It's so weird how much of Austin has 400 foot tall buildings next to single family bungalows. Great design though!

Actually, there are only two neighborhoods in Austin where you'll see that. This one, and West Campus to the northwest of downtown.

This rendering shows the container bar being implemented into the design, along with the bungalow that they're planning to place on the 2nd floor of the tower.

From an outta-stater's POV like mine, it's hard to tell since Austin is of sorts the Johnny-come-lately of TX skyline growt.

But if you look at how haphazardly mid-to low highrise development grows all over in Dallas, my guess is that zoning is lenient to say the least.

PS: Great design. A supra-parapet element would've made it standout better IMO.

No. Austin is rather well known as a city with a lot of zoning restrictions and a tedious approval process. It's the Texas opposite of Houston.

Austin definitely has zoning rules. In fact, here's a link to our zoning commission.

Rainey Street was upzoned a few years back. Rainey Street was a really unique situation where you had this little sliver of a single family residential neighborhood sandwiched between I-35, Town Lake and downtown. It was a vestige of the area's past when more single family homes were in the area before downtown expanded. Some of the houses had fallen into disrepair and those were the first to go as developers started redeveloping the area with high rises. The rest of the homes were remodeled and restored and became bars.

West Campus is another neighborhood that was upzoned, but it's a different situation because it's had considerable density for more than 50 years. The first high rise in West Campus was built in 1968. West Campus is predominantly student housing. It was upzoned after the existing density had started warranting taller buildings. Now lower density (but still large) multi-family buildings are being torn down to make way for taller buildings. In fact, the first high rise built in West Campus is slated to be demolished and replaced with a taller building. Its twin across the street is already doing site excavation.

There was a major update today for the AULCC meeting files.

The site plan was posted. The elevations don't show all of the heights and they don't show the mechanical penthouse roof height, but it lists the main roof as 580 feet. The mechanical roof is probably another 20 feet or so above that.

The site development plans were posted for the building, and it shows the elevations. The highest portion of the roof is 606 feet and the building will have 52 floors.

At the moment this would be our 3rd tallest, but there are three other buildings in development that would be taller than our current tallest building.

It’s heartening, but amazing to me that construction continues largely unabated in some series. The economic fallout, from lockdowns, is likely many times worse than 2007 that had damn near everything grinding to a halt.

Apparently, this design has been around a while, because the elevations up there that Echostatic posted in August showed what appears to be this design.

The Modern Austin Residences will have 55 stories featuring 345 market-rate residences and 20 affordable housing units. Austin’s Urbanspace Real Estate + Interiors is developing the project.

The affordable housing units will be available to people earning 80% of median family income, which is $98,900 in the Austin metro. The market rate units will start in the $400,000 range for a one-bedroom unit. Three-bedroom units will go for $1.6 million and above.

Perhaps by now you’ve heard that the downtown Austin condo tower project planned since 2019 by local real estate firm Urbanspace at 90-92 Rainey Street has officially announced its new look and brand identity — the Modern Austin Residences.

These snazzy renderings of the new design from the project’s design architects at Nelsen Partners along with its architects of record at Page line up with the refreshed exterior look we saw in a presentation by the developers to the Design Commission late last year, but what’s notable is the addition of several floors to the plan after the approval of increased floor area ratios for the tower, alongside the River Street Residences and East Tower projects — the Modern Austin Residences will now rise 55 floors, up from its 2019 announced floor count of 53 and even more up from the reduced floor count of 51 we saw in documents last year.
