I finally decided to sketch out my first condo floorplan, this one is a 600 sq ft 1 bedroom--the larger the better--I'm calling The Yonge Street Flophouse because it's in that ghetto known as Yonge & Grenville:

I've been thinking about One Bloor West today and thought what better way to spend the 4th of July than in my studio sketching out a concept: YO'BLO is the design compromise F+P ought to consider:


It's a typical concrete and hybrid-wall glass balcony tower with an aluminium exoskeleton facade.

YO'BLO is actually pretty dull: exoskeletal lattice frame around your typical balcony tower that just happens to be ~80 storeys tall.


Can it be "sexed" up?

POP Condos are coming soon ... but will they be yet another balcony tower?




All I know is they'll have bathrooms, bedrooms and kitchens--you know that popular ****

I don't even know how tall they'll be


But if they're truly a pop icon, surely they'll sell as many floors as they possibly can?

NimbyTect's Adelaide West 2 is another proposal for the Adelaide & Spadina neighbourhood:


At around 9-10 storeys, it's half the height of its sibling: Adelaide West. It also shares somewhat similar design language.

A further 10 minutes and I've got the CRU & PH roughed in:




Now comes the hard part: interior design, lobby, floor plans, parking/service layout, structural, HVAC, material selection, plumbing, electrical, marketing and sales. How far will I get?

Today I've spent 3 hours working on a design inspired by Theatre Park: aA meets NimbyTect for a very Civic Holiday.


Minimal glass balcony tower with a shiny exoskeletal frame


8 units per floor on a skinny 8000 sqft floorplate


Oh and is it ever tall! ~100 storeys


Even better: it's got an insanely sexy neighbour under construction

I think I've nailed the perfect glazing in SketchUp but you know what? 100% glass towers put me to sleep. Working upon this glass/balcony point tower I can remix it 1001 different ways with different cladding materials and shapes. Here's one:


Yonge & Metal is one NimbyTect vision for 475 Yonge Street.
