The filing shows the new 210-foot development, between East 31st and East 32nd Streets, would feature 71 apartments over 56,618 square feet of residential space, as well as 2,477 square feet of commercial space in the building’s cellar and first floor. It does not specify whether the project is a rental or condominium building.

The second floor will house a single apartment and 1,612 square feet of recreation space for residents, according to filings, with four apartments on each of the third through 15th floors and three units on each of the 16th through 21st floors. Permits have yet to be filed to demolish the existing six-story office building at 143-145 Madison Avenue.

Earlier today, a new building application was filed for a 14-story mixed-use building at 142 West 29th Street, roughly halfway between Sixth and Seventh Avenues in Chelsea.

Designed by Young Ho Kim of Concept Design Group, the project would have 37 apartments spread over 26,690 square feet of residential space, for an average unit size of just 720 square feet—likely rentals. The ground floor would hold 3,200 square feet of ground floor retail, topped by two to three apartments per floor through the 13th story. On the top two floors, there would be two duplex penthouses and a roof deck.

Rising 185 feet into the air, the new building would likely surpass its 12-story neighbors on either side, which are large prewar industrial buildings converted to office space.

This building will need zoning approval from the Board of Standards and Appeals (as the application notes), because the site is zoned only for manufacturing and commercial uses.

Reminder from Chris:

1) The latest high rises you see have just a pic of the site, and no rendering. These are mostly permit related. ONCE a rendering comes along, I will reference it to the original post. Hence why I am big on titles so that its easy to locate using a database. I do the same for mid/low, so rest assured, you will in the future see renderings for such projects.

2) I knitpick the info, so I only place in quotations the important stuff. For the full article on many, its in the source, but all you need is what I post. Rest is bs that's usually unrelated. These threads should serve as an encyclopedia on all the latest developments.

Developed by Lions Group NYC, the building will reach 120 feet into the air and have 87 apartments. With 66,256 square feet of residential space, the average apartment will measure about 761 square feet, a typical size for rentals.

Apartments will begin on the second floor, with 7 units, followed by nine units a piece on floors three through 10, and four units each on the 11th and 12th floors. On the ground floor, there will be a 21-space parking garage, 45 bike storage spaces, a screening room, billiards room, children’s play room and a gym.

Tom Mui of My Architect, headquartered in Flushing, is designing the project.

Ramin Shirian, Vice President at Lions Group, told us that they broke ground two weeks ago and expect to finish construction by the end of 2016 or the beginning of 2017. Pricing isn’t available yet, but Modern Spaces will handle the leasing.

The developer picked up the 14,175-square-foot plot, which used to be a low-slung factory, for $2,575,000 in 2012. The location is quite convenient, since it’s only a block or two from all the trains at Queensboro Plaza and four blocks from the Queensbridge F stop.

This will be the firm’s fifth condo development in Long Island City, joining projects at 44-15 Purves Street, 44-27 Purves Street, 10-50 Jackson Avenue and 47-34 11th Street.

A New York real estate company is seeking funding for a new kind of high-rise in the heart of Manhattan: a mausoleum for the deep-pocketed deceased.

United Realty is organizing a $20 million offering for qualified investors who'd like to get in on the ground floor of 1532 Madison Avenue — a 10-story tomb for the wealthy, located in East Harlem, according to a confidential memorandum obtained by InvestmentNews. The proposed building will be located at Madison Avenue and 104th Street, near Central Park and the Lexington Avenue subway.

United Realty is a privately held firm that invests in and develops real estate properties, provides strategic advice to clients on complex real estate transactions, and through affiliates, sponsors and advises real estate investment trusts, according to its website.

The memorandum describes a “proposed high-rise mausoleum development” that “includes a stately lobby with reception/event space and areas of worship for various faiths.” Indoors, the space commands a net square footage of 45,413 square feet. The plot of land where the building is to be constructed has an acquisition price of $15 million, plus $5 million more for closing and predevelopment expenses. The entire project is expected to cost $60 million.

