Tell that to the people who own the vacant areas. Many of the vacant sites surrounding this site is owned by the developer who wants to build the "Miami World Center" (http://www.miamiworldcenter.com/), a mixed use, multi-building project.

Interesting project, hope it's built ASAP!

Still, Miami could really benefit from big urban village style developments abutting the coastal towers. A couple more real mixed use neighborhoods next to downtown would make the city truly spectacular.

You would think the economics would be less risky than for some of these mega projects, but guess the developers want to hold out for something bigger.

This project has been revived from the recession Height decrease but still positive news.

The previous design for 1400 Biscayne was more airy, incorporating a lot more glass than the current, heavy design does. Currently on the site is a dull, three-story office building from 1971, which would be demolished to build this tower. The area around the Arsht Center is desolate with vacant lots surrounding every corner of the performing arts center. After a show, most patrons leave the area for other neighborhoods for dinner and drinks. 1400 Biscayne could be the catalyst for infill development around the beautiful performing arts center to finally create a 24/7 urban neighborhood here.

Related group has purchased this property and is looking to reword the proposal yet again. This article has them planning 3 towers with 2 million square feet of residential and retail space.

The property wraps around the now under construction Melody tower.

The seller was Espacio USA, the U.S. arm of Immobiliaria Espacio, a Spanish real estate firm, which purchased 1400 Biscayne Center in 2010 for more than $32 million. The site currently has a low-rise office and retail building. Espacio had itself been planning a major development on the site.

Meet Biscayne Boulevard’s Latest Project, Auberge Residences

Auberge Residences & Spa Sales Launch Pushed Back To Third Quarter

That is a bit later than the developer originally expected. In December, Related had said that they anticipated sales would start in the second quarter, with construction to begin by the fourth quarter.

Sales Center For 60-Story Auberge Residences Could Be In The Works

The combined square footage is 2,703,989 GSF, of which 1,645,933 is sellable. Related will be building up to the maximum number of 500 units per acre permitted by zoning rules on the property to get to 1,430 units.

Amazing how this blew up to a 3 tower project!! The design is the same for the previous proposed 60 story tower & I'm surprised they didn't mention the heights of the buildings although I imagine they will max out at the FAA height level 649 feet | 198 meters :




This is going to change the immediate area especially since it sits across the street from Pelli designed Performing Arts Center which is surrounded by empty lots to the west of Biscayne Blvd.

FAA Approves Heights Of Six Towers At One Brickell, Auberge Residences

ix Related Group towers were approved today by the FAA. They include:

One Brickell, Tower I (832 feet above sea level, 828 feet above ground)
One Brickell, Tower II (639 feet above sea level, 635 feet above ground)
One Brickell, Tower III (881 feet above sea level, 877 feet above ground)
Auberge Residences, Tower I (649 feet above sea level, 646 feet above ground)
Auberge Residences, Tower II (649 feet above sea level, 646 feet above ground)
Auberge Residences, Tower III (533 feet above sea level, 530 feet above ground)
All six towers were designed by Arquitectonica.

Sales for One Brickell are expected to begin in early 2016, while Auberge will launch sales shortly. Construction on both projects is scheduled for next year.

The approval comes just weeks after a local business tabloid erroneously reported that the FAA had rejected the heights of the towers.

After Being Studied For A Year, City Approves Auberge Residences.

Late last month, Miami city zoning officials granted final approval for the three towers of Auberge Residences. Plans were first submitted about a year earlier.

The approved plans include 1,430 dwelling units, 1,680 parking spaces, and 13,150 sq. ft. of retail.

Reminds me of Aqua in Chicago. Cool building though nonetheless. Miami needs more cutting edge buildings like this.

The surroundings in-land look a little bleak, but this area and its proxies in-land are prime for redevelopment. Miami is kinda like the American Dubai in terms of how the city just transformed over a short time period.

2nd most super talls in pipeline for the U.S. too!

I suspect they will, but not on the order of Urban Ready Living in JC as an example where they will build the 2nd and 3rd component after the 1st completely sells out or approaches a certain threshold. There's a 3 tower component here, and it will hopefully follow the pattern of Parasio Bay which is building close to 5 towers at once. One starting a couple of months after the other. The rendering are a tease to how the others will look. Probably similar, with a nice wavy, Aqua touch to it.

Sales Center is up too, so units will be selling in the weeks coming. They tend to fill up quickly too, so we should see this rise essentially in the same time frame +/- a few months.
