Pickwick Plaza. A huge project taking about about 3/4 of a block.

For the time being it's in a sort-of remote part of downtown. I'm sure other stuff will be built around it over time, there's sure enough parking lots and junky buildings to put a lot of new development in this area!

"Union Bus Terminal"

These next 2 are the back side of the development. Not sure exactly what's going in here, doesn't really look like it'll be residential?

Can't tell from this pic but those are all new windows.

Thanks for the photos! Yeah, it's the renovation of the Brookfield Building-boutique hotel and apartments on the upper floors. Too bad Marriott can't reopen the upper floors of the old Muehlebach hotel next store. Baltimore Avenue is probably one of my favorite streets downtown.

On a side note, I keep hoping to run into you guys sooner or later. I was running the downtown delivery route last week. It's not my favorite route, deliverywise, but being in and around all of this construction taking place, not to mention future plans, it's exciting to see it all coming together.

This was definitely a building I wondered about for years why there was no interest in renovating it. Now, it's good to see it taking place. Better late than never, I suppose.

I was walking by the Hyatt site over the weekend and noticed there's a somewhat large limestone ledge running through the middle of the site. I wonder if they're gonna have to do some dynamiting to build the foundation.

In fact, when I noticed the ledge I was kinda disappointed they were going to get rid of it, I thought it would be a nifty setting for some smaller development. Build some buildings around the ledge and run a waterfall over it. Or something like that.

Young Brain plans $120M development project on Troost
Quote:
Andrew Brain, son of EPR Properties co-founder David Brain, is working on a $120 million project that would add 350 multifamily units, 21,000 square feet of retail and a 412-unit parking garage.
Anybody have a paid subscription to the KCBJ?

A partnership involving Andrew Brain, son of longtime Kansas City business and development leader David Brain, has a bold plan for a vacant block on the east side of Troost Avenue.

AB Development Partners LLC is planning a $120 million mixed-use project on the block bounded by 25th Street, 26th Street, Troost and Forest Avenue.

Andrew Brain, whose partnership also includes Andy Talbert, co-owner of the Snow & Co. frozen cocktail bars, said he expects to have the entire block under contract by next Monday.

The partners will conduct a neighborhood meeting regarding their development plans at 1 p.m. Saturday at the Mount Pisgah Baptist Church, 2454 W. Paseo Blvd., Brain said. Assuming input is favorable, he added, AB Development Partners will close on the land and file plans and an incentive request for the development within the next 120 days.

The yet-to-be-named project, which is adjacent to the Beacon Hill redevelopment, calls for 350 multifamily residential units, 21,000 square feet of retail space and a 412-unit parking garage.

The retail space would be located on the ground floor of a 10-story tower at the corner of 25th and Troost. The residential units would be located in that tower, a 12-story tower at 26th and Troost and 81 townhome units along Forest.

Brain said he believes that neighbors will be supportive of the project due to a desire for both more retail uses in the area and the added residential density needed to attract specific types of retailers, such as a natural grocer, to the Troost corridor.

AB Development Partners has engaged Helix Architecture to design the project, which JE Dunn will likely construct using the Prescient system.

Unnamed Beacon Hill Project

Bonds for UMKC downtown arts campus win approval from House

http://www.kansascity.com/news/polit...138619533.html

This is small but still one of my favorite projects coming downtown. They currently have about 600 students in the current space and we can expect 800 plus when the new space is up and running. This will be huge for the future of our downtown area.
