Marketing promises that every unit will have an outdoor space, indicating that the second-floor condominiums will have terrace access in the back. Two lobbies and two retail shops will be created on the ground floor.

The 70-foot tall development will yield 31,910 square feet of space in all, with 24,720 square feet dedicated to residential use, and 7,300 square feet dedicated for commercial-retail use. 13 condominiums will be created, averaging 1,901 square feet apiece. Prices start $1.1 million, with a four-bedroom unit selling for $2.9 million.

A rendering has been revealed for the six-story residential building set to rise at 1702 Newkirk Avenue, in Southern Flatbush, Brooklyn. The concrete design showcases a small amount of landscaping along the outside of the entrance, and eight balconies, with two on each floor after the third. Bizdesigns is responsible for the architecture.

The site is two blocks away from the Newkirk Plaza Subway Station, serviced by the B and Q trains. The 60-foot tall structure will yield 11,540 square feet of living space. 12 apartments will be created, averaging 962 square feet apiece, indicating condominiums.

Tenants will have access to a bicycle room and recreational space on the rooftop. Six on-site parking spaces will also be available.

The redevelopment of the riverside commercial site at 2505 Bruckner Boulevard, Schuylerville, has long been a mystery. Our last reporting on the project was back in 2015, when Extell acquired the 20 acres of land. The property has since passed along to Innovo Property Group and Square Mile Capital Management LLC, who will be building a massive, two-story, 840,000 square feet commercial distribution center. With two different levels of loading and unloading, it will be the first of its kind for the city, allowing for speedier and faster service on site.

Innovo Property Group and Square Mile hired JLL to lease and market the project. A JLL representative on the project commented, saying “This building will lead the way for the next wave of modern last-mile distribution space in New York. No other facility like this exists that not only services Manhattan, but also all the outer boroughs, Westchester County and Long Island.”

Speculatively, this project may be of particular interest for the likes of Amazon, whose public competition among US-Canadian cities is still underway. The project is uniquely positioned next to a major intersection with three major expressways, the Cross Bronx Expressway, the Bruckner Expressway and the Hutchinson River Parkway, all heading in different directions.

The Brooklyn Navy Yard will expand in a major way in the coming years with a $2.5 billion investment, Bloomberg first reported. Along with the ongoing revamp and expansion of the complex, this latest proposed addition will more than double the usable space at the Yard.

That cash infusion will add 5 million square feet of manufacturing space, and bring an additional 10,000 jobs to the yard. That means that eventually, as many as 30,000 people could be working at the Yard, as the campus undergoes a transformation into a hub for tech companies, and one of the major spaces for urban manufacturing in New York City.

“We are at the start of a multi-generational period of growth that in the years ahead will return employment at the Yard to its highest levels since the 1940s while fueling a continued surge of manufacturing across the city,” said David Ehrenberg, the president of the Brooklyn Navy Yard Development Corporation (BNYDC), the non-profit real estate developer that manages and operates the Yard on behalf of the city.

Ehrenberg was referring to the Yard’s peak productivity as a shipyard in the early 19th century and well into the 20th century, particularly during World War II, when the yard employed 70,000 people.

At present, a host of projects in various stages of development are transforming the Yard. These include the manufacturing hub Building 77, the futuristic office tower Dock 72, the Green Manufacturing Center, Steiner’s Admirals Row development (future home of New York’s first Wegmans), and the expansion of its film and television studio empire.

This new expansion will add 5 million square feet of development to the Brooklyn Navy Yard, and will be spread out over three sites on Kent Avenue, Flushing Avenue, and Navy Street, respectively.

Details on the expansion remain a bit scarce, but instead of getting outside developers to build these new structures, the BNYDC is planning to fundraise and build them itself, according to Bloomberg.
