1. Inexperienced developer that seems to either want to do himself or can't find takers. Greatest real estate success was upzoning and flipping the King Blue site. Owns the revenue generating site for decades. No desparate need to push forward.
2. Architect known to blow budgets
3. A saturated ED condo market. I assume hotcakes is wishful thinking.
4. No movement 'cept for announcements of future announcement more than a year after rezoning was completed. Site Plan submission to the city took over a year too.