The burial vaults at 1532 Madison Avenue are expected to have a minimum of 2,900 crypts and 5,200 niches for funerary urns. A final resting place for the well-heeled will start at $40,000 for crypts and $8,000 for niches, but average prices are expected to top $65,000 for crypts and $17,000 for niches, according to the memorandum. United Realty projects a total sell-out of $284 million and an expected equity profit of $106 million, or about $5.3 million per $1 million invested, according to the memorandum.

I have heard through a couple close sources that Madison Square Garden might be making a partnership with Delta Air Lines. With that, they are saying Delta is wanting to have the naming rights to the arena but is still willing and wanting to incorporate the MSG name into the building if they can make a deal. If this happens, I can see the name being something along the lines of, Delta Arena at Madison Square Garden. Or maybe Delta Center at Madison Square Garden.

The developer is able to build tall because the property sits just inside the Special Downtown Brooklyn District, where zoning encourages high-density residential and commercial development and generally doesn’t require parking.

The architect of record is Think Architecture and Design, who have worked on Pratt’s Myrtle Hall in Clinton Hill and the Chinese-developed Oosten condos on the South Williamsburg waterfront. SDS, based around the corner on Remsen Street in Brooklyn Heights, is also developing the 29-story Vos Hotel at 95 Rockwell Place and a 14-story tower at 285 Schermerhorn Street.

Curbed was the first to write about the permits, which went up Friday afternoon.

As part of the project, the square footage on the lot will expand from 38,185 square feet to 106,278 square feet.

The company paid $15 million for the property in 2013 and the office building was designated a landmark in 2010. Perkins Eastman is the architect of record, the document shows. Empire Management owns roughly 100 Manhattan residential buildings, Alex said.

Its sister company, Pink Stone Capital, which is run by Richard Ohebshalom, is working on a 429-unit tower in the Financial District at 111 Washington Street, having scrapped plans to sell the site.

General News: New York City now number one in North America for new residential construction

New York City now has more multi-family units under construction than any city in North America, bringing Toronto’s reign over urban construction to an end. According to BuzzBuzzHome’s most recent development numbers, New York City outpaces Toronto by 701 residential suites, with 38,815 multifamily units under construction compared to Toronto’s 38,114 units.

Although the gap between the two cities may not seem substantial, it indicates that in the midst of Toronto’s multi-year development boom, New York has seen a steady growth of multifamily unit construction – an indication of the city’s recovery from the housing market downturn.

“The decline and resurgence of construction in New York City is something we’ve kept a close eye on over the past five years,” said Matthew Slutsky, president and co-founder of BuzzBuzzHome. “A city’s construction numbers are a reflection of a stable and growing economy. Toronto has led in the construction sector for years, despite the fact that New York City has a population more than three times that of Toronto.”

According to our Market Snapshot tool, which measures real estate development data in over 25 markets across North America, Toronto continues to lead in units per capita, with 1.46 homes under construction in Toronto for every 100 people, vs. 0.46 for every 100 people in NYC.

While Toronto wins out in units per capita, NYC wins when it comes to height. The five tallest buildings under construction in NYC will all stand taller than Toronto’s tallest project under construction, Number One Bloor which will be 844 feet. Also despite being only slightly behind in total units under construction, Toronto only has 129 projects under construction compared to 339 in New York City, which reflects the smaller unit sizes in Toronto. Almost 40 percent of new condo units under construction in NYC have over three bedrooms, whereas in Toronto only 6 percent of units have three bedrooms.

Toronto is also more focused on projects in the downtown core, with 51 percent of units under construction in the downtown area, vs. 36 percent of units under construction in NYC’s Midtown and Downtown Manhattan neighborhoods. In terms of popular neighborhoods, Long Island City is the top neighborhood for new construction in NYC, whereas the Entertainment District comes out on top in Toronto.
