Embassy Suites in downtown Winston-Salem's Twin City Quarter convention district. The new owner will spend $30-35 million on renovations at the two hotels. The new downtown Kimpton Hotel, along with an under construction downtown Hampton Inn & Suites and three proposed hotels in downtown (Hotel Indigo, Aloft Hotel, & an unnamed conference center hotel), are pressuring the new owners to make major renovations, to stay competitive.

Bike Share:
Winston-Salem currently has three "free" bike share programs, operated by area businesses or organizations, that were created to advertise the local businesses that own them or benefit area neighborhoods. These bike shares are 100% free and have been such a success that the City of Winston-Salem is currently studying if they want to create one big city-wide bike share program. This new city-wide program will likely be operated by Zagster or Social Bicycles and will be a pay bike share. These two companies were selected due to their technology, more comfortable bikes, gears for the city's steep hills, and smaller and more affordable bike stations, compared to the massive and expensive docking stations in other cities. This will allow Winston-Salem to easily install stations almost anywhere and create a larger system with less investment. This will also keep the bike rental fee very low. If you support a larger city-wide bike share, please let your City Councilperson know! Bike share is affordable transportation for everyone, of all incomes, and great exercise, improving health. It also reduces car traffic and the need for parking around the city.

500 West Fifth Street:
Grubb Properties is in the process of buying this building for $7.3 million, through a $20 million Fund V, under an LLC called West Fifth Winston Holdings. They plan to renovate this building into a modern Class A office and retail building at a cost of $35 million. They could have a building with a replacement cost of over $130+ million for only a total investment of $42.3 million. The finished project will have upgraded tenant amenities, such as bicycle commuter facilities, and will become an Energy Star building. Grubb Properties will market it for a corporate headquarters or large regional office and they view this as a long term investment. To give you an idea of the size of this renovation, they will replace all of the windows. Yes, a significant amount of this building will be recald! I'm not sure how big of a recald we could see, but at least one side will be fully recald.

New Jobs - Ennis-Flint:
Ennis-Flint is preparing for an expansion at their headquarters and creating 80 new jobs. They are also working on two or three acquisitions that could lead to more jobs and revenue. One of these acquisitions is in South America and could be completed later this summer.

New Jobs - Talon:
Downtown Winston-Salem tech firm, Talon, has seen sales increase by 750% and will hire 30 new employees. This is in addition to 12 new employees they have hired this year.

Aviation College:
Construction could begin in the first quarter of 2017 and the college could open in 2019. Right now, they are exploring their options, which includes building a new 125,000 square foot hanger and the adaptive reuse of two existing buildings at the airport in Winston-Salem. The campus would help train workers for Winston-Salem aerospace companies, such as North State Aviation, B/E Aerospace, and Piedmont Propulsion Systems, just to name a few. Aerospace is a fast growing employment field in Winston-Salem and many area aerospace companies are working to make this happen.

Hotel Indigo:
Evolution Real Estate Partners has completed the purchase of the Art Deco Pepper Building and will soon begin construction to convert the building into a Hotel Indigo. The hotel will have around 120 rooms and feature a bar and a restaurant that highlights local flavors and seasonal ingredients. It appears as if this developer will likely use archStudio7 as their architect? Yes, another luxury boutique hotel on Restaurant Row, fronting the square in downtown.

Rails-to-Trails Bicycle Commuter Highway:
Our first really good construction update on Winston-Salem's High Line project! These images show construction on what will become a landscaped plaza (large park space around Fogle Street at Third Street for pedestrians and cyclists), which will lead up, with ramps and steps, to the High Line project. They are also restoring an existing Belgium Block street (Fogle Street) from the 1800s and will construct a retail/restaurant/market structure in the plaza, after work on this High Line project is completed. The plaza site was once coal yards and has been cleaned-up. Workers will restore an old coal trestle as artwork and reuse an historic industrial-looking light tower, that once lit the coal yards, as a light tower for both the High Line project and the plaza.

Bowman Gray Medical Education Building:
Workers are building the cafe and preparing to move the Bowman Gray Statue to the Courtyard of this building. Last weekend, workers loaded the statue on a truck for its move to the new downtown medical school. The new downtown medical school is expected to open around July 18. We may only have two or three more posts on Wake Forest University's new downtown medical school, before it's completed?

Hotel Indigo:
Evolution Real Estate Partners and Triumph Management Group purchased the Pepper Building for $2 million. Though it's in rough shape, it's very intact. The hotel developers will fully restore the building to its 1928 appearance.

Salem Lake Marina
The City of Winston-Salem released renderings for "Phase I" of a multi-phase project at Salem Lake. The first phase renderings show the new marina for Salem Lake. In addition to the usual office space, boat registration, licenses, etc., the marina will also include a large rentable meeting space, kitchen for the meeting area, and lake overlooks. This is currently under construction! The General Contractor is Hodgin Construction. Completion is set for 2017. This is a short bike ride from downtown, if you're interested in visiting this site.

A shoe & clothing company has leased the office space in this downtown building for their new corporate headquarters. Both their designers and headquarters employees will move into the building.

Reynolds Atheletic Complex:
A renovation of an existing 1950s building into a modern health and fitness complex. The building will include an open living room, a climbing wall, a demonstration kitchen, group exercise rooms, a pool, and bowling. Workers will cut into the bricks to add windows as part of the renovation. Frank L. Blum Construction is the general contractor.

Forsyth County Courthouse:
Forsyth County leaders are interested in touring the new courthouse in Norfolk, Virginia for ideas. Downtown Winston-Salem's proposed courthouse will be slightly larger than Norfolk's. Forsyth County leaders want to finalize their plans for a new downtown Winston-Salem courthouse by September.

Ballpark View Apartments:
Renderings were released for a new 313 unit luxury apartment building, proposed by Brand Properties. These apartments will have skyboxes facing the downtown ballpark and a pool amenity, behind the outfield wall, for apartment residents. The developer would like to start construction in three months and complete this project by late 2017. They could have final approval by August. Wakefield Beasley is the architect.

SciWorks Downtown:
Forsyth County Commissioners approved giving $17 million to the museum and leasing a site to the museum, on Third Street. The existing 1974 office building, built for 1st Home Federal Bank, will be demolished and replaced with a new building. The new building will have a planetarium, large water play area, indoor animal exhibits, and more. The museum will complete its merger with The Childrens Museum on Friday and select a new name next month. That is when they will launch a $10 million fundraiser to help pay for new exhibits. Sadly, we may have to wait until 2018 for construction to start. I haven't heard any additional details on a $6 million grant from the state to help build this? I'm guessing they have that money, too?

Someone will want to know: The new museum building will be around the same height as this existing building, but the new museum's footprint will be twice as large and have underground parking. The new museum will also cap part of Third Street for outdoor presentation space and an outdoor play area. The park in the foreground will be completed renovated as a separate project, called Merschel Plaza (Merschel / Civic Plaza Park).

New Jersey Looking at Winston-Salem:
It appears as if bike and pedestrian leaders from a city in New Jersey toured Winston-Salem, to look for ideas.

Bicycle Benefits:
If you bike to downtown, be sure to take advantage of this. If you see the sticker, in the image below, you could receive a discount at that business. Most of the discounts in downtown Winston-Salem are 10% discounts at restaurants, bakeries, cafes, and other businesses. The biggest discount in downtown Winston-Salem appears to be a 50% discount on popcorn at a/perture Cinema on Fourth Street. You do have to purchase a sticker for your bike helmet, so they know you participate. It's a one time purchase and you can use that sticker at all participating businesses. It appears as if this discount program has been in place in downtown for a few years, but I just discovered it and thought I would share it with you.
